Camping with a trailer is a fun experience. While we do not have a kitchen, we provide propane grill, BBQ grill shared refrigerators, pans, utensils, and dishwashing area, Please expect some vintage aspects, such as door handles, screens, windows, that function according to their age. These are not new modern trailers and we think that adds to the appeal! However they are clean and cozy!Your trailer is down by the pond, the wildlife clay bottom is spring fed, swimming is allowed during daylight hours only and it is "Swim at your own Risk". Please read the house rules regarding rinsing off and refraining from getting suntan oil etc. in the pond. We usually have wood on site for sale, advance request is much appreciated and please pay upon arrival with cash, $10 per ample bundle and $15 for a bag of charcoal. We do not deliver after 5pm so please order in advance. PLEASE NOTE- you do not have our property to yourselves. We live onsite and on any given night, both trailers can be rented. The cook station, picnic table/benches under the pavilion and composting toilet are communally used. IMPORTANT-PLEASE PLAN TO CHECK IN BETWEEN 4 and 6:30 pm as this is not a location where we can accommodate arrivals after dark. After checking in, you can head back out for dinner, we are a mere 5 miles from Quechee. Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont.
Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale.
There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available.
There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]
[Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. Your route should take you to Beacon Hill Road via VT route 110. it should NOT take you to Beacon Hill Road via Brook Road!]

Our full line of herbs and herbal products are for sale via our website or at Free Verse Farm Shop, located just one mile from our farm in downtown Chelsea. Our Farm Shop offers a wide variety of fresh produce, provisions, fresh baked goods, alcoholic (& non-) beverages, and more to enjoy during your stay or as you continue on your journey.
AMENITIES: we offer a hot outdoor shower & sink, as well as an outhouse with a composting toilet. Each campsite has a firepit and a picnic table.
CAMPSITE DETAILS: We currently have 2 campsites open. They are located in meadows with beautiful views of the First Branch Valley and Chelsea village. 4 wheel drive is recommended, but not necessary, and you are always welcome to hike up to your site. The site is spacious and private.
LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. You can also pre-order online (shop.freeversefarm.com) to pick up in store or ship your order around the USA.
The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

Camping is provided by and in support of the Blueberry Hill Outdoor Center, a 501 3C non-profit company. Located in the heart of the Green Mountain National Forest, the Outdoor Center provides access to the Blueberry Hill network of trails, the Vermont Long Trail, The Catamount Trail, and the Moosalamoo National Forest Trails.
All campsites are located at the edge of the field behind the Outdoor Center. We have hot/cold outdoor showers as well as restrooms in the Outdoor Center. For more information, visit our website at blueberryhilltrails dot com.
While there is an internet connection near the buildings, it may not be available at your site. Cell service is limited at best. You can drive your car right up to your site. Sites are a good distance apart. Site 1 and the Bed in the Shed are the most private. Site two is quite open and supports trailers.
For your campfire, you can forage for wood or request "bundles" (about a dozen hunks of wood) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted.
Step outside your tent and you'll find a wealth of hiking, biking, and running trails. As stewards of these trails, your camping fees help support the efforts of this non-profit comany. Nearby, you can enjoy swimming, kayaking, and canoeing. Trail maps are provided upon arrival, and you can also view them online on our webpage at Blueberry Hill Outdoor Center.
The Outdoor Center offers snacks and cold drinks for purchase, including our inn-made chocolate chip cookies, chips, and cold drinks. Also available on site, at the Inn across the road on mornings we are serving, may be a full breakfast, pastries, packed lunch, and coffee. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.

If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont.
Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale.
There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available.
There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]

AMENITIES: we offer a hot outdoor shower & sink, as well as an outhouse with a composting toilet. Each campsite has a firepit and a picnic table.
CAMPSITE DETAILS: We currently have 2 campsites open. They are located in meadows with beautiful views of the First Branch Valley and Chelsea village. 4 wheel drive is recommended, but not necessary, and you are always welcome to hike up to your site. The site is spacious and private.
LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

