Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

Also at your campsite there is a firepit, garden hose,(not available during the winter)and a 8x8 hammock perfect to stargaze in! We are now offering kindling firewood with fire starter and matches. Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. Any time after that its a strict policy and no refund will be issued. Thank you for reading this I want to make sure everyone is aware and knows what to expect. You need to let the water Heat up again in the Tank for more hot water if multiple people are taking showers around the same time. During or right after a NorthEast Tropical Storm or Severe weather the power can go out. It will go back on !! Take advantage of the many Candles, Lantern and Board Games to play! Grind up some fresh Starbucks Reserve Coffee Beans. Condiments and Spices are also included. The cabin has its own Underground water well that goes 180 ft below the ground to pump up fresh, clean, Naturally purified chemical free Spring catskill water. Once a RV camping park called "Thunder Hill Campground" in the late 1960's early 1970's, the land sat mostly unused for 15 years before Rachel came to steward it 20 years ago. We are 107 acres of forest, a 9 acre lake, ponds, creeks, labyrinth, a Holistic Retreat Center & Organic Permaculture Farm at a 2000 foot elevation in the Heldeberg Mountains. 500 million years ago during the Devonian Period this was a sea, so we live in shale based mountains with lots of fossils! The Heldebergs are one of the oldest mountain ranges on earth, these mountains have been worn down to 2000 feet over time. Native Americans lived in the area many years ago and we are quite sure this was Native American sacred ceremony land. Hiking, canoeing, swimming and fishing (catch & release only) are available on site. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. There's hiking, biking, nature parks, horse racing, concerts, festivals and events and so much more. Links and information can be provided to campers that stay with us that are looking for entertainment & excursions. We are near Albany, Berne, Catskill, Cairo, Cobleskill, East Durham, Greenville, Hunter, Knox, Medusa, Oak Hill, Middleburgh, Schoharie, Westerlo, Windham.

Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. Any time after that its a strict policy and no refund will be issued. Thank you for reading this I want to make sure everyone is aware and knows what to expect. We are 107 acres of forest, a 9 acre lake, ponds, creeks, labyrinth, a Holistic Retreat Center & Organic Permaculture Farm at a 2000 foot elevation in the Heldeberg Mountains. 500 million years ago during the Devonian Period this was a sea, so we live in shale based mountains with lots of fossils! The Heldebergs are one of the oldest mountain ranges on earth, these mountains have been worn down to 2000 feet over time. Native Americans lived in the area many years ago and we are quite sure this was Native American sacred ceremony land. Hiking, canoeing, swimming and fishing (catch & release only) are available on site. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. There's hiking, biking, nature parks, horse racing, concerts, festivals and events and so much more. Links and information can be provided to campers that stay with us that are looking for entertainment & excursions. We are near Albany, Berne, Catskill, Cairo, Cobleskill, East Durham, Greenville, Hunter, Knox, Medusa, Oak Hill, Middleburgh, Schoharie, Westerlo, Windham.
