We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.)
Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch.
There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .

IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity”) at Standiford Ranch LLC with restricted access to horses, donkeys, goats, dogs, and other various farm animals, and
IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this Activity.
I agree to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I acknowledge that Releasees are not responsible for errors, omissions, acts, or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We are an ideal basecamp for hiking or biking trail enthusiasts,with direct access to the Little Scraggy Trail and Segment #3 of the Colorado Trail. Little Scraggy Trailhead is 3.5 miles away, with easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area.
You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. Don't forget we're at over 9,000 feet elevation and temperatures and weather conditions can vary greatly. Be prepared for all seasons!!!
Camp fire usage depends on current weather conditions at the time of visits in addition to any state/county restrictions that may be in place (host approval required)!!! IF there are no restrictions and fires are allowed, we have firewood bundles and/or starter packs for purchase at $10/bundle/pack. We also have two propane fire pits available for rent (see "extras"), or you are welcome to bring your own. If you have purchased wood and there are restrictions/bans, we will gladly apply your wood purchase the rental of a propane pit. Propane fire pit usage may also be restricted by current conditions or state/county restrictions!
Fresh eggs are available for purchase (when the girls are cooperating) by the dozen, or half dozen (see "extras"). You are welcome to go "visit" the chickens. Their coop is next to the large blue shop/barn.
*UPON ARRIVAL at the property, please WAIT INSIDE our main gate (unless otherwise directed via prior communication with host). The host(s) will meet you there shortly after passing through the gate and direct you to your site.

Camp Penguin at Wandering Penguin Ranch (facebook.com/CampPenguin) in southern Colorado is about a 3 hour drive from the Denver metro area, two hours from Colorado Springs and just under an hour north west of Canon City. We provide a variety of site options to choose from including tent sites, car/van/truck sites, and rustic trailer site options - all with NO amenities (NO electric/septic/water, etc). Additional vehicle parking on the property can be accommodated for groups with more than one vehicle. Please provide type of camper/tent and number of vehicles at booking so hosts can help direct you to the best site option available.
Guests can relax around our small pond or roam freely around our 35-acre property. There is both hiking and fishing at Badger Creek only a short drive away. Waugh Mountain State Trust Land is another hiking option and is also just a short drive up the road (*NOTE: the State of Colorado now requires a valid hunting/fishing license to access state trust lands)! Additionally, we are about 45-90 minutes away from a variety of alternative adventures! Some of these include Salida, Cripple Creek, Eleven Mile Reservoir, Paradise Cove Swimming Hole, Florissant Fossil Beds, Colorado Wolf and Wildlife Center, Manitou Incline, Manitou Cliff Dwellings, Cave of the Winds, Seven Falls, Cheyenne Mountain Zoo, Pikes Peak, Garden of the Gods, Royal Gorge Bridge and Park, Royal Gorge Dinosaur Experience, several rafting/zipline and Jeep tour companies, Westcliffe, Bishop Castle and Canon City including Skyline Drive, Tunnel Drive, Royal Gorge Train, Museum of Colorado Prisons and The Winery at Holy Cross Abbey. Any of these can be done as a day trip or visited while on your way here, or home. (*NOTE: some of these attractions are free, some require a fee and some are seasonal. To avoid disappointment, PLEASE do your own research prior to arrival)!

Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

There is access to white water rafting, guided fishing, and fishing lessons. There are at least 5 hot springs within 60 miles of Twin Bridges Campground. Salida is considered the white-water rafting capitol of the US by some and has a whitewater park and surfing wave. Salida area is also home to a ton of hiking (14'ers anyone?) and mountain biking trails. The Royal Gorge is a quick 30 minute drive with restaurants and other fun near Canon City. The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.

Camp Penguin at Wandering Penguin Ranch (facebook.com/CampPenguin) in southern Colorado is about a 3 hour drive from the Denver metro area, two hours from Colorado Springs and just under an hour north west of Canon City. We provide a variety of site options to choose from including tent sites, car/van/truck sites, and rustic trailer site options - all with NO amenities (NO electric/septic/water, etc). Additional vehicle parking on the property can be accommodated for groups with more than one vehicle. Please provide type of camper/tent and number of vehicles at booking so hosts can help direct you to the best site option available.
Guests can relax around our small pond or roam freely around our 35-acre property. There is both hiking and fishing at Badger Creek only a short drive away. Waugh Mountain State Trust Land is another hiking option and is also just a short drive up the road (*NOTE: the State of Colorado now requires a valid hunting/fishing license to access state trust lands)! Additionally, we are about 45-90 minutes away from a variety of alternative adventures! If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

**I've been a HipCamp host for years, but I took a break to care for family so there's a brief time gap in reviews. Voted a Top HipCamp Colorado Site in 2018.**
Cabin: Sleeps 5. Small hunting cabin that can sleep two in twin beds down stairs, 3 twin beds upstairs, couch opens to a sleeper if more beds are needed. Carry in your own water and propane for camping stove. No well; no power. Total "primitive" cabin; you have a roof, windows, wood stove, cookware and tableware, simple yet clean cabin, counter tops and cook stove available. Owner will communicate with you to make sure this is a good fit before owner accepts the reservation. Allow time for that in the reservation process. On Holiday Weekends, only three day reservations will be accepted. Bring your food, water, fuel for the camper stove, paper products, and camera and leave with a full heart and great time in the mountains!

Weekend Trip to Little Buffalo Cabin
What a wonderful visit to the sweetest Cabin imaginable. Hartsell is a darling little town with lots to do within a short drive… Hot Springs, a drive-in, movie theater, great restaurants and outdoor activities. The house was exactly as pictured with wood for the fireplace, a well stocked kitchen, a cozy bed, plenty of extra blankets and pillows, and absolutely stunning views. We had an incredible time and would go back in a heartbeat!

My family and I loved camping at Stephanie's Sunrise Campsite. We chose Site 1 from the reviews and it didn't disappoint. It was private and had spectacular views. The bathroom facility was clean and was thoughtfully stocked. We even had a surprise visitor in the morning, a majestic buck exploring. We would love to come back again in the spring.

This site is absolutely stunning. Super secluded, no one near you, wide open with amazing views. Our dogs had a blast running around the site. Road is a bit bumpy getting in. Definitely arrive during daytime as you could miss the entrance. Because it is in the open, it can get a bit windy. Would definitely recommend this stay if you're looking for off grid seclusion.
