Our two level (full hookup) RV pads are on beautiful Anastasia Island within walking distance to the Atlantic ocean, Pier Court Park and the St. Augustine Amphitheater. Anastasia State Park is within a mile. St. Augustine is just over the Bridge of Lions three miles away.
Each pad has its own furnished patio and small green yard space. We have a small fishing lake in the back yard (unfenced). There is a national bird rookery preserve a few blocks away so the bird watching is wonderful. There is an alligator farm and a dolphin aquarium on the island., as well as a historic continuous working light house and Maritime Museum. Our pads are just across the Bridge of Lions (2 miles) from the Oldest USA city, St. Augustine, Fl. The historic Fountain of Youth is here along with Castillo de San Marcus National Monument, St. George Street, the historic district plus many other attractions.
We have two level paver RV Pads. They both have electric, black and grey water cleanout, fast high speed internet (full hookup). They each have private patios for picnics, socializing, and relaxing. Both pads have high speed internet.
Pad 1 accommodates an RV up to up to 32' in length.
Pad 2 accommodates an RV up to 34' in length.
We accept small Class A Motorhomes (32' and under), Class B, Class C, Small 5th Wheel, Pop-up Campers, Vans and Travel Trailers.
Sorry, no tent camping is allowed.
There is also a large back deck with picnic area overlooking the small fishing lake in the back yard.
We enjoy meeting fellow travelers and sharing our paradise island.

You'll have the camp site all to yourself--we sometimes need to water the garden, but otherwise avoid the camping area when it's occupied. Enjoy a variety of seating areas on our half acre lot full of fruit trees and flowers, or watch the sunset from the hot tub. Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank.
We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Wifi, electric and water included. Porta potty and outdoor shower with 8 gal. hot water tank. Two large outdoor sinks, one with 4 gal. hot water tank. We have about a dozen of chickens and a few roosters.The property is conveniently located 1 mile away from the Interstate 95, and 1 mile away from US1. 3 min drive to the grocery store( Publix).
Plenty of stuff to do around - fishing, canoeing and swimming- within 10-15 minutes to the River, Beaches and the Ocean; tons of natural preserves, parks and historic places. Tennis court, pickle ball courts and a play ground is across the street. 20-30 min to Daytona Beach or historic St.Augustine. A little over an hour to Orlando with Disney, Universal and other parks, Jacksonville or Cape Canaveral. Whatever your interest is - you can find it around - many of restaurants, wine tasting, fresh food market 7 days a week, NASCAR, Auditorium with performances, water sports, bike week, movie theater, and many more.
We have a water and electricity hook ups for 4 spots. Spaces for the boats are available also. No sewage disposal.There is a dog on the property. Dogs are ok but have to be cleaned after and be on the leash.Please no loud noise after the dark, no drugs or heavy drinking.Our guests love staying with us " We enjoyed our stay at Roxie’s place. Really great location close to the beach and grocery stores and restaurants, yet it is still in a quiet place just off the beaten path. Roxie is a wonderful host who met us upon arrival and departure to make sure all was going well. She even gave us some amazing fresh eggs from her chickens that roam freely on the land. (Be prepared for a lot of rooster crowing EARLY in the mornings). Our campsite was level and had water and electric. It was not too close to the other campers who were there and we had plenty of privacy. Star gazing was awesome! Highly recommend."

