If they are left at the pond and stolen, campers will be responsible for the replacement cost, which is about $600.) Lots of wildlife (loons, turtles, geese, deer, bear etc). You're free to explore the land and trails that go part way around the pond to the "Big Rock" and beyond. Info at the campsite for other nearby hikes and activities. We allow public access to the "Grassy Area", however larger camper groups that book this site have full access and are welcome to setup tents there, but no fires are allowed on the grass.. only in designated fire pit.
(FOR THOSE WITH A TOW BEHIND CAMPER, you will want to drive to the pond boat landing at the end of Chapman Pond Rd, turn around, head back towards the campsite and BACK IN.)
FOR THOSE WITH DOGS, we love dogs, we have our own. For everyone's safety and well-being we ask that you please keep them with you and under your control at all times. We have a farm nearby and want no casualties because of a loose dog. Also, our 90 lb APBT is very friendly but not to every dog he meets. $20 PET FEE - 2 DOGS MAX.
SMOKERS, we allow smoking at the site but please dispose of your butts properly and help keep our property beautiful.
All around beautiful and peaceful campsite. City of Keene is 15 minutes away.

Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.
Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails.
The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites.
Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont.
Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history.

We are located on a private 36 acres of mostly woodland. We abut 100 acres of conservation land and another 100 acres of private woodlands.
Park at the end of Farley Rd on the RIGHT SIDE OF THE ROAD. The sites are a short 5 minute hike to the campsites. The property on the left side of Farley Road is private property, no trespassing, be respectful.
There is a marsh and a creek on the property that support myriad wildlife. There are owls, loons, eagles, hawks, hermit thrushes, robins, turkeys, song birds and herons. There are deer, moose, bear(don't leave your food out!), chipmunks, squirrels, opossum, raccoons(don't leave your food out!), skunks, minks, otters and many other species in our neighborhood. We live at the end of a dead end road with very little traffic.
No potable water provided, bring a filter and filter fresh water while you are here. Outhouse is easily accessible for all campers. Just before the Quiet campsite there is a trail for the outhouse on the right.

Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water.
Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.

Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails.
The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites.
Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont.
Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history.
Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

We are located on a private 36 acres of mostly woodland. We abut 100 acres of conservation land and another 100 acres of private woodlands.
Park at the end of Farley Rd on the RIGHT SIDE OF THE ROAD. The sites are a short 5 minute hike to the campsites. The property on the left side of Farley Road is private property, no trespassing, be respectful.
There is a marsh and a creek on the property that support myriad wildlife. There are owls, loons, eagles, hawks, hermit thrushes, robins, turkeys, song birds and herons. There are deer, moose, bear(don't leave your food out!), chipmunks, squirrels, opossum, raccoons(don't leave your food out!), skunks, minks, otters and many other species in our neighborhood. We live at the end of a dead end road with very little traffic.
No potable water provided, bring a filter and filter fresh water while you are here. Outhouse is easily accessible for all campers. Just before the Quiet campsite there is a trail for the outhouse on the right.

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

My sister and I loved our time camping! The spot is right next to the gravel road but only the neighbor drove by (it’s a dead end road). Raven left us some wood and their neighbor came to drop off more wood for us which was very thoughtful and kind. The area is beautiful and peaceful and quiet. We missed seeing the stars bc it was cloudy, but hopefully next time! Definitely would book again :)

I booked this spot very spontaneously knowing I would be roughing it but I was prepared and it turned out to be a very beautiful camping 🏕️ experience. The only sound you hear were sounds of nature, birds, chipmunks 🐿️, leaves 🍁 falling and pure magical peace. It was truly medicinal and a spiritual experience 🙏🏼🧘🏼♀️. Raven was responsive and her partner brought me some wood 🪵 and eggs 🥚 🥰. Another neighbor driving by asked if I needed more wood. I loved it and will be back. If you know how to camp ⛺️, you’ll love this place. Also, the farmers market in Brattleboro was like something out of a book, so quaint, crunchy, granola with delicious food! Namaste
