We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. If you like to chat, we’re usually available, if you like your privacy, we respect that too. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc….
We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too!
Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

A Few “Concerns” to Clear Up
• “This isn’t off-grid.” If your idea of off-grid is 100 miles from civilization and reachable only by carrier pigeon, then sure — we’re not that. But there’s no power, no running water, no gas line, and nothing tied into municipal infrastructure. We’re powered by nature, not a utility bill. So yes, we’re off-grid — just not your wool-socks-and-Birkenstocks version of it. (Though, for the record, we wear Birkenstocks too.)
• “We were seen in towels.” Hmmm… which is why we gently suggest skipping the towel parades through camp. Our enclosed shower stalls are there for a reason: shower, dry off, then get dressed before rejoining the great outdoors.
• “It was in somebody’s backyard.” Sorry — our two acres aren’t tucked away in the middle of a federally protected reserve in the middle of nowhere. But our closest neighbor is nearly 300 feet away, and we happen to think riverside camping with a little civilization nearby is a pretty great trade-off.

If those realities feel unacceptable, we wish you luck finding a soundproof, neighbor-free, bird-mute utopia. But if you’re after a laid-back, laughter-filled, and unapologetically outdoor getaway on the banks of the South River — welcome. You’ve found it.

Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others.
Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience.
In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house!
We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you!
Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. (:

We offer 2 unique rentals located just minutes from Seneca Rocks, WV. The Renovated Barn is an actual barn, located on a little farm, complete with farm animals! Goats, chickens, peacocks, ducks, and a pig live at the other side of the barn. The Barn is located on a one acre lot, shared with the host's home. I give guests privacy while they are here, but I do come out to the barnyard twice a day to feed and tend the animals.

What an amazing campsite! Hats off to the owners that did a great job on the build out of the school bus. The site has everything you would need from a cooking station inside to functional grill out private outdoor shower and porta potty as well as hammock and fire pit. I appreciate the steps that we’re built to get down to the river for tubing and swimming. most of the campground is covered in mulch with cuts down on dirt and kept our puppy on the cleaner side.

From the moment we arrived, we knew this wasn’t just another getawa…it was an experience. Every detail has been thoughtfully planned to create the perfect balance of adventure, comfort, and relaxation. It is truly glamping at its finest.
The accommodations were absolutely stunning…beautiful, comfortable, spotless, and incredibly welcoming. It was obvious that the hosts poured their hearts into creating a place where families can make unforgettable memories. They were wonderful to work with, and their hospitality made us feel right at home.
Our days were packed with adventure…kayaking, fishing, tubing, swimming, hiking, zip lines, campfires, s’mores, hammocks, badminton, outdoor games, an indoor arcade, RC cars, sparklers… the list could honestly go on and on. There was never a shortage of things to do, yet it was also the perfect place to slow down and simply enjoy being together.
And don’t leave without trying the Farmer’s Daughter Butcher meats…they were absolutely incredible and one of the unexpected highlights of our trip!
Every part of our stay exceeded our expectations. We’ve stayed at many campgrounds over the years, and this one has quickly become one of our all-time favorites. We were still talking about it on the drive home, and before the weekend was even over, we were already planning our next visit.

Very cute yurts-ours had AC and a pedestal fan, as well as a spigot outside. The site is all hill, with stairs and uneven terrain, so you do need to have steady gait here. The bathhouse is close, with toilets, sinks, showers, lights and a strong sulfur smell - but remember that sulfur is great for your skin and hair!
Easily slept 4 of us-could've fit more if kids are tiny.

Absolutely loved our stay at Big Dipper Ranch. The glamping setup is fabulous—clean, with a super comfortable bed, great amenities, and a beautiful, serene setting. Jud was a wonderful host who met us to make sure we felt right at home and understood how everything worked. The camp was perfectly polished and he thought of everything. Enjoying the pond, meeting the goats, and exploring the nearby hikes and local brewery made for a great trip. We also shared the meadow with some incredibly friendly neighboring guests. Big Dipper Ranch is an exceptional place to relax and unwind.

Weekend Trip to Riverdale Farm- River Glamping
We rented all four units for a family vacation. Every unit was different and wonderful. The attention to detail made the weekend a pleasure for our family from thoughtful snacks to a variety of family friendly amusements and all the little things you may forget but find that you need. We are hoping to make this a family tradition.

Wow what an experience. Ed and family really have the place set up well. The land is well kept where necessary but left wild everywhere else. We spent hours in the pond swimming and fishing as well. My 8 and 10 year old loved the place and explored it with curiosity. Thank you for letting us share your slice of "almost heaven". We will be back again.
And to the fellow hipcamper. If youre on the fence for any reason. I suggest you get off that fence and book this place. You won't regret it.

Super space to enjoy the outstanding outdoors with a shelter that is like a bungalow in the forest. Host was an exceptional and enjoyed making us feel at home and relaxed. Serene and special whatever the unit. Recommend unit with no handrails to enhance the camp style. Dank U ! Flemish for thanks.

Jud glamping site is astonishing. Tents are very confortable and relaxing. Love sitting on the deck’ chairs and just contemplate nature and feel inspire. Judson is an excellent, stellar host, knowledgeable, friendly and joyful. We really enjoy our stay, wishing we could stay longer.

Weekend Trip to Fairy Glen Farm
John and Suzanne are very down to earth and were excellent hosts to us for our weekend camping here. Every conversation had between us was so easy. They are lovely people with a serene and beautiful property. The vibe on their camp/property is exactly what we were looking for to experience the Shenandoah Valley for the weekend. I would highly recommend to anyone.

With pets
I spent a few days here with my son and it was wonderful! The cabin is great, and has everything you need. The deck facing one of the ponds is wonderful and a great place to sit and hear the fish jumping out of the water, the frogs, and birds. The river is fun and was one of our favorite spots. My son looked and found lots of salamanders, snails, and fish.
