Lake Livingston is a large 23+ mile lake. We bought the property in 2014 and did upgrades on weekends, love the views, fishing, campfires, and meeting people so we opened the first cabin in April of 2018, now have 5 cabins and 9 rv sites and welcome you to enjoy the lake as much as we do. Every season of the year is a little different and all are wonderful!  We are in nature, and across street from wetlands, yet only 2 miles from city grocery store and restaurants! The community that the property is inside of all of the lots are 20+ Acres each and there are not a ton of people that have actually moved out there yet. Keep in mind this is a developing Ranch Community so the roads are a bit JACKED UP at the moment to be honest, if you have a low slung car or a really nice car this spot may not be for you, SUV's Trucks, hell even Minivans probably will be just fine. There are tons of wild animals on the property from boars, deer, coyote, snakes, rabbits, turtles, big predator birds, and 2 mountain lions/cougars have been spotted on game cameras throughout the community. The entire community is over 10,000 acres.

Fire pits are available in two different areas of the property, and campfires are permitted within these designated spaces. The land is divided through the middle, which allows convenient access for parking. Bikes and ATVs are welcome, but for your safety, please do not enter or attempt to use any areas that seem unsafe. Guests are welcome to collect firewood from fallen branches or trees already on the ground. However, please do not cut, damage, or remove any standing trees. As this is a primitive camping site, there is no electricity or running water available. Please bring your own drinking water and water for personal use. Our compost bathrooms contain a small amount of water for basic showering; however, if the water runs out, guests will need to provide their own. These bathrooms are enclosed on three sides and are located a short distance from the campsites, providing a reasonable level of privacy. There is a pond located toward the back of the property. Swimming is not permitted. Fishing is allowed, but it is strictly catch-and-release. You may drive closer to the pond only when the ground is dry. Please do not attempt to drive there after rain, as the soil becomes very soft and vehicles may become stuck. Trash bins are not provided, so please pack out all trash and belongings when you leave. As this is a large property, we are still working to remove items left behind by previous owners. We do have neighbors nearby, so please be respectful and mindful of noise levels. The property is only partially fenced, and animals may occasionally pass through the area looking for food or shelter. Please remain aware of your surroundings during your stay. A train passes nearby from time to time, so guests who are light sleepers may want to plan ahead. If you plan to bring pets and allow them off leash, please note that we are not responsible for any injuries or incidents. One of our neighbors in particular has a breeding issue and his dogs tend to bark especially at night. Because this is an unrestricted property area, there is limited control over neighboring animals (we have tried to resolve this issue with no results) If you are a light sleeper, we recommend bringing earplugs or headphones to minimize any noise disturbance during your stay. Paula did EXCELLENT at responding fast and appropriately she did a great job helping me find my way throughout the property. 2 out houses as long as showers ,benches, fire pits, pond with Dock, etc. Pond was too low to fish in but I’d think it would be way better to come back closer to spring. It was a night little getaway not too far. The place we clean and had mostly everything you’d need. The only thing was it looked like you could roam around a little more but it’s the road you drive up on and a little back so exploring with the dogs was a little limited but I would highly recommend this place

If you’re looking for a relaxing adventure with all the comforts of home, this is the perfect stay. The host was amazing—friendly, helpful, and incredibly quick to respond to any questions we had. We brought our RV and were able to camp right alongside my sister, who rented the Airstream for Thanksgiving, which made the experience even more special. The property itself was beautiful. We spent our days exploring the trails and enjoying the local wildlife, and our evenings were filled with cozy campfire vibes and plenty of s’mores. It was the ideal blend of comfort and outdoor fun. We can’t recommend this stay enough and can’t wait to come back!

Paula is so sweet and accommodating, very quick to return calls and messages. The site has its own style of charm and feels very private and secluded. The dock is big and we had one of the best star gazing nights ever. Really big sky! The road noise is the only negative which I read in other posts. It seemed like background noise to me but kept others awake. Overall We had a great time. Thanks Paula!

Excellent camping spots offering privacy and convenience. We set up camp near the pond, which has lovely views and multiple great spots for tents. The toilet were near the camp sites, but far enough away to offer privacy. The dogs absolutely loved being off leash and running around the pond. There is a little bit of traffic noise, but overall a wonderful stay.

