This wonderful space is magical in every way! Only 300 sq. feet with an almost 1100 sq. foot deck, including the covered gnome room. The upstairs bedroom is a full mattress (14" gel mattress). There is also a fold-out couch to sleep 1. The main level couch will fold down and become another bed platform. We provide a CordaRoys transformable chair, that unzips and becomes the bed topper (plus extra sheets, blankets and pillows). Some of the kid guests like to sleep in the Gnome room in the "pop-up" tent and cots (during the Summer months). We provide a "smart movie projector" with built-in ROKU, for a movie night...The outdoor kitchen includes a PitBoss pellet smoker/grill, and propane griddle. The kitchen has a 2-burner gas stove and a small refrigerator. The bathroom has a Nature's Head composting toilet... (a little tutorial is needed) a sink and a trough step-in tub/shower with rain head. Wifi- Roku on inside TV as well or just the calm of beautiful nature!
Please note: This is a real treehouse!! Running water will be turned off from Nov-April (except for warm days and we can turn on for a short time). We will be sure you have plenty of potable water for drinking and using.

There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .

I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. *For the 2025 season fire requirements and permits are followed. If a Fire Ban is in effect, there are no fires, charcoal grills, gas firepits, gas BBW, gas stoves, or smoking. The site sits among beautiful pine trees with amazing mountain views and plenty of privacy. We had a perfect mix of sunshine, shade, and cool mountain air. Watching storms roll across the peaks while sitting in camp was worth the trip alone.
The area was quiet, peaceful, and felt truly secluded without being difficult to access. There were great trails nearby for exploring, and it was the perfect place to spend time with my dogs. They had plenty of room to roam, hike, and relax around camp.
The wildlife, scenery, and overall atmosphere made this feel like a true Colorado mountain experience. Waking up to the smell of pine trees, drinking coffee while looking out over the forest, and ending the day under the stars made it hard to leave.
If you're looking for a peaceful mountain campsite with incredible views, privacy, and easy access to nature, this spot is hard to beat. I'll definitely be coming back.

Stunning views and total privacy make this spot a winner. Peaceful, beautiful, and feels remote in the best way. The Serenity property is one of a kind.
A few things to know going in: the roads to Site 11 are a little rough and take a couple tries to get comfortable with, the bathroom is a decent hike away (uphill on the way back), and the hilltop location means occasional strong winds.
Disc golf course nearby was a nice bonus and a fun way to spend an afternoon. Serenity is overall a great property that we will happily return to!

Weekend Trip to Sunrise Campsites
We had the best time staying at the A-Frame and will be back! It was so peaceful and tucked away in a beautiful area. There was a grill onsite and a fire pit which was so nice! Easy drive from Denver too!

We loved Site 4! There was a flat area for us to park our van. As others have mentioned, the road may be challenging for some cars, but our VW Eurovan did fine. We'd recommend this campsite, especially given how secluded it was while being relatively close to Denver.

We absolutely loved camping here with our dogs and friends! The ‘zoo’ was adorable and so fun to say hi to all the animals. We spent a night here but would’ve loved to spend many more, some great add ons here too :) highly recommend!!

I cannot recommend this land enough!! Not only was the view absolutely beautiful, but Stephanie was so kind and accommodating. She let us upgrade to the large cottage when we only booked the Site One campsite for no charge — simply because she wanted see us enjoy it. The accommodation was incredibly clean, had all of the utilities we needed, and it was truly the best experience. 100% book here and we WILL be coming back!

We loved being in Michelle's Perfect Driveway. She is wonderful. She answered all our questions and having WI-Fi is always nice. She was centrally located in a nice area between all the places we needed to be during our time in Colorado. I would definitely stay here again if we get a chance to come back. We had our 4 cats with us and they did really well in this quiet area.

This was EXACTLY the weekend getaway I was hoping for with my 2 kiddos. The setup was simple yet had all the little amenities you'd need to make it a super easy packing trip. The yurt tent itself was perfect for the 3 of us. There was a cot and mattress pad for my boys, we just brought their sleeping bags, pillow, and blanket. The queen mattress was comfortable and even had a heated feature which was lovely! There was a small fridge/cooler, charge station, hot water pot, Keurig coffee, and a large water pitcher that lasted us all weekend. Outside the tent there were chairs, a table, a propane gas fit pit for roasting marshmallows, and a tree hammock which my boys loved. Right next to the tent was a dry bathroom that was interesting to use but worked fine for our needs. Nice to have something close. Waking up to the sounds of birds was so relaxing. We took a walk around the property and got to say hello to all the different animals. 10mins away is Elizabeth with a Safeway and some restaurants and 20mins away is Parker with a larger plethora of food options. George and Candice were gracious and responsive hosts who do great work for these animals. I cannot recommend their glamping site enough for anyone who wants a stress free experience out in nature!
