There is a large wood stove inside to keep you warm all night long during all four seasons. The tent can easily accommodate up to 8 people. There is 1 twin over full bunk bed, 1 full size bed, and 1 futon. There is one more additional mattress and bed-frame under the bunk bed for additional sleeping (some minor furniture rearranging is required to make space for the additional bed). PLEASE NOTE: The reservation is for the provided canvas tent only. If you want to pitch additional tents, we do allow that for an added cost of $25 per tent per night. Please contact host prior to booking to make sure your arrangement will work. We do not allow extra tents on the property without prior permission and paid fees. In the winter there’s a great area for sledding. 
We provide everything you need for the camping experience. There is a a set of dishes for 10, silverware, all cooking utensils, cast iron pots and pans, a coffee percolator, trash bags, dish soap, outdoor kitchen prep area, large 3 burner camp stove, propane, (5) camp chairs, bear box, warm down comforters, lanterns / solar lights, board games for both kids & adults. 
The only thing you should plan to bring is your own firewood, water, sleeping bag or sheets, your pillow and food! PLEASE NOTE: Person reserving the campsite must sign a separate rental agreement. All adults must sign a liability waiver for themselves and their minor children. Rental agreement will be sent after booking.

We had a deluxe river spot and it was wonderful! We loved listening to the water at night. Everyone there was SO helpful, warm, and accommodating!! It was our first time using a camper, but with all of their knowledge and assistance, it was a breeze!! There were so many little conveniences around the park. (Beautiful bathrooms with towels available if you forgot, a little off leash dog area just big enough for those pups that don’t pee on a leash well, darling little market with anything you may have forgotten, laundromat, they’ve thought of it all!) Yes, the spaces are close together so if solitude is what you’re seeking keep looking, but it’s laid out nicely so that you can separate yourself a little. Perfectly shaded, we just had such a great time. Thank you so much to everyone at Four Seasons!!

Absolutely adored our time at this campsite. The accomodations were great and lots of warm blankets & duvets. Our children had a blast playing in all the play structures on the property - zip line, trampoline and the tent swing were our faves. Good size fire pit (with a small swinging grill), large propane BBQ grill and 3 burner propane stove so space for cooking was ample. The space felt quiet and isolated with easy access to lots of great hikes and nature to explore nearby. Honestly the walk to and from the parking spot is not a huge deal if you are worried about it, though it is a small hill. The wagons help a ton! Mollie was a fantastic host who was easy to work with and very responsive. We will be back for sure!

We just got back from the most incredible stay at this tent campsite, and we can’t stop talking about it! From the moment we arrived, everything was thoughtfully prepared and so well-stocked. We didn’t need to worry about a thing. It made traveling with kids so much easier and more enjoyable. The campsite itself was magical. Our kids had the time of their lives exploring, playing, and experiencing the outdoors in such a safe and comfortable setting. The zip line was an absolute hit, and the multiple playgrounds kept them entertained for hours. It truly felt like a little outdoor wonderland for families. Every little detail, from the cozy sleeping setup to the charming outdoor kitchen, was perfect. It felt like a dream getaway. And Mollie, where do we even begin? We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. Here is a little bit about us! We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching. New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank.
