Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season. 2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet. Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any. 2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience. WELCOME BACK for 2026... 2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. The Bear River, which is a beautiful spot to swim and wade in, runs right through the property- but it's also drinking water and a protected watershed. Again, please make sure you have a camping potty plan. Cabin Features: There are 2 cots inside, but also feel free to bring your own pads/bedding... Heat is provided via a propane Buddy Heater as needed (smoke/carbon dioxide detector is in the cabin.) There are solar lights inside, along with a USB plug to charge small devices. Nearby places you will like: We are within walking distance to downtown restaurants and public swimming area on Long Lake. This is one of those rare finds that you don’t want to leave. Our campsite was on a grassy knoll overlooking the river/lake and surrounded by acres of lawn. We could watch the water from our bed. Just beautiful. My husband enjoyed a chat with the owner and got some of the history of the place. Our dog was in doggy heaven.

Gorgeous! I was only there for one night for a quick solo camping trip to go visit the Dambo trolls in the Coastal Maine Botanical Gardens also highly recommended going there during your stay!

Sometimes I resist writing a good review because we all want to keep hidden gems hidden. I love this place. The location was easy to find, close to groceries and gas, and the host couldn’t be more welcoming, warm and gracious. We tented with a lake view which gave us access to the bathhouse. Not heated, but hot showers. The property is clean and well maintained, with beach and water access. Will be back again!

We spent an amazing couple nights tenting out right next to the Androscoggin River at John's 3rd camp site. Our hosts were wonderfully welcoming and accommodating — when we arrived we found our canoe that we rented was already waiting for us by the river's edge. Which is truly a must if you visit here as there is plenty to explore offshore. If the water doesn't entice you, there are also over 12 miles of trails a rock throw from the site that you are able to explore. Because of the kindness and helpfulness of our hosts, the undeniably beautiful views of the river (add on the fall foliage as a major perk), as well as the ability to explore an amazing area, is why we have full intensions of coming back again.

The campsites are private, clean, and come with a fire pit and picnic table — ideal for s’mores and late-night stories. The kids loved exploring the trails and spotting deer, while we enjoyed paddling the river. Simple, safe, and fun — highly recommend for families who want nature without the crowds. Definitely be back next year!
