Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Due to the colder weather, and lack of sunlight, we will be shutting down for the season. Welcome to The Record Room! Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins: > Bell's Cabin- Main cabin that sleeps up to six > The Chatham House- Sleeps up to ten > Chief's Cottage- sleeps up to ten All cabins have their own separate listing and can be booked together or combined. The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed. All cabins come equipped with full bathrooms, updated kitchens, wood stoves, and the main cabin has a walkout porch on the second floor. All cabins have climate controlled heating/cooling units as well as hot water. Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life. The camp consists of 13 acres abutted by 100's of acres of state park land. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

We had such a wonderful stay at The Gypsy Rose! As new parents, we really needed a night away, and this spot was absolutely perfect. The wagon in the woods was cozy and unique, and the fall foliage made the whole place feel magical. We loved our stay at Kat’s land in her cozy and quaint cottage. It has the perfect layout for sleeping, relaxing by the fireplace, making food (and roasting smores!) We couldn’t have picked a more perfect time to visit - the fall colors were on full display. I selected to have fresh eggs and two bundles of firewood which was very convenient. The beds were comfy, there were plenty of fresh towels and blankets for all. We loved how stocked the bookcase was with books and games for all ages! The best part of the cabin was getting to hike down to the small creek and trails. It was just perfect and the whole house is quite convenient to town. We enjoyed our stay!

We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency. Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water. NOTE: PLEASE DO NOT DRINK THIS WATER. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. We provide the following linens: fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

A leashed pet and a supplemental tent for those in your party are allowed. There are evening quiet hours.