It is here that we run Roots School, a wilderness earth skills school, instructing adults and youth alike.
The land has over a half a mile of river frontage and several streams, a beautiful varied forest, rambling topography, and plenty of wildlife. Many lessons in tracking may be found as whitetails, moose, black bear, fishers, bobcats, porcupine, coyotes, foxes, mink, ermine, snowshoe hare, wild turkey, and ruffled grouse, are seen and tracked. Camping is provided by and in support of the Blueberry Hill Outdoor Center, a 501 3C non-profit company. Located in the heart of the Green Mountain National Forest, the Outdoor Center provides access to the Blueberry Hill network of trails, the Vermont Long Trail, The Catamount Trail, and the Moosalamoo National Forest Trails.
All campsites are located at the edge of the field behind the Outdoor Center. We have hot/cold outdoor showers as well as restrooms in the Outdoor Center. For more information, visit our website at blueberryhilltrails dot com.
While there is an internet connection near the buildings, it may not be available at your site. Cell service is limited at best. You can drive your car right up to your site. Sites are a good distance apart. Site 1 and the Bed in the Shed are the most private. Site two is quite open and supports trailers.
For your campfire, you can forage for wood or request "bundles" (about a dozen hunks of wood) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted.
Step outside your tent and you'll find a wealth of hiking, biking, and running trails. As stewards of these trails, your camping fees help support the efforts of this non-profit comany. Nearby, you can enjoy swimming, kayaking, and canoeing. Trail maps are provided upon arrival, and you can also view them online on our webpage at Blueberry Hill Outdoor Center.
The Outdoor Center offers snacks and cold drinks for purchase, including our inn-made chocolate chip cookies, chips, and cold drinks. Also available on site, at the Inn across the road on mornings we are serving, may be a full breakfast, pastries, packed lunch, and coffee. (Please enquire in advance or night before if any inn items are available. ) Don't miss our Pizza Nights at the inn. More info on the Outdoor Center webpage. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.
If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Naturalists will love the brookside trails, many dipping pools, a zip line, hammocks, and a privy with a woodland view. There are several scenic campsites on the 150 acres, but only one will be rented each night to ensure a special experience. Wifi and power available across the brook outside the farmhouse as needed. No cell service. Spend lazy days exploring the woods, reading a book in a hammock, or sunning yourself on a rock in the river. A newer, larger tent has been set up for 2025 .
Roxbury is the geographic center of Vermont - which makes it a great basecamp for adventures. Warren / Sugarbush is 20-25 minutes to the west. Montpelier is 20 minutes to the north. Randolph is 20 minutes to the south. Two brewpubs are within 15 minutes.

The Studio at Halfpipe Farm was a wonderful place to stay! It had everything you could want - a cozy loft, hot shower, stove, beautiful scenery, and so much charm! Great place with great people. They have the cutest cats as well. Make sure you read the directions/details of the site before you go so you know what you’re signing up for.
The furnace had some mild venting issues but we were able to get it going pretty warm and toasty. The farm itself is beautiful—it was nice to get away from the city and enjoy slow life and nature. 10/10 trip

We had an absolutely amazing time! The home was so comfortable and beautiful, and we loved all the doors on the ceiling! We got to make dinner with the little kitchen, which was perfectly stocked for our needs, and the bath was such a cute addition! staying here for our second Valentine’s Day was absolutely perfect and I would recommend it to anyone looking for a cozy night in any season💕

It was a good blend of having convenience, glamping, beauty, and quaintness.
While the upstairs bed is comfortable, it does sit on the loft wood itself. One word of caution and to be prepared, the ladder that goes up to the loft is narrow and quite steep. There's also a bed on the main level, which I actually found more convenient for those of us who have to pee in the middle of the night. 😊
Overall it was a comfortable and enjoyable stay. I would recommend it for anyone that wants a down to earth glamping experience.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit.
The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely.
I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor.
If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe.

We had a wonderful time visiting the animals and looking at the stars from Willoughby rescue. There was lots of fun to be had nearby and on site. We left a night early because we wanted to avoid the rain, but loved the eclectic and adventurous stay at the Thoreau Stream campsite (not recommended for the faint of heart/folks with less camping experience). It is a short but rugged trek from the parking spot, but the solitude is lovely. Definitely recommend sharing an apple slice with the donkeys, they are very soft if you are gentle.

Absolutely beautiful raw nature! The steep walk up is well worth it! Tent is spacious and comfortable. Take the trip to the hollow, not an easy hike but the reward is amazing! The zip line was so much fun, we now need one at home lol. We even enjoyed the occasional sound of the trains going by below. Can't wait to return in the spring!!

I had an amazing weekend camping on Jeff and Jill’s property! This was my first time camping alone and I felt incredibly safe. The property and campsites are beautiful. Jeff and Jill even brought me one of their sleeping bags because they were worried I might get too cold if temperatures dropped at night! I will definitely be coming again in the future.
