My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Rustic Farm Camping in the White Mountains Welcome to our peaceful field on a historic 7th-generation farm in Whitefield, NH—nestled in the heart of the White Mountains. Just minutes from downtown and surrounded by lakes, rivers, trails, breweries, and local eats, our location is perfect for outdoor explorers and weekend wanderers. We’re near the Heritage Trail and right on the Cross New Hampshire Adventure Trail route—great for bikers and hikers. Our field offers star-filled skies, monarch butterflies, and frequent visits from deer and other wildlife. We intentionally keep the area wild and unmowed to support native species and maintain the natural beauty of the land. This is a very rustic, off-grid campsite—best for those who appreciate nature and are prepared to rough it. There are no hookups, electricity, or potable water. An outhouse compost toilet is available (bring your own TP). No showers or dump stations. Please do not dump grey/black water anywhere on the property. We allow small RVs, vans, and trailers under 24 ft. No 5th wheels. 4WD is recommended but not required. Garden carts are available, upon request, to haul gear if needed. Important to Know: No pets (we’re a working farm with chickens and farm dogs). Fires allowed only in designated pit. Bring firewood (or purchase from us) and always follow fire bans. Pack out your trash (small bin next to outhouse provided for cans/bottles). No cutting trees or using the large bonfire pile in the center of the field. Arrive before dark—there are no lights on site or along the field road. If muddy, you may need to park at the bottom of the access road. We rent to up to 3 groups per night, sites are first come, first serve. Our family farmhouse dates back to the 1850s, with five remaining acres including the barn, fields, and woods. We offer farm-fresh eggs and seasonal produce when available. Bears & Wildlife: This is bear country. Store all food, coolers, and scented items in your vehicle. Never keep food in your tent, and keep your campsite clean at all times. This site is best suited for those who enjoy a rustic, back-to-basics camping experience. This land is the home to Brad and Sarah, cats, gardens and a variety of wildlife. It is here that we run Roots School, a wilderness earth skills school, instructing adults and youth alike. The land has over a half a mile of river frontage and several streams, a beautiful varied forest, rambling topography, and plenty of wildlife. Many lessons in tracking may be found as whitetails, moose, black bear, fishers, bobcats, porcupine, coyotes, foxes, mink, ermine, snowshoe hare, wild turkey, and ruffled grouse, are seen and tracked. Often times we are also lucky enough to catch a hawk circling the pasture and to hear the barred owls calls in the darkness of night. The diversity of plants, trees, and animals make this an ideal place to study and grow, or simply hang out in and experience.

We had such a great time at the yurt and exploring the property with our two dogs! Morgan did a great job of showing us everything we needed to know for our stay. The yurt itself is absolutely beautiful and truly makes you feel like you’re sleeping in nature. The location that they chose to build the yurt provides an amazing view of the mountains right out the front window. We opted to use the wood-fired hot tub while we were there and it was a fantastic experience. Although the wood stove was out of commission during our stay, the space heaters that were provided were more than enough to keep the yurt toasty, even during the cold late November nights. We would gladly come back again!

We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

An amazing stay at a beautiful property! It was a little hard to find- when I clicked the directions option on the booking, it took me to two different places that were both incorrect. The address for the campground is 262 depot street, and the campground map is difficult to find- doesn’t seem to be on the Hipcamp site. Our friends booked the river run site so we were able to take over the whole area, and our dogs could run around and play which was great! Very private and secluded, though it might have felt too close if people at the adjoining site (river run) were strangers. We will definitely be back, so many cool and different options for lodging!!

It was a good blend of having convenience, glamping, beauty, and quaintness. While the upstairs bed is comfortable, it does sit on the loft wood itself. One word of caution and to be prepared, the ladder that goes up to the loft is narrow and quite steep. There's also a bed on the main level, which I actually found more convenient for those of us who have to pee in the middle of the night. 😊 Overall it was a comfortable and enjoyable stay. I would recommend it for anyone that wants a down to earth glamping experience.

We had a wonderful time visiting the animals and looking at the stars from Willoughby rescue. There was lots of fun to be had nearby and on site. We left a night early because we wanted to avoid the rain, but loved the eclectic and adventurous stay at the Thoreau Stream campsite (not recommended for the faint of heart/folks with less camping experience). It is a short but rugged trek from the parking spot, but the solitude is lovely. Definitely recommend sharing an apple slice with the donkeys, they are very soft if you are gentle.

I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night. Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival. The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light. It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons! A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi! I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious. Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell! Thanks Carol :)

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Nestled in the Green Mountains, we are an operating maple syrup farm. Our property is located on a well-maintained dead-end road. It is a beautiful, tranquil place that offers or is near to several activities. Whether you are coming from far away or just want to get out of the hustle and bustle, our place is a GREAT place to unplug. Campsites are located with a view of our beautiful rustic barn, a legacy apple orchard, mountains, and plenty of trees surrounding the area. Sunsets are a beautiful time of day, sitting by your campfire enjoying the peacefulness! Enjoy your smores under a starry sky and listen carefully—you may hear one of our owls! Camping as a group? We may be able to accomodate you! Rent 2 or more sites. Great place to come with your friends or family. ATV/UTV Trails Access ATV/UTV trails from your campsite. There are miles of trails to ride! HIKING Take a hike through our woods or access the thousands of acres adjacent to our property. You will see waterfalls, streams, birds, tracks from the wildlife, and beautiful views. Plenty of places to dip into the cool water when you need to cool off! Walk or drive down to either of 2 covered bridges and see the craftmanship that enables them to continue to be used today! Access the Long Trail at multiple locations within a few miles. BIKING Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed). FISHING/HUNTING In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed. CANOE, KAYAK, TUBE Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. MAPLE SYRUP/SUGARBUSH Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home! WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! OTHER ACTIVITIES - Smugglers Notch is a quick drive (South) - Jay Peak is a quick drive (North) - Disc Golf, Ropes Course, Golf, and more. - Access local eateries like the Burger Barn - a local favorite, grap a yummy sandwich or pizza at the Cupboard. - Explore local breweries and distilleries - Forgot something? There are small groceries, a couple of hardware stores, gas stations, etc within a quick drive. Camp sites include flat area, fire ring. Electricity and water at 2 sites. 1 site has a poured concrete pad -- perfect for a camper/RV. The other sites (grassy) can accomodate a camper/RV or tents. Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.) Firewood for firepits available for sale.

Adjacent to the Missisquoi Recreation Trail, our site offers easy access to scenic biking and hiking, stretching 10 miles north to the Canadian border and 20 miles west to St.Albans, a great town on Lake Champlain. Due to our location on the river, you will undoubtedly see beavers, geese, ducks, blue heron and other waterfowl. We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!
