Our long-term plan is to build out a full campground on the property, but in the interim we will be offering boondocking. In the heart of the Mancos River Valley, you'll find yourself at the perfect basecamp for all that the area has to offer! It's just 15 minutes to the entrance gate at Mesa Verde National Park, designated in April of 2021 as the 100th Dark Sky Park by the International Dark Sky Association.
Take a scenic two mile drive to historic Downtown Mancos, to find art, dining, and fun. Historic Mancos, known for its thriving creative district, is the home of the The Raven House Gallery, The Artisans of Mancos Co-op, The Painted Turtle Gallery, Bombdiggity, and Kilgore American Indian Art.
Downtown Mancos is also home to dining options from local food trucks to fine dining. Fenceline Cidery and their delightful riverside cider garden host a variety of local food trucks on a rotating basis Family friendly eats are always on the menu at the Columbine Bar & Grill. Stayed for 2 nights in this hipcamp and wished we could have stayed longer! Host was great and our site was perfect. They have a great location near Montrose and Black Canyon of the Gunnison. We just drove cross country and the bathroom/shower were better than any other campsite we have stayed at so far. Site we had was very level and we loved being right next to their pond. Would definitely consider staying again if we come back to the area!

Very private tent site, incredible view of Cortez and the mountains in the distance. Nice for stargazing too. The tent sites were so private no one would know you were there. Nice rustic cg. The facilities were clean and maintained. Every possible kitchen appliance was available for your use. As a tent camper the elephant in the room was the road noise. I understand that's not something the owner can control but for some it could be a deal breaker - generally I was so tired from hiking it did not matter.

Absolutely beautiful. The darkest skies you'll find in the area. Wide open field to the east for a beautiful sunrise through the Aspens. Trees are pretty close on the west, which is okay because the road is right there also, but there is not a lot of traffic, I think three trucks and four four side-by-sides went by all day, it is a private community after all. If you walk out into the field you can see North and South pretty good as well. I was there to start gaze so I did not walk around much, but the people that I did see were very nice. I did venture down to evergreen lake, be careful, it gets really, really steep, and there were lots of deer, I think I saw 20 deer in one day.

We had a great quick night at Joe’s place. There were so many amenities like a fully stocked camp kitchen, outhouse, shower set up, and plenty of chairs and tables. We didn’t have to unload much of our own stuff and could just use what was provided. We slept peacefully with the sound of the creek. We wish we could have stayed longer to explore more of the property and creek!
Our dog was a bit anxious at first but Joe came by with a treat to say hello and she immediately was happy and relaxed. She loved playing in the creek.

I found this camp at the last minute, while pulled over on the side of the road. It was awesome! The owner came and showed me around and advised me on working the hot shower. There.was a pond, total privacy, with everything I needed. It was lovely and I would definitely recommend staying at CampV!

We had an absolute awesome stay this past weekend. We’d never been to this part of Colorado before and loved the location. The site is very easy to get into and out of. The water pressure is strong so being a reducer with you. We will definitely be staying here again in the future. We found our new favorite spot! Amy is very responsive and extremely accommodating. Some flexibility was needed for us as our truck broke down. She extended our stay for just long enough for us to get home safely. She was great! Thanks for everything Amy!
