235 Acres of Private Mountain Camping | Exclusive Access | Trout Stream | National Forest | Dark Sky When you book River2Ridge, your group has exclusive access to all 235 acres. There are no neighboring campsites, no shared spaces, and no other campers. Hike, explore, move camp throughout your stay, or settle into your favorite spot—the entire mountain is yours to enjoy. This extraordinary property borders over 2,500 acres of George Washington National Forest, providing direct access to hiking while maintaining complete privacy. Explore more than 1,000 feet of elevation change, a half-mile of scenic Cowardin Run, hardwood forests, wildlife habitat, and spectacular western-facing overlooks with sunsets stretching nearly 60 miles across the Allegheny Mountains. At night, enjoy exceptional stargazing. Our property experiences light pollution comparable to nearby International Dark Sky locations, making it an incredible place to view the Milky Way, meteor showers, and thousands of stars. Located only 3 miles from downtown Hot Springs and The Omni Homestead Resort, you'll have easy access to restaurants, golf, horseback riding, fly fishing, spa treatments, and the historic Warm Springs Pools before returning to complete solitude. Please note before booking: Weekday Construction: We are building our future home near the center of the property. During normal business hours (generally Monday-Friday), you may occasionally hear or see construction activity in this central area. Because the property is over 235 acres, there are numerous quiet camping locations well away from the construction zone. Even during construction, only one Hipcamp reservation is accepted at a time, so your group continues to enjoy exclusive access to the property. Occasionally, foresters, environmental specialists, or USDA/Virginia Department of Forestry personnel may visit to monitor the forest or ongoing conservation projects. Visible wildlife trail cameras are used solely to monitor wildlife and property conditions—they are never hidden and are not intended for guest surveillance.This listing includes exclusive access to the entire property rather than a single designated campsite. You're welcome to camp almost anywhere that can be safely accessed and move locations during your stay if you'd like different views or experiences. A centrally located parking area near the home build site provides convenient access for vehicles and trailers. From there, explore miles of private roads and mountain terrain. Road conditions: • Lower road: approximately ½ mile, 7% gravel grade, suitable for most vehicles and trailers. • Upper ridge road: approximately ¾ mile with a 10% average grade and two short 15% sections. High-clearance AWD/4WD is strongly recommended beyond this point. The property offers: • Half-mile of Cowardin Run trout stream • Mountain ridges and overlooks • Forest roads for hiking • Direct access into George Washington National Forest • Outstanding wildlife viewing • Exceptional stargazing Construction Area: The future homesite is located near the center of the property. Construction generally occurs during weekday business hours. Guests are welcome to camp elsewhere on the property to maximize privacy and minimize any construction noise. There are no restroom or potable water facilities. Guests must be fully self-contained, bring a portable toilet system, pack out all waste, and practice Leave No Trace principles. Cell service is intermittent and unreliable throughout the property. Please download maps before arrival and be comfortable camping without dependable communication. Nearby attractions (approximately 3 miles): • Downtown Hot Springs • Omni Homestead Resort • Warm Springs Pools • Grocery store • Restaurants • Fuel We strongly recommend arriving during daylight, especially on your first visit.
