Here is a little bit about us! We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. In 2021, we were featured in USA Todays Ten Best for star gazing! My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all! You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes. For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on. Accommodations for those with livestock or horses, just make sure you chat in advance your initial message. Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

Weekend Trip to High Peaks Campground

We had a great time staying out here this past weekend. It was very windy and rainy, but that is to be expected. The property is very calming and open, which is great for the astrophotography we were able to take. Clouds made it difficult, but that isn't Christine's fault! The water from the pump is very rusty, and we opted not to drink/use it. However, there is a Dollar General 6 miles up the road, so it was no big deal! Would definitely recommend staying here.

This site is absolutely stunning. Super secluded, no one near you, wide open with amazing views. Our dogs had a blast running around the site. Road is a bit bumpy getting in. Definitely arrive during daytime as you could miss the entrance. Because it is in the open, it can get a bit windy. Would definitely recommend this stay if you're looking for off grid seclusion.

This property is a beautiful hidden gem with amazing night guys, absolute solitude and responsive host. The cabin was larger than I expected with 2 beds in the loft, 2 beds on the main floor and a couch in the living room next to the wood stove. The wood stove heats up fast and provides house of heat without needing to reload and the propane burners for Coleman stove are perfect for cooking. Just bring some battery powered string lights for lighting at night and a headlamp. There are good hiking options on the property and the adjacent BLM lands.
