Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and grill that overlooks the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets.
The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants.
Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution.
Access to the brook is at your own risk. Brook subject to flooding.

The Outlier Inn features 12 unique accommodation options, available for individual nightly bookings with a two night minimum. There are 7 year-round, winterized accommodations with private indoor facilities and heat, and 5 seasonal accommodations with private outhouses and communal outdoor kitchens, showers (hot water!), and dining. While there are communal gathering spaces on the property, each accommodation has it’s own privacy and it’s own picnic table, charcoal grill and firepit. Guests are encouraged to spend time interacting with our sheep, goats, alpacas and chickens, and perusing our 24 hour self-service Barn Shop. There is a spring-fed, swimmable pond on the property as well as a communal sauna, accessible by all guests. Come enjoy the peaceful country vibe at our small family "farmette". We have a beautiful private spot tucked away at the edge of the woods all set up just for you.
Our 4 acre property features chickens, ducks, a friendly barn cat, gardens, and an old farm house across the field. It is a very special and calm space in a rural town. Our family has been working to restore the farm house and develop a small farm. Adjacent to the property is a patch of woods where the campsite is nestled into. Campers have a private vintage camper along with a fire pit, hammock, and outdoor table and chairs.
We do have a farm stand in front of the house, which guests are welcome to shop. Products we sell include maple syrup, honey, coffee, wood crafts, handcrafted tea blends, fresh eggs, fresh veggies (in season) and other homemade goodies.
Enjoy the mountain views, fragrant wildflowers, crisp night sky, fireflies, calming sounds of nature, farm fresh offerings, and the many amenities and activities available in the area.
Biking, hiking, climbing, golfing, disc golfing, horseback riding, snow and water fun, farms, breweries, and so much more all within a short drive. 2 minutes from the village of Greenville, 30 from Windham and Hudson, 45 from Albany, 2 1/2 hours from NYC. I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space!

I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. I’m very grateful for his kindness. We stayed at the tiney camper with spring tub and brook. Overall, I had a wonderful stay and highly recommend this place.

Had an awesome stay here. The camper was cozy and the kitchen/dining setup made it easy to cook and relax. The tub and fire pit were perfect after a hike.

Sam has a pretty cool thing going on there. He’s a great host. Everything was provided, and I mean everything. Many different ways to stay there. The outdoor tub was great, plenty of hot water. The inside heater works for those chilly nights. You could hear the water from inside the camper which is relaxing. It’s secluded but not secluded at the same time. You could hear your neighbor if they’re loud enough. The bed is a little small if you like to toss n turn at night. We had a fabulous experience and we will be back to check out the other spots he has.

The way that Sam has cultivated this space is amazing. Although my friend and I chose to stay in the Tiny Camper, each of the sites have been uniquely and beautifully crafted, offering the modern amenities in a way that doesn't take away from the feeling of being immersed in nature; it is a beautiful blend of the two. Sam's attention to detail and consideration of the campers' experience while staying here is obvious. The sound of the stream and it's waterfall was so relaxing. Meditating is typically a bit difficult for me (ADHD), but I was able to do it here effortlessly. Then there is the soaking tub, which is ahhh-mazing!! There is something about soaking in the tub, outside, next to a crackling fire, surrounded by all these beautiful elements of nature that is magical. It was also nice that there are a few places nearby to purchase things that I had forgot to bring. There's the gas station convenience store, a Dollar General a block or so down the road, and there are farm-fresh eggs for sale just a quick walk up the hill from the camp. The whole experience was amazing. My stay on Sam's land has brought me to a new understanding of what it means to feel relaxed, and Sam is a perfect example of an attentive host. I will definitely be back and hope to stay at each of the sites.

This place is really cool! It’s nothing like a normal campground, there are out door kitchen areas that are shared and stocked with everything you could need equipment-wise. There is a beautiful pond, a working sauna, and a free use outdoor clawfoot tub, an amphitheater with a stage for events, and so much more. Dogs are allowed off leash so they can roam somewhat freely along the property as long as they are well behaved. There is a barn with a shop on the property where you can pick up meats, eggs, etc all handled through cash or Venmo transactions all honor system based. The property is huge so you don’t feel like you are on top of other people at all and each site has its own picnic table, fire pit and firewood stock. This is a place that you can tell reuses, repurposes, and up cycles what they can and they have done an amazing job making it feel cool and laid back. Our least favorite part were the outhouses (bathrooms) because they are pit style bathrooms, no flushing toilets. Nonetheless, I would recommend anyone to come check this place out. Josh was super nice and always available by text if needed. Highly recommend

When we arrived, we were a little surprised as we thought the spot would be more secluded and deeper in the woods. It was not a place I could let my dog off leash and we could hear/see campers at other spots, as well as cars coming in and driving by. However, when we settled in, it was quite cozy. The camper had everything we needed for a relaxing weekend. We very much enjoyed taking a soak under the stars and sitting by the fire hearing the trickle of the waterfall. Sam was a great host. Very responsive and helpful. Bathrooms were fairly clean and the bed was comfortable. I wish it had been a little more private, but it was still nice and I would go back.

We loved staying at the Outlier Inn. We rented the Vintage Trailer for a couple of nights. It was the perfect size for a small family of four. Stunning grounds, spacious, and quiet. Josh was a great host, making sure everything in the trailer was set and we had everything we needed. If any guest had a question or needed assistance, Josh was on it immediately. What we liked most about this place is that each 'cabin' is unique. The communal kitchens are equipped with all you need, and the outdoor showers were a refreshing surprise.
A great place, whether you are a couple or a group of 20, the Outlier Inn can accommodate everyone. cannot wait to plan the next trip.

My boyfriend and I stayed here for two nights on an upstate camping trip celebrating our anniversary and it was such a great experience! Camper was private and very cozy. Campfire was also a very nice set up with plenty of chairs and a hammock. Very close to good eats , hiking and fishing spots. Hostess is very sweet and responsive and the eggs from Little Duck Farm are to die for ! Also , the barn cat was the sweetest ! Don’t stay here if you’re not an animal person because there’s a lot of them! This was one of my first experiences in a camper and it was a pleasant one, I recommend it highly.

My fiance and I had a lovely experience. The sound of the stream next to the camper was very relaxing, and the ambience was thoughtful and charming. I took a bath on the porch, and it was the best bath ever! The spot is secluded, and very private. Curtains on the tub for privacy, but it still feels amazing to take a hot bath and take in the calming sounds of nature. There were more amenities than I had expected (kitchen ware, towels). The camper is comfortable and quaint. Sam, the host, was very attentive and communicative. The property is well cared for. There are hiking trails nearby, and a lake for kayaking/canoeing. I Definitely recommend!

Super cozy site with just about everything you would need provided (minus food and drink).
Having a cup of coffee early in the morning while soaking in a hot bath listening to the stream and birds is absolute heaven. A+ experience.
The site is a bit close to the road but there was little to no traffic so it wasn't an issue at all. If you're looking for total seclusion you might be a little disappointed but if you're looking for a super convenient, very comfortable and well thought out site you will be very pleased.
Sam couldn't have been a better host. Was extremely communicative and I have no doubt he would have happily helped with any requests we may have had.
