The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. What makes W.T. Farm special is the diversity of textures of the landscape. We have great mountain top views, as well as, a deep holler with cliffs, rock outcroppings, and waterfalls. The fields are full of fruit and nut trees and there are 5 ponds. Each of these supports its own flora and fauna. I acquired stewardship of this land 35 years ago and have developed perennial orchards wherever possible. I started with pears and have branched out into pawpaws, apples, persimmons, currants, black walnuts etc. and I boast that I planted the first commercial hickory oil orchard in the world. I am an eccentric horticulturalist and graft cultivar varieties onto existing trees like oaks, hickories, black walnuts, and even the maligned invasive honeysuckle, autumn olive and multiflora rose. Just last year I bought an adjoining farm that opened up 50 acres of more orchard planting. It is on top of the mountain and offers an expansive view of the valley and ridge system that defines our region. Funny thing is that because the land between the old farm and the new farm is divided by cliffs in the holler the only way to get from one to the other is a 12 minute drive or vigorous hiking. On this new land is a historic log cabin I am renovating that is said to be one of the original settler's cabin on the mountain. Because of the amount of tree fruit I grow and the varied landscape, there is a rich diversity of birds and animals to be seen. One of my favorite walks is along the cliffs to the top waterfall where there is a sweet wading pool. I have also built a number of ponds and four of them are quite swimmable. One has a dock and is where we spend much summer time refreshing and frolicking. The farm is also a small (very small) licensed farm winery and we make and sell traditional hard cider from our apples and pears. Our cider can be purchased along with our nut oils and flours and other farm produce you may not be familiar with. We live to eat. Coming here is a gastronomical adventure! I run the Acornucopia project from here and from it we are developing a foragers network that would very much suit the lifestyle of hipcampers. We pay foragers for wild nuts they gather. What makes W.T. Farm special is the diversity of textures of the landscape. We have great mountain top views, as well as, a deep holler with cliffs, rock outcroppings, and waterfalls. The fields are full of fruit and nut trees and there are 5 ponds. Each of these supports its own flora and fauna. I acquired stewardship of this land 35 years ago and have developed perennial orchards wherever possible. I started with pears and have branched out into pawpaws, apples, persimmons, currants, black walnuts etc. and I boast that I planted the first commercial hickory oil orchard in the world. I am an eccentric horticulturalist and graft cultivar varieties onto existing trees like oaks, hickories, black walnuts, and even the maligned invasive honeysuckle, autumn olive and multiflora rose. Just last year I bought an adjoining farm that opened up 50 acres of more orchard planting. It is on top of the mountain and offers an expansive view of the valley and ridge system that defines our region. Funny thing is that because the land between the old farm and the new farm is divided by cliffs in the holler the only way to get from one to the other is a 12 minute drive or vigorous hiking. On this new land is a historic log cabin I am renovating that is said to be one of the original settler's cabin on the mountain. Because of the amount of tree fruit I grow and the varied landscape, there is a rich diversity of birds and animals to be seen. One of my favorite walks is along the cliffs to the top waterfall where there is a sweet wading pool. I have also built a number of ponds and four of them are quite swimmable. One has a dock and is where we spend much summer time refreshing and frolicking. The farm is also a small (very small) licensed farm winery and we make and sell traditional hard cider from our apples and pears. Our cider can be purchased along with our nut oils and flours and other farm produce you may not be familiar with. We live to eat. Coming here is a gastronomical adventure! I run the Acornucopia project from here and from it we are developing a foragers network that would very much suit the lifestyle of hipcampers. We pay foragers for wild nuts they gather. The cabin was womderful. It had everything we needed for our overnight stay, including heat, coffee press, some water, fun games annd books, and a clean outhouse just a few steps away. We enjoyed a campfire by the river, and loved being so close to Shepherdstown ~1.5 miles away. I hope to return in the warmer seasons!

Awesome little place even if it's snowing. Snow on the ground and the little rocket stove was great because we had no heat in the vehicle! Beautiful stream and the bathroom facilities are always a bonus even if outdoors. Everything was clean and inviting. The host was very responsive and had lots of ready to burn wood for sale.

So calming and a good place to sleep! We were just spending the night but would be a great place to spend a weekend. Sweet cats greet you, also ducks and chickens. Fridge, microwave, and coffee pot available. Enclosed bathroom with shower and toilet inside. Great little diner down the road! Just be advised there is no signal there or the surrounding area. The wifi works well for the TV but not great for cellphones.

My friends and I had a great time at Cabin 3! The hosts were quick to respond to our inquiries, and the staff were friendly and made sure we had everything we needed. The cabin can comfortably fit more than four people and still has plenty of space to move around. Both the indoor and outdoor bathrooms were clean. It’s the best place to relax, unwind, and enjoy good company. Highly recommend!

Spent a weekend during the fall season of 2025. Perfect cabin tucked away in a different section away from most of the RVs. The river runs next to it which will be wonderful during rains and when the water levels are up. We traveled as a family of 4 whereas the cabin can sleep 9 - 2 bunk beds for 4 kids. Elkins town is about 10 -15 minute drive for all groceries - Kroger, Walmart and all essentials. Strongly recommend for people who love to enjoy an RV park but want to maintain their own personal space..

The cabin was amazing and had everything and more! There were games, kitchen supplies, grill with a stove, and they provide firewood. Since we went in October we had a heated blanket and there was a space heater in there as well. Berkeley Springs is close by and they have nice restaurants and a farmers market on Sundays. Definitely will be going back!

Kara’s property is a lovely getaway in the woods. It has all the amenities you may need, and a little extra-like the very nice hot shower. If you are down at the campsite on the river, you have river views all the time, if you are up at the top, you can simply walk down and get a great view. Would stay again! The glamping option was very nice for when it started to pour down rain. We hung out, played games and still had a great time! Kara‘s instructions were clear and very helpful.