We enjoyed our time on Paula’s land! The Golden Hour was beautiful by the pond, with almost 180 degrees view of sunset. We chose to tent camp right by the pond. My boys got to fish and we saw quite a few critters - frogs, turtles, and a few snakes. You can hear the highway, but it wasn’t an issue for us. The main campsite was beautiful too, but we liked having close access to the pond. Our dog is use to off leash, so this was perfect for him. Paula’s neighbor has dogs, but our dog doesn’t wander away from us so we did not have any issues with that. My kids loved the hammock swing. I loved having a fire pit for grilling and Dutch oven cooking. The dock was perfect for stargazing at night. Paula was helpful and made us feel very welcome!

The cabin was very clean. We loved that it came stocked with anything needed in a kitchen (pots, pans, cutlery, paper towels, etc.) The pool was awesome and it is so nice that they have a restaurant on site. My family of 4 and our 2 dogs had a great time here and we will be back.

Weekend Trip to Lagoon Ranch Luxury RV and Cabin

It’s a very nice new place with a great pool and lake views. It’s a very big park and we were there in a Class C on a slow weekend. It had a very nice kids playground and a venue for a live band or performance that was near the pool. We had an afternoon snack at the Restaurant that was good. It’s very much a bar type food restaurant. The water and ice tea had an odd taste like the water softener put too much salt in it. The wait staff was friendly and efficient. There was a pool swim up bar that was staffed from the inside restaurant bar, but it was a light weekend as the park and pool were not very busy. The RV sites were long and plenty wide. I was in a section with only 3 RV’s near by and the pedestal voltage was only 111 volts on the 30a circuit. While sufficient for my stay could be a problem if they were very full in the heat of summer. The Dumpster was in the far corner of the park which is large. They could probably use a bit more lighting through out. I had to use a flash light to get to the dumpster at night. We will definitely be back. Next time in our Class A to test out the 50a service. It might be interesting to see if the pool or restaurant can handle the capacity if the park was full. There are a lot of sites

Weekend Trip to Riveted Retreat

We stayed over Labor Day weekend from Friday to Monday and as someone who has had 4 days off in two months I was looking forward to nothing but relaxing. This was the medicine I needed! We got to the spot and in the gate with zero problems. It is exactly as advertised and the pictures tell you exactly what you are getting. It was so quiet, beautiful, and serene that I immediately relaxed. The camper is great and equipped with everything you would need. We over packed because we've had other experiences that weren't as equipped with what we needed but this was perfection. We put bird seed I the feeder the first night and by the next day we had all sorts of birds, we had a sweet armadillo who visited us everyday, and two barred owls who decided to have a conversation each evening. Humming birds all over the place, fireflies, and just so calming. When it rained we were able to not only stay inside and stream our shows but also WiFi was on point so I was able to sit outside and watch on my iPad. The covers deck was also perfect for that while it rained. The pool was clean and a great dip to cool off. The only thing with that is that it was a little hard to get in and out for a shorty like me. We had a blast and will absolutely rent this again!! When we needed more firewood the owners came ASAP and brought more. Very kind and hey, we did hit up Buc-ee's that is only miles away for fun and great snacks. Highly recommend for quiet, silent weekend!

Weekend Trip to Riveted Retreat

Had a wonderful time this weekend soaking in the pool, chilling with the dogs, and chilling inside and out with the amazing WiFi while it rained down. The owners were quick to respond with new firewood and had a nice bag of candied pecans waiting for us. This was the weekend we were looking for and so private. Totally as advertised and the deck with the roof over was perfect for the times it did rain so we could still be outside. Would totally recommend this place again and will be back for sure. Oh and there is a Buc-ee's only a few miles away so that was great for amazing snacks and a quick breakfast when we didn't want to cook.

2 nights at Cabins directly on the Lake

I absolutely LOVED this place! It was so peaceful and the exact unwind place I was looking for. Cabin was clean, and cozy with great views It was my dog’s first time at the lake and he had a blast going in and out of the water. My favorite part was laying on the dock at night, listening to the crickets, frogs, and looking at the stars. 100% will be going back.
