Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. Site was very large and very private. Enjoyed the unobstructed view of the beautiful night sky, and plenty of room for playing with yard games. Had a bit of a hard time leveling the RV. But it was worth it. Recommend bringing a extra step stool in case your stairs end up too far off the ground. Also note that you will get contact info in the last email from the system, and you are supposed to text on arrival. We missed the email so we didn't know.

Quiet, great walking trails, amazing views, Surrounded by gardens, apple trees, grazing cows and you will be among several old historic buildings and farming implements from 1800's. I real bargain for the price! I went on a Monday into Tuesday when the museum and buildings were closed, this made for a private quiet experience. If you go during open times or peak summer/ fall times you may see more tourists passing through. Look forward to going again!

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. This is back country camping with logging roads, log landings and old country roads.There are many options for camp sites including just off road to deep in woods on logging roads & landings. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. Bug spray is recommended. Although black bears are generally shy and usually avoid humans, they are opportunistic and will search for human food supplies when natural foods are not available. Maintaining a sustainable bear population in New Hampshire depends on minimizing human-bear conflicts. It is illegal to intentionally feed bears in New Hampshire. Intentional feeding can create problems within residential areas and can result in fines. It also may threaten the life of the bear, if it becomes a nuisance animal as a result of this feeding. Please keep your food in your car when you are not at the site and when you are sleeping. The property has views of Mount Martha and the Presidential Mountain Range. There are easy walking trails throughout the property. There is a field to play games; Soccer, wiffle ball, corn hole and yard croquet can be used. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.
