St. Mary's City is 40 minutes away and there are numerous restaurants accessible within 20 minutes even though we are out in the hinterland, there are 2 local bars where live bands play on a regular basis within a 10-15 minute drive. Other things to note This is a warm and cozy space, just perfect for relaxing. There is a bookcase full of books on a variety of subjects, from escape reading to serious philosophical essays, and the water is on view 24/7. There is also a VHS player and more than 40 movies available. There is no cable or WiFi access but most phones work here. Reception for T-Mobile is not so good

The camper is in the middle of a working horse farm with views of the horse pastures, petting zoo play area, and western riding arena. Lots of space to bring extra tents as well for more guests. Lots of things to see and do on and off the farm!!! The space This camper was gutted and redone for a fun and whimsical living space. It now has a "fair" weather outdoor space which will include a table for 6 and a fire pit. But, bring your chairs and sit outside to relax and take in the sounds of nature and well: some pigs, chickens, donkeys, goats, sheep, etc. Lots of space to bring some tents and friends as well as horseboarding options for those who are passing through or want to ride the beach with their horses. Other things to note We do have a playground for any little ones and you are welcome to walk around the farm and pet the horses and petting zoo animals. It is a bit of a bumpy ride, so take it slow and easy as you make your way to our hidden getaway. There is one sharp left turn over a culvert and some dips and mild inclines, so low-sitting vehicles should definitely take it slow. The road narrows as you get closer to the site, but there are reflectors along the way to keep you on the right path. We highly recommend arriving before dark. Parking: Parking is on the grass meadow between the entrance to the meadow and the walking path to the campsite. Reflectors are in place to outline the parking area. Avoid driving beyond the parking area and down steep inclines in the meadow, as softer ground presents a risk for getting stuck. A gorilla wagon is available in the parking area to help transport your belongings to the campsite. Toilet and Shower Set-up: There is a privacy tent that contains a toilet seat over a bucket. Place a bag with absorbent materials in the bucket for your biological needs. A portable automatic shower providing hot water is also available. Pets: For the safety of your pets, ensure that they are treated for ticks prior to camping. Be sure to check for ticks before bringing pets into the tent. Noises and Sounds: This property is located in a rural community, and campers may occasionally experience common city noises such as airplanes flying overhead, distant traffic, or distant firearm shots. The view is beautiful. My pictures are amazing. Very quiet and peaceful. Close to the rivers edge. It did not rain, so I had no issues. However, flooding would be the only concern or negative. This is my favorite or number 1 campsite. This was my 5th camping trip. I would book again.

Only stayed one night as we were traveling through for a baseball game in Baltimore but we would 100% stay again, we had a nice quiet spot near the back of camp with plenty of room as tent campers. Bathrooms/showers were only a few steps away. Everyone was so nice and welcoming and made us feel safe and right at home. ☺️

Weekend Trip to TINYHOME n WOODS & PRIVATE ISLAND

Lots to like about the waterfront site, starting with the view. My family and another family spent the trip kayaking, lying in a hammock, and sitting by the fire. We only saw a few other people the whole time — all on small fishing boats and jet skis. The host was very communicative. The place wasn’t far from DC. Main drawback is the relatively high cost, particularly given that water and port-a-john weren’t included in the base price.

I was planning to camp at a State Park but made a last minute change, and I am so glad that I did. I stayed 2 nights, and I camp quite a bit, so I know a great camp site when I see it! Camp layout & privacy: There are several designated spaces to choose for your tent. They are all in nicely shaded spots, and the ground was pleasantly soft. You have the entire place to yourself, with no visible neighbors, though you will hear occasional (minimal) road noise. Amenities: Shayne has thought of everything, and then a few more things! I am used to very primitive camping, but it was cool to see that some camping essentials were also provided. This would be a great place for people who are just getting started camping! The Uncontained indoor space was amazing. It smelled of lavendar and provided a very sophisticated indoor space. The fire pit and chairs were perfect, and I made use of the throw blankets when the evening around the fire got chilly. The bathroom was very clean and well maintained, and there was even a handwashing station. I also enjoyed several hours in the hammock. Local area: Right by the site is a small walking trail, as well as a bridge where you can feed the turtles. I did both :) The nearby towns provide any essentials you may have forgotten, and I enjoyed a river walk in nearby Federalsburg. I also was able to drive 1 hr to visit Assateague Island, which was a bucket list item for me!

