Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain. Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. Marina services are available May thru October each year, with other events and services available throughout the year. The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line. Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. About us: At Hogback Homestead we strive to be positive stewards to our land.  We actively farm and forage, and appreciate it when our guests take interest as well.  We graze sheep, pigs and sometimes other ruminants, keep gardens and perennials, and manage our lands with the most ecological practices available to us.  We believe that a strong and thriving community is foundational to a healthy, happy life and welcome all to come visit! Ask about long term camping and internship programs as well. Arriving on site: Don't follow your GPS, as it may send you to an inaccurate location. Instead, put our address (contact us if you're unable to find it on this site) in, locate our road, and then look for the street number on our mailbox on the left as you drive uphill. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.] [Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain. Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Located on 109 scenic acres, we offer beautiful campsites, as well as RV parking and canvas tents for rent. Our property borders Vermont's Long Trail, less than 1/2 mile from the gorgeous vista of Prospect Rock. The Lamoille Valley Rail Trail is nearby for bicycle or foot travel, and the Lamoille river is easily accessed for fishing, tubing, kayaking etc. We feature a full-size professionally built Disc Golf course, Elevation Chains, on property. Beautiful views of river and mountains and a secluded yet very accessible location make this an ideal property for camping.  Our campground features a fully functioning outdoor kitchen available to all campers.  Propane stove, running water and cutlery are provided to make food planning and prep easier.  It also features a large firepit and serves as a great center for community gatherings.  Outdoor shower (room temp only) and composting toilets also available.  Biodegradable soaps and hygiene products only please! Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.] [Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. Your route should take you to Beacon Hill Road via VT route 110. it should NOT take you to Beacon Hill Road via Brook Road!]

Weekend Trip to Woodbury Meadows
Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

Beautiful location, accommodating and welcoming hosts. Very nice clean bathrooms, showers, and laundry! Best I've ever seen at a camp ground. Sites are pretty private with their own sink and tent. It is in the middle of nowhere but pretty easy to find off the main road. Dog friendly. Wish we could have stayed longer!

My boyfriend and I loved camping on Betsey’s land. We were on Aspen Oasis site and everything we needed was there (cooking equipment, flashlight, towel, clean bed with tons of blankets, …)! The wooden stove is a must for the chilly nights, and Betsey provided plenty of wood for us to feel comfortable. We highly recommend !
