We were welcomed by our host Jeff who's been very friendly and accommodating. The site is nice, with lots of space for everyone. Dogs are allowed. We don't have any, but the ones present didn't make any trouble.
We highly recommend this place, you won't regret it!

Meadow River Ranch was one of my favorite places to camp. It’s very serene and Jeff does an amazing job keeping the place beautifully maintained and welcoming.
Jeff was also the best host giving me a tour of his property and buildings. He was very accommodating and extremely flexible. It’s definitely on my list to revisit! You will not be disappointed!!

I’m only going to state absolute facts. **Gonna start with a reminder that I will completely own… NO WATER HOOKUPS. & it’s not ok to use the house by the little cabin to fill your tanks. You have to pull out to get to the filtered potable water.
**Site 1 w/power’s price does NOT include power though it’s more expensive.
**The parking space needed a special “private entrance” where you walk around your camper door to get in/out. & the branches hung low & scraped as the owner was directing us how to be able to back all the way into the spot)
**If you have a dog without a short coat, be prepared to comb out TONS of the native brambles on the property. (We loved the dog free part though!)
The owner does not consider his property a commercial business.
I will not elaborate but we were not comfortable staying & found another site.

Jeff is a wonderful host! Very much enjoyed my stay in the Kozey Cabin, it was just the right balance of being out “away from it all,” and being the perfect base camp for exploring the area between Fort Meyers and Naples.
“Glamping” best describes the cute cabin, with its comfortable, blinged- out bed. There is a great little fridge, reading light, the outside is lit up at night, the door locks and I felt safe. Nearby toilet is a commode inside of a tent lined with plastic bags, cleaner than a porta potty and it doesn’t stink.
Plenty of places to sit and enjoy the scenery and wildlife, some are decks and chairs along the river, one is screened in. There were no bugs at the time I was there.
Hoping to return again!

My guinea pig and I really enjoyed tent-camping in Jeff's beautiful oasis of a ranch! As soon as I arrived he met me for the grand tour and made us feel safe and welcome; he was also great about checking in and making sure I had everything I needed. The place itself is huge, lots of grassy areas and tall trees to ensure privacy (and an authentic camping experience), a water front with wildlife, whimsical décor & outdoor furniture to hang out on. Will definitely request to stay again.

Great place and a great host! Jeff was very accommodating and easy going adjusting things on the fly just to make our stay more enjoyable. Secluded, wooded area yet very close to all the conveniences and a few great places to see. Recommend this place! Would definitely stop by again if in the neighborhood.

without any structure, it is just a garden with no signage. The owner does not answer the phone and does not guide guests.
nothing like the photo. I didn't sleep at the property and they didn't refund me. I hope that with this comment he loses more than I lost, $79.00 for not having any amenities.

The property is wonderful! Communication was, after the first contact which seemed fine, non existent. I was looking to be directed to the outside shower and compost toilet but there was no response. The reservation was made and accepted at 7:15. First contact made approx 45 min later. After that nothing, which was frustrating as it was dark, property big. Jeff did contact me this morning with an offer to use log house facilities but I had to leave.

KOZEY CABIN camping experience
Peaceful place to be in the moment. I sat by the canal and listened to the birds sing and studied the wide variety of lizards. My dog enjoyed being off leash and running across the lush grass fields. The night sky was vibrant with clear view of the stars. A fantastic escape!

The Pictures don't do this place justice. It's an incredible piece of land and the cabin was perfect. Jeff was super hospitable and gave us a tour when we first arrived. Everything worked, Expectations were met.

On the river TENT SITE
We felt like we were treated like dirt becuase we were campers instead of cabin renters :( it was very unfortunate. The conditions that my 11 year old daughter was put in were extremely uncomfortable. I would not stay here again.

What a lovely spot! It takes dry/rustic camping up a notch! Peaceful, beautiful and graciously hosted by Jeff. Meadows River Ranch is everything you hope for in a HipCamp location PLUS Jeff! :-) Great location for visits to nearby Corkscrew Sanctuary, Big Cypress National Preserve and Florida Panther Sanctuary.
Additional Info: we are two older farts plus a little dog camping in a motorcycle pop-up tent camper. We were on site 2 and plan to stay there again on a future visit to the area.

We just recently started using hip camp. So many campgrounds have gotten so greedy since Covid and extremely marked up prices. Sometimes even more than we could stay at a hotel.
This formally equestrian Ranch property is well priced and sits right beside a spring fed canal! The property is big, beautiful and private!
Jeff is the perfect host and truly cares about his property and people. We feel we have a new friend!
We slept peacefully and loved using the area for our base camp!
Marco Island and Naples beaches are lovely! There’s also a ferry near by to visit the keys! The tacos and food down the road at the market store were amazing too!
We didn’t have time to explore as much as we like this trip but we will return to Jeff’s spot!
Jeff is continually adding new amenities to his property and we can’t wait to see them soon!
We want to bring our family with us next time as everyone can have their own private spot too!
Thanks Jeff for not being greedy and sharing your paradise!

Beautiful site but the toilet situation was different.
When we arrived Jeff was very friendly and showed us where to park. His property was gorgeous and there was a little screened in cook space that he let us use. We liked to hang there when the mosquitoes were at their worst.
The outdoor shower is chillingly refreshing (aka not heated)
It was the toilet where I couldn’t deal. Basically it’s a senior assistance toilet seat propped up on cinder blocks over a bucket lined with a Walmart shopping bag. You do your thing and tie it up and replace the bag for the next pooper and toss it in a crate outside the door. There’s a canvas “tent” that covers the poo room. It was a little too basic for me. Where did the poo go? My guess is the garbage.
Also no trash services which makes life difficult.

KOZEY CABIN camping experience
This place is so beautiful and seemed to offer everything we could possibly need whether we want a boondocking natural experience or a more modern experience with a rustic atmosphere. Unfortunately we had a negative experience, but no blame to the host, rather, I hope this can be taken as a learning experience for both the host and Hipcamp… we are avid travelers, my daughter and I usually sleep out our truck or boondock camp wherever we can find, but south west fl does not offer much as far as affordable or free camping goes. We had just finished camping 3 days on the beach further north and needed a place to regroup, work on WiFi, do laundry, etc to prepare for the next phase of our adventure. At 8pm, the cabin rental at the ranch was available for rent that night, and it was just at our max budget for the night, as working online would’ve provided us with more money over the next few days. Upon the booking, host notified he would cancel and issue refund because the cabin was not ready to be rented and it was too late. We asked if we could work something out because the refund would put us out of our available funds to stay anywhere else. I asked if we could still get a primitive campsite so we could at least have a comfortable place to sleep , as we had our own mattress, tent, Lenins, and all other necessities. He never responded to that part, but offered to let us use the cabin as long as we were okay with the room not being totally ready and (continued in another review)

Jeffs place is a really nice quiet and private getaway place. Jeff was very friendly, helpful and accomodating. We stayed in the little cabin and it was perfect for our needs. Highly recommended for anyone looking for a peaceful place to get away from the hustle and enjoy nature.