We had a great time here! The host was very kind and accommodating. She let us borrow her kayaks for the day to visit Mallow's Bay which was a total lifesaver! We only had our inflatable one and that would not have survived the shipwrecks. Unfortunately the pier has been damaged so we couldn't use it but it was still lovely staying right on the water.

My weekend at Donna’s site was nothing short of perfect—my wife, our dog, my parents, and I all had a fabulous time! From the moment we arrived, Donna shone as a super-host, attentive, warm, and remarkably thoughtful. When the rain made the ground slippery, she proactively brought us hay to ensure safety—something we truly appreciated. The site itself had all the comforts of home, which is rare in a camping setting. Hot showers, running water, and electricity were conveniently available, making our stay both cozy and hassle-free. Fishing was a real highlight: we caught plenty of fish, making for fun, satisfying afternoons. A small note: If you're arriving near high tide, just be mindful of where you pitch your tent. But honestly, that was the only minor challenge in what was otherwise a flawless 10/10 experience. Overall, Donna’s place offers a brilliant blend of outdoor charm and thoughtful amenities. Highly recommend this spot to anyone looking for a peaceful, family-friendly getaway with excellent hosting.

1 night at TINYHOME n WOODS & PRIVATE ISLAND

I thought the sight was great! The 3/4 mile drive off the main road could use trimming. Put branch marks on my truck. Some may not want that. Was not sure where high tide mark for the river was at the site. Had a complimentary stack of wood waiting. That was nice. A trash can. Nice. The view of the water was awesome. The video of the road in was very helpful. I would recommend highly and return as soon as possible! Thank you!

2 nights at Mason Dixon Outfarm

I cannot praise Shayne’s Hipcamp enough. I stayed here with my pooch for two days and we had everything we could possibly need. While staying at this Hipcamp, you’re offered 4 sites to tent that are all within a super quick walk to the Porta-Potty and the refurbished shipping container (Uncontained). Though the directions are very clear and consise, Shayne is still there to meet you to show you where everything is & answer any questions you have. We tent camped at the “mushroom” site which was very well shaded and close to both the bathroom and Uncontained. We had firewood waiting for us along with any camping amenities you could think of. Night 2 got colder than we’d anticipated and Shayne informed us we were more than welcome to utilize the cots in the Uncontained and stay in there which we did. She’s put a ton of work into making this spot the perfect place to getaway from the well maintained property to the whimsical tea party setup near the Uncontained to the endless supply of camping amenities you may have forgotten to pack. If we’re back in the area we know where we’ll be staying. Thank you for everything Shayne!

Great campsite on the water, far enough away from the host’s house. Getting to the site on the path was a little tight with a Ford explorer, so my Tahoe would have been a bit of a struggle, but we made it work. It rained the 2 evenings we were there, but not enough for the water to rise into the campsite. Overall, we had a good time, and the host was very accommodating.

We had such a wonderful stay at the Circe! It was such a lovely getaway for slow mornings, sipping on coffee, reading and enjoying the views. Our favorite thing to do was cook dinner and eat outside under the stars. Mark was a great host and Colonial Beach is just 4 minutes away. We will definitely be back again!

PERFECT!!! Is the only word I can use to describe this site!! We LOVED all the farm animals. The camper was clean, quiet, and well stocked! Waking up and seeing horses was the best factor! We even got to feed them!!! Kelly, Sean and everyone else on the farm were sweethearts! We will most definitely be coming back! Make sure you watch the competition if there is one while you're there! Our favorite was the white Pony in the petting farm!! But the cats were so friendly along with the dogs once they got used to you. Everything about this place was amazing! We will be back for sure

The camping place is nice. Few spots to set up a tent. Most of the day all area has shade from the trees. Beautiful views of sunset next to the fire pit. Good access to water. Smallwood state park is 7 minutes away and great place to spend time on trails, if not there are few nice playgrounds for kids. Be prepared for pretty basic toilet set up. As well as the host and neighbor living in visible distance. The host is very hospitable and friendly. Communication was on point and timely.

Absolutely recommend! Shayne is very thoughtful and intentional in making your stay welcoming and comfortable. The property is beautiful and quiet with pretty flowers and wildlife. Monarch butterflies and hummingbirds seemed to enjoy the flowers as much as I did! I would stay here again and recommend others do as well! :)
