Campsites are adjacent to the French Broad River. Excellent fishing and boating. It is heavily populated by deer and other wildlife. For this reason, dogs must be kept on a leash.
Please note that due to the campground being in low-lying land, the drive in is subject to being slick and muddy, 4WD is required. Message us with any questions.
Due to the property proximity to the river and situated in floodway, the sites are subject to flooding during heavy rain events. Voluntary and/or mandatory evacuation may be necessary during any reservation due to high waters or forecast for high water events. If evacuation is necessary, unused portions of reservation will be refunded.
Campers are advised to be self-sufficient with water and shower facilities. We do provide a port a potty and firewood is for sale on site (Venmo, PayPal or cash). IF YOU ARE CAMPING WITH A RV OR TRAILER, PLEASE CONTACT US TO DISCUSS A SITE. All sites can accommodate smaller RV camper units. However, larger RV's have limited site availability.
Campsites are situated along the river edge. Embankments are steep and near deep water. Although not prohibited, constant supervision for children is a must to avoid serious injury due to natural hazards.

This site is a singular rental. You will have it to yourself. You may choose to camp with friends in which there is space for an Rv and a pull behind or two small rvs. It can also be used to tent camp. There is a small shed with a full bunk on bottom and a twin on top. A table with two chairs and electric fireplace. There is in addition, a small A/C unit in the shed. It is a small space with nothing but outlets and a small refrigerator. You will need to bring all of your essentials. Pillows/Sheets/Linens/towels are not provided. The bath house is steps away. You will need towels/rags/soap/toilet paper and all essentials. It is merely a toilet, sink, and shower.
There is a Weber charcoal grill available on site. Bring your essentials.

Consistently well cared for for years, Broad River Retreat is always a solid choice with an unparalleled view. The road in is gravel, slightly hilly, but well tended and any passenger vehicle should have no trouble there. Jean is an attentive host but never intrudes on your privacy. You have the six acres all to yourself and don’t see neighbors while you are there. It’s our perfect definition of what enjoying the outdoors should be and has comforts to boot. And the broken glass doors at the shelter that another reviewer mentioned have been repaired, so if you use the shelter, you have perfect views out the many sets of glass doors.

This was a beautiful spot to camp, my family loved it. The tiny house/shed was perfect to add some comfort- it made camping with 2 young kids easier and more enjoyable(the heater came in handy at night). We'll definitely book again in the summer to fully enjoy the river!

As it stands right now, its a great sight with beautiful views. Hookups are on the wrong side, so bring extensions. Once the other sites are finished, it will be a fuller campground for sure. As a solo sight, it was exactly what we wanted!

Great campsite with an awesome view! We were able to setup two big tents with plenty of room for everyone. Right after we setup an unexpected hail storm struck and we were glad to have the shelter to ride it out in. The shelter has a mini fridge, A/C, and an electric fireplace. Power, water, and the hot shower were nice luxuries. The walk down to the river was very easy.

We've been waiting for so long for our trip to Waterfall Heaven, and when our time to pack was getting closer, the weather was showing rain for the whole week we were supposed to be there... That was a little discouraging because we camp with 8 dogs and 2 crazy boys in a tent and I was worried everything will be way too wet and dirty and cold but I was not going to let this gem of a place go 😂 and what an amazing beautiful and serene place this spot is! The weather didn't matter, we had fun and the boys were in the water every day (even in 48°f), the dogs had so much space to run and sniff and explore and we even got a chance to do some activities in nearby towns (Stumphouse Tunnel in nearby city of Wallhala, SC and Foxfire Museum near the campsite was amazing)!
What saved us was the fact we were able to put our 10x18 tent under the huge wooden gazebo right by the waterfall (you need to remove the tables first and they are heavy!) and that kept our tent dry inside and out. The cooking area under the smaller gazebo was perfect for us preparing meals in the rain (we've put one of the tables there and were able to stay dry while eating).
The hike up the hill to see the bigger waterfall is worth the view and not having cellphone reception or internet at the campsite was the best break I secretly wished for 😂
We have another trip booked in March 2026 and I'm hoping I'll be able to also score a week in summer 2027! Thank you DeeDee for having us!

Fantastic place to stay. Area is well kept by the owners. Fall asleep to the sound of the river. This place is large and can handle a very large group or you can have it all to yourself. There is a hike up the hill to a beautiful waterfall. It's not an easy path, but it's worth it. Highly recommend this camp, you won't regret it!

I’ve been bringing my family here for the past few years, and it’s a great property that we always look forward to returning. Dee Dee and her son maintain the property well (grass is always cut, trees appear safe, and shelter and bathrooms are always clean), and I’ve never been disappointed with our stay. Word to the wise: If you have a camper you might want to park up top vs next to the bathrooms, because the apple tree you park under will drop palm-sized apples on your roof in the Fall.

The bathroom + bunk room was great for making the camping experience easier. The tent areas were easily flat enough to sleep on comfortably, and the fire pit was very conducive to group conversations.
The river is about a 2 minute walk up and down a steep hill, but was a blast to play in!

The property was easy to find, and the site can be accessed with pretty much any vehicle even if it's a little hilly. The site is well maintained, and has an amazing view of the Broad River. Completely isolated, this is a great campsite for those that value privacy heavily. While we tent camped for most of our stay, the air conditioned shack was very welcome during the hottest times of the day. The site has amazing tree coverage, so with the exception of a 3-4 time frame, it is well shaded and cool. Highly recommend camping here.