Bring your tent, van or small camper and share our slice of paradise! You'll have the camp site all to yourself--we sometimes need to water the garden, but otherwise avoid the camping area when it's occupied. Enjoy a variety of seating areas on our half acre lot full of fruit trees and flowers, or watch the sunset from the hot tub. Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank.
We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. Wifi, electric and water included. Porta potty and outdoor shower with 8 gal. hot water tank. Two large outdoor sinks, one with 4 gal. hot water tank. Two locked gates in our chain link fence allow most RVs the option to pull through or back in. Water and 30A electric hookup located at corner of concrete pad, next to the Jennair gas grill. Relax on our Broyhill couch and easy chairs under the awning, and enjoy our latest addition, a fire table. Hang out in the new gazebo with mosquito netting and fabric panels on a Trex deck with a polycarbonate roof. Keep an eye out for hawks, owls, osprey and ibis. Plenty of stuff to do around - fishing, canoeing and swimming- within 10-15 minutes to the River, Beaches and the Ocean; tons of natural preserves, parks and historic places. Tennis court, pickle ball courts and a play ground is across the street. 20-30 min to Daytona Beach or historic St.Augustine. A little over an hour to Orlando with Disney, Universal and other parks, Jacksonville or Cape Canaveral. Whatever your interest is - you can find it around - many of restaurants, wine tasting, fresh food market 7 days a week, NASCAR, Auditorium with performances, water sports, bike week, movie theater, and many more.
We have a water and electricity hook ups for 4 spots. Spaces for the boats are available also. No sewage disposal.There is a dog on the property. Dogs are ok but have to be cleaned after and be on the leash.Please no loud noise after the dark, no drugs or heavy drinking.Our guests love staying with us " We enjoyed our stay at Roxie’s place. Really great location close to the beach and grocery stores and restaurants, yet it is still in a quiet place just off the beaten path. Roxie is a wonderful host who met us upon arrival and departure to make sure all was going well. She even gave us some amazing fresh eggs from her chickens that roam freely on the land. (Be prepared for a lot of rooster crowing EARLY in the mornings). Our campsite was level and had water and electric. It was not too close to the other campers who were there and we had plenty of privacy. Star gazing was awesome! Highly recommend."

Amazing site. One of the best campsites I have stayed at. I spent the trip with my son and we had an incredible time. The site is spacious, flat, and well laid out, which makes it great for families and groups. The fire pit and seating area made evenings easy and relaxing, and the grill and picnic tables were well positioned and practical. There is plenty to do without leaving camp, but town is close for food and supplies. Walmart is right off the highway, and there are solid local spots nearby, including a fun vinyl record shop in town. We enjoyed it so much that we already booked the site again and are bringing our whole family back in a few weeks.

Located in a quiet neighborhood, this HipCamp is centrally located to all the sites. Anastasia State Park/Beach is just minutes away (biking to it is possible via a bike lane). The Castle and Old Saint Augustine is just minutes away. Robert met us with a welcome packet of maps and brochures to plan our stay. The site was level and very easy to back into. It checked off all our needs for a great stay in Saint Augustine.

Friendly host, great camp spot with a white-sand river and beautiful woods. The grounds were full of amenities like fire rings, hammocks, and chairs. There were even extras such as a trampoline and various yard games. The gated site made the whole place feel safe and secluded. We were only one of two groups there during our stay. By far, these were some of the best outhouses I’ve encountered—complete with working lights and a hand-washing sink between the two stalls. Definitely a place worth staying!

They were very friendly and took time to show us around the property and even shared a cutting of a plant from her garden. This place was very clean and had great outdoor areas for us to hang out. I absolutely loved staying here! Super close to downtown and the beach but far enough from all the busy roads for privacy, quietness, and security. I’m a solo female travel with a pup and felt comfortable and safe the entire time. Easy to back in and hook up. They have the sweetest pup who was very friendly with my dogo. Ryan replied to all my messages super quickly and was really nice when I checked in. I would absolutely stay here again, it was a great way to spend Christmas!

Loved camping here! The family is very welcoming, the bathroom is clean, and the outdoor shower stays hot. The view is gorgeous and there's plenty of space between campsites. It is an open pasture so you can be seen by other campers, but hidden from the road. Some of the older reviews stated that they could hear trains all night, but I didn't hear any (I'm a light sleeper). My spouse said he heard it once. There were some gunshots, but that's to be expected with the location. It's also only 20 minutes from downtown St. Augustine which was awesome! We will definitely be booking here again. 😊

We had an amazing stay at Blackwater Ranch! From the very beginning, the owner was wonderful to work with and communicated clearly and promptly, which made everything so easy and stress-free.
The property itself was beautiful, peaceful, and exactly what we were hoping for. Everything was clean and well maintained, and the bathrooms were spotless, which is always a big plus for our family.
We truly enjoyed our time here and couldn’t have asked for a better place to relax and unwind. We will definitely be recommending Blackwater Ranch to friends and family and look forward to staying again in the future!

My wife and I had a terrific few days at Roxie's camp. The hosts were welcoming and available, if needed... the sites were neat and well maintained... and the area was secluded, yet minutes away from stores, find, gas, and I-95... not that you would know it from the quiet and peaceful campsites.

I loved the horse, pigs, chickens and dogs. Love that it is pet friendly. Nice sunrises and sunsets very private and nice. The only problem is the length of our camper and getting into your spaces. Only improved needed is the driveway needs to be cleaned up so you able to see better getting in and out.
