This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

UVA sports complex is only 30 minutes away and you’re able to go the back way in to skip the gridlock of the traffic. 116 acres of forrest, hills and dells. Miles of hiking trails marked and well maintained. A small pond and beautiful labyrinth. Over 50 acres of deep wilderness woods. General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)

I decided last minute to get out for a quick overnight trip and do some camping/fishing. Found this place not too far from me. It’s wintertime so I had the place to myself, except a bunch of Beavers and some Deer. Everything was as described, I think even during the warmer months there is enough separation between sites that you would have a good amount of privacy while still being right near the water. There are kayaks for use and lots of good fishing spots. The host was cool and helpful. Highly recommend.

We absolutely loved this property! Beautiful views, very quiet, CLEAN and peaceful there is a gorgeous lake a short walk from camp site 1. Juan has beautiful horses on his property and they are so peaceful to watch. Water and electric hook up worked great, and our class A fit great and site was level. This location is about 1 mile off the main road we easily navigated down the dirt compacted/gravel road no issues. Again extremely quiet, just nature. Just 14 minutes to downtown Culpeper, charming downtown area, lots of shops, and diners. Walmart, Target, Martins, Lidl, and Lowes are just a few more minutes down the road. Can not recommend this camp enough, you will not be disappointed!

An absolutely beautiful property! I camped for four days with full hookups. I arrived just after dark and I was escorted to my site and guided in. The camping area on their property is forest with with perfect gravel roads and campsites. There was a picnic table and fire pit available and the site was level with plenty of room on both sides. I was in the area to see family for Thanksgiving at Lake Monticello. The campsite is only twenty minutes away which was perfect. Everything was five stars and I plan to stay there again next time I am in town. I loved this place and highly recommend it over other nearby campsites.

Great place for fishing, caught a monster 22 inch bass along with a bunch of little catfish. Loved the kayaking and loved the campsite. Would 100% recommend to anyone looking for some secluded fishing.

He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. I couldn’t believe how peaceful this place was, so close to town. Standard camp spots, nice tree canopies, and generally level. Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!! Highly recommend.- tho I confess part of me wants to keep this gem a secret - so it’s always available for when I return! ;) Thank you again!
