About the property
Located on a 66-acre plot just five miles from the Shenandoah River, our property offers amazing access to hiking and the outdoors while also keeping civilization within striking distance. Bear Chase Brewery is just a half mile walk across the street, and we are 15 miles from Purcellville.
The land and lodge used to be the summer home of a trained opera singer, whose singing could be heard throughout the mountain.
Your Host lives onsite in the stone house that also acts as a hostel for hikers on the Appalachian Trail. Built in the 1930's all from locally sourced hand-hammered stone, the house is open every night from 5pm - 9pm.
Note that we offer several campsites relatively close to each other, so you should expect to see and hear other campers on the property during your stay.
About the listing
Pitch your tent in a forested area just a short walk up from where you’ll park your car. Enjoy unbeatable proximity to hiking and panoramic views while still having basic amenities that ensure a comfortable stay.
You’ll have access to a composting pit toilet, and can access potable water from the tap in the lodge. That’s also where you can access hot showers. As noted above, we host Appalachian Trail thru hikers on the property, so you may see them hanging around or sleeping in the bunkhouse near the shared facilities. so please be respectful of hours when you come in for a shower.

For meals, we have picnic tables, and you are encouraged to cook over the fire pits that accompany each site. Please practice Leave No Trace practices during your stay, as the property has raccoons and other critters who will be drawn to any food scraps that are left behind.

Just 40 minutes outside DC, Smallwood State Park is a 628 acre paradise with a marina, boat launching ramps, a picnic area, camping area, pavilions, a recycled tire playground and nature trails. From the flat land at the bottom to the top of the mountain, this is a place where you can find a spot to sit and think, draw, paint, nap, or identify over 30 medicinal plants in their natural habitats (absolutely NO harvesting of medicinals or wildflowers!). Listen to the many birds, spot the wildflowers.
Some areas are accessible by wheelchair, while others are not, but all areas offer something to sustain your spirit.
If you feel the need to explore the area, you are within walking distance of NotaViva Farm Brewery and Winery, 15 dirt road minutes from the new Sweet Run State Park one direction and Breaux Vineyard in the other direction. The Appalachian Trail is just over the top of the mountain and Harpers Ferry National Park is down the road and over the Shenandoah River.
We might be a teeny bit biased, but we think this is area of northwest Loudoun County, VA is one of the loveliest places in the world.

We are a working farm, scenic setting with a 200 year old farm house, quiet and peaceful, nestled at the foot of the Blue Ridge mountains. Close to historic sites, such as Monticello, Montpelier, and the Manassas Civil War Battlefield. Luray Caverns and Sky Line Drive can be found 30 to 40 miles west. We are one hour southwest of D.C. and one hour northeast of Charlottesville. During your stay you can sample from one of the many wineries/breweries in the area. If your traveling with your horse, we have indoor stalls and turnout available.

I was happy with our campsite, although it was a little close to site 4. Everyone was friendly and nice, and followed quiet hours. The toilets were fine, the portable water access was up at the main lodge near the firewood - not at the campground. The area Bluemont area is great for hiking. I will definitely be coming back!

My kids and I LOVED Kim’s farm! It was an idyllic setting with great views of the hills and horses, the peaceful sound of the creek, and just enough shade to keep from burning in the sun. T6 site was the perfect size for my suv and travel trailer, and the amenities made camping with kids so much easier. Miss Annette is also a child whisperer and great host, and my kids loved seeing the horses and feeding chickens with her! We will absolutely be back

Kimberly’s place is perfect for families (& anyone!) The pond is adorable, the cows are absolutely amazing and the alpacas were hilarious. The onsite porta potty was a plus & we had plenty of space for our group of 7 + 2 dogs. The farm tour that you can do with Kimberly is also so fun…she is a fantastic host who obviously cares about her guests, her family, her animals and her property dearly. We will definitely be back!! Thank you, Kimberly!

Denise was most accomadating with my last minute request and my challenges in correctly reserving the right date. She was there in person to show me the options of where to pitch my tent and drove to the site with me. She explained her different color coded hiking/horse trails. Previous reviews are accurate in describing both Denise's pleasant hospitality as well as her gorgeous property. Her place is so convenient to both I95 and area business that it's hard to comprehend how such a large and wonderful HipCamp could exist. As long as you bring ear plugs for the busy traffic over the hill, this is a 5 star primitive HipCamp.

Alex has cleared a nice walking trail into the deep woods that is really scenic. I camped at the top of the hill since I think it would take a 4 wheel dive to get back up from the bottom. I would recommend ear plugs because of the neighbor's competitive crowing 🐓 roosters! I just turned a podcast on and went right back to sleep. Verizon cellular was acceptable with one to two bars. This is a real find for NOVA! Thanks again, Alex, for a second stay.

This is not my first Hipcamp and I have to say this one is absolutely top tier! Where to start? We stayed at "primative" site T7 and I put primative in quotes because it had a freshly cleaned porta potty, a sink with running water, and camping lights overhead which gave us access to a 110 outlet if needed. The site was right on the creek in a heavily wooded area so shade was great and the kids played in the water all day. Then we enjoyed going to look at the horses and the chickens. And the host was gracious and inviting and the staff onsite at the stables were also incredibly kind to the kids as well. There is plenty of wood for sale, the wifi is a luxury and they even had bottles of water and ice pops for sale for the kids. This place is just one big easy button as far as camping goes.
I can't wait to go back!

Matthew's camp site was great! Private, beautiful sunset view, nice setup around the fire pit!
We used a tent, but there were great trees for hammock camping too!
Porta John was clean, with no funky smells, and a large non-potable water source just in case.
Definitely recommend this spot for a weekend getaway!

I find it difficult sometimes to leave reviews, especially when you have nothing bad to say. We enjoyed our stay for a week in our RV. It was very quiet. The stars are very bright and the views in the country were very peaceful. It is a little remote and some of the back roads might be tight for larger bus style RVs with the trees in the branches, but our 34 foot Jayco Greyhawk had no problems at all navigating to the farm. We would definitely recommend this farm to anyone in the area looking for a place to camp. The animals are very friendly and our little Jack Russell loved running around, taking in all the smells.

Had a wonderfully peaceful weekend of camping at the farm! The pond site is private, but gives you a view of the entire farm. The animals were beautiful (and not that I would’ve minded, but literally no animal smells whatsoever! It’s a very well-maintained and clean farm!). Potty was nearby and clean. Great location for so many MD and WV towns. Easy to find, great directions. I would not hesitate to camp here again! Saw 8 bald eagles at once right over the pond, 2 beautiful geese were taking a bath in the pond Saturday morning when I woke up. A woodpecker was doing his thing nearby. So awesome all around!
