Welcome to our property located in Hye, at the beginning of the Texas Wine Trail. French Connection Wines is right next door and the renowned William Chris Vineyards is just 1 mile away. Not to be missed is the Garrison Brother's Bourbon Distillery, less than a mile down the street – you could even walk to all three!
Our property features a shared, covered outdoor patio with a games court for corn hole, checkers, and bocce (checkers, boards and balls provided), gas fire pit, and a gas grill for those cooler nights. The patio is lighted with cafe lights.
One of the RV slips is covered, while the other is nestled under a charming burr oak tree. On-site, we also offer a rental cabin. The covered RV slip is equipped with 30 and 50 amps, the other hookup is 50 amp, both have their own water and clean out connections.
Both RV slips are on grass/dirt, and the entrance/exit is grass and dirt.
*****IF IT RAINS heavily while you are here, please use the paved driveway to exit the property as you may get stuck in the grass at the big double gate.*****
Our property uses rain water recapture. Please conserve water when you can when cooking, washing up and cleaning. No washing of cars or RVs is allowed.
Please note that there might be other guests staying on the property during your visit. Kindly be considerate of noise levels and how it may impact the experience of fellow guests. You may also be sharing amenities such as the grill, deck, outdoor kitchen, and games court.
We welcome dogs, but it is your responsibility to manage their interactions with other guests' pets. Due to potential gaps or larger openings in the fencing, we recommend keeping your dog on a leash.
The owners live on the far side of the property. The rest of the property is left natural for wildlife, so expect uneven terrain, tall grasses, and yes sometimes scorpions, spiders and snakes along with deer, armadillo, wild turkeys, and lots of songbirds.

As our topo map shows we have a wide variety of terrain ranging from steep cliffs with huge views to shady canyons. The river cuts through the middle of the place and is surrounded by four hills that each have their unique characteristics ranging from flat oak-covered to rocky steep ridges. I guarantee you will find beauty all around.
We do have a couple of fun areas to try your 4-wheel drive out. Please dont make your own....stay on trails.
There are plenty of places to swim. When the Ladder is reserved, you may not swim there. Please be respectful.
We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch.
Every camp spot has access to all the swimming holes except the ladder when it is booked. The main swimming holes are--

2. Another my brother likes that has a cypress tree submerged you can sit on he calls the 1000 waterfalls

Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare.
The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable.
We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm.
We should have a second bunkhouse up and running by fall of 2025.
If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

Welcome to our property located in Hye, at the beginning of the Texas Wine Trail. French Connection Wines is right next door and the renowned William Chris Vineyards is just 1 mile away. Not to be missed is the Garrison Brother's Bourbon Distillery, less than a mile down the street – you could even walk to all three!
Our property features a shared, covered outdoor patio with a games court for corn hole, checkers, and bocce (checkers, boards and balls provided), gas fire pit, and a gas grill for those cooler nights. The patio is lighted with cafe lights.
One of the RV slips is covered, while the other is nestled under a charming burr oak tree. On-site, we also offer a rental cabin. The covered RV slip is equipped with 30 and 50 amps, the other hookup is 50 amp, both have their own water and clean out connections.
Both RV slips are on grass/dirt, and the entrance/exit is grass and dirt.
*****IF IT RAINS heavily while you are here, please use the paved driveway to exit the property as you may get stuck in the grass at the big double gate.*****
Our property uses rain water recapture. Please conserve water when you can when cooking, washing up and cleaning. No washing of cars or RVs is allowed.
Please note that there might be other guests staying on the property during your visit. Kindly be considerate of noise levels and how it may impact the experience of fellow guests. You may also be sharing amenities such as the grill, deck, outdoor kitchen, and games court.
We welcome dogs, but it is your responsibility to manage their interactions with other guests' pets. Due to potential gaps or larger openings in the fencing, we recommend keeping your dog on a leash.
The owners live on the far side of the property. The rest of the property is left natural for wildlife, so expect uneven terrain, tall grasses, and yes sometimes scorpions, spiders and snakes along with deer, armadillo, wild turkeys, and lots of songbirds.

