For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. Fern Yabin (a hard sided yurt) is nestled in a forest on a ridge (Elk Ridge) directly across from the Maryland Appalachian Trail. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). The place was absolutely spotless, not even a spec of dust anywhere to be found. There were so many amenities that we did not get around to using them all. The host was extremely affable and respectful , which made for a very pleasant atmosphere. Had a fantastic time! Amazing value for the money. Clean, quiet, and comfortable. Loved having a kitchen, shower, private bathroom, fire pit, outdoor propane grill, plenty of outdoor seating and a nice bed in a heated RV all for less than some local campgrounds charge for an empty cabin with no amenities. Steve is a great host as well. Checked in via messages to see if we needed anything, made sure we were comfortable despite the weather getting near freezing at night, then left us to ourselves to enjoy our weekend. It was the perfect retreat away from the city. Crisp Fall nights, starry skies and a crackling campfire. It doesn’t get any better than that!

Absolutely perfect stay, and the hosts were so considerate! A space heater was on when I arrived, and the fire pit area was thoughtfully set up with all the supplies you need like split wood, kindling, and paper. So much more was provided, and we really appreciated it. My only tip - if you’re quite tall…maybe 5’10 or 5’11+, the sleeping areas might be cramped. But it was perfect for me at 5’4-5’5. The twin beds are a bit longer. Stella and Sinatra are the sweetest farm dogs too.

In a nutshell, we loved the Yabin! The property is very laid-back and accessible. The cozy outside area with a fire pit and seating area is right outside the door of the Yabin. It is much bigger and more sturdy than we imagined. So much space with many nice touches. The woodstove kept everything nice and cozy overnight. The beds were so comfortable! This wasn't camping...or even glamping, really. This is a small house in a smaller sized residential community. We could see other houses on either side and across the street easily, so it did not feel like a campsite. However, it's a cute little place that has nice accommodations and we were quite comfortable there. We used the charcoal grill one evening and had a fire in the small brick fire pit two out of the three nights we spent there. The location is convenient to Winchester, about 15-20 minutes away.

So beautiful standing on the waters edge. Cozy, clean cabin. Nicest "outhouse" I've used. Shepardstown nearby is a great little town and so close. Note: Wifi did not work well at all but only really wanted it to look up nearby places. Sadly it was drizzle so I didn't get to sit by the firepit by the river so I guess I'll have to come back. :-)

We designed the cottage to be a private location, the back deck is surrounding by trees. Your only complaint will be having to go home the next day. Cleaning precautions for everyone are taken to extreme lengths. All linens, pillows, etc. are completely removed and cleaned. All surfaces receive commercial disinfectant and upon the request of the guest we can cordinate fogging services. We apologize in advance that some normal things are removed completely like printed house manuals. We ask that you remove all trash and a few other things upon departing to help us stay safe as well.The internet cannot be guaranteed if there is a problem with the provider. In a wooded area bugs are normal. Loud noise or Guest not on the reservation will result in immediate termination and removal. We have a zero tolerance policy. Our relationship and safety of our neighbors and neighborhood is of upmost importance to us.