As our topo map shows we have a wide variety of terrain ranging from steep cliffs with huge views to shady canyons. The river cuts through the middle of the place and is surrounded by four hills that each have their unique characteristics ranging from flat oak-covered to rocky steep ridges. I guarantee you will find beauty all around.
We do have a couple of fun areas to try your 4-wheel drive out. Please dont make your own....stay on trails.
There are plenty of places to swim. When the Ladder is reserved, you may not swim there. Please be respectful.
We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch.
Every camp spot has access to all the swimming holes except the ladder when it is booked. The main swimming holes are--

2. Another my brother likes that has a cypress tree submerged you can sit on he calls the 1000 waterfalls

Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare.
The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable.
We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm.
We should have a second bunkhouse up and running by fall of 2025.
If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

I loved this cabin. The view of the river from the patio was amazing and the jacuzzi, you could look up at all of the stars. The kitchen is nice. They have a very nice toaster oven, bbq grill, but no stove top (just a heads up)! The cabin was very clean. The location is perfect. It is very close to Fredericksburg and Enchanted Rock! My dog even got to join in on the adventure.

I absolutely loved this camper! Private location, very well stocked, and the little deck with the comfy furniture was perfect first thing in the morning. I have watched deer while sipping coffee, lazed on the couch under the umbrella enjoying a nice breeze, and cooled my feet in the river in the late morning. It was the relaxation I needed with just the right amount of space.
Alright TLDR is over so here is the breakdown.
Pros:
~VERY WELL STOCKED for the most part (dishes, tea pots, towels, washcloths, even a outside sink for room to wash dishes, ect.)
~ gas stove (just remember to turn it on)
~ fantastic distance from the river
~ beautiful views (especially nighttime for stargazing)
~ Comfy furniture! Legit wanted to nap outside in good breeze.
~ Privacy! I could only see one cabin unless I went to the main camp grounds.
~ Public area's are also well stocked and taken care of
Cons:
~Only one pot to cook on. There was a griddle as well but I didn't test it. Absolutely would have grilled outside if there wasn't a burn ban.
~ The path to the restrooms wasn't well lit but you're out in nature get a headlamp.
~ One of the showers uses the hooked latch that kept slipping if the door was bumped. There was twine to help hold it in place but please someone get that fixed with a more secure latch.

We had such a lovely stay! The campsite had everything we needed — cookware, fridge, clean showers and bathrooms, and beautiful views all around. We arrived late at night during a storm, so a small light or sign would’ve made finding our way easier, and a wagon for our gear was not available as mentioned. Not taking any points off though — it’s a great, family and dog-friendly spot, and we can’t wait to come back for a longer stay with our dog next time!

This was an awesome experience for our young grandchildren. They learned so much about the animals and loved their first ever horse ride. There was a nice playground, hills and rocks. Things we don’t have at home. I would definitely do it again.

Amazing.
That’s what you need to know about The Charmadillo. I’ve stayed in AirBnBs, state parks, RV parks, and primitive camping sites. This really does give you the best of all worlds. If you’re looking for a Texas Hill Country escape, and want to connect with nature, while combatting the TX heat with a/c to sleep in, and a good, clean shower, this is it.
The property is fantastic. Perfectly nestled into a hillside, you get great views, space to hike and explore, and a true feeling of being in nature.
The common areas are kept immaculately clean, especially with how off grid it feels. The decor and touches of comfort are tasteful and feel organic. Everything feels like it’s there to enhance your experience, not just look good in a picture.
Sarah, the host, is a great communicator and seems to really value her guests’ experience.
The location is easy to access, and it’s a short drive to Bandera or Kerrville, and a great home base for exploring the Hill Country.
I hadn’t touched Hipcamp in years after my previous experience, but Sarah is doing hospitality the right way.
*this probably reads like a paid review, or ‘friends & family’, but I assure it’s not. I just really enjoyed this place.

Such a wonderful and relaxing getaway; the amenities were wonderful, the groups and facilities were well-kept, and the cabin was adorable. I loved all the little personal touches as well! The host was very thoughtful and responsive. Would definitely stay again!

1 night at Mockingbird Farms
It was a quiet and pleasant stay. We stayed in the 2 person bunkhouse which was very cozy. The farm had some very friendly horses, goats and donkeys that we could feed treats to.
The kitchen in the farmhouse was also well stocked with utensils, coffee, and seasonings.
The pool was very refreshing in the hot sun.
The host was also extremely helpful in calling us and providing all details and responding to our texts during the stay.

Weekend Trip to Sparrow Bend River Retreat
We had a fantastic stay! Beautiful scenery, River was perfect for swimming and fishing. There were others camping but did not feel crowded and was not loud. Clean, responsive, can’t wait to come back!
