Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our property consists of 20 acres of the beautiful Blue Mountain. At the Lookout you can see for 40 Miles across the valley below. With views from Allentown, Lyons and Reading.  The area with the view is a shared area for both sites. Feel free to use the fire ring while you sit and watch the evening sky. It is breathtaking at night.  At the bottom of the mountain there is a Gunclub with a shooting range and you will hear shooting from the property. Please note it is far away and there is no danger Our property is mostly the mountain side. But with an area that is flat for tent camping. The property is close to Route 309 but there is a camping area away from the road. Our land is next to the road and you will hear some road noise. We are next to National Parks land which also consists of the Appalachian Trail and also against the Pennsylvania Game Lands. You can walk up the street or trail to Thunderhead Lodge Restaurant. Leaser lake is a short drive if you like fishing or kayaking. The Wanamakers Store is a unique place to visit with amazing sandwiches. The Wanamakers and Kemton railroad is close by for a weekend train ride. Bear Rock Junction is close by for mini golf and ice cream. Eight Oaks Distillery is only a few minutes away. Several wineries and antique shops as well. You may also see Appalachian Trail Thru Hikers come thru our property to stay at the hostel. Please welcome our hikers as they come to rest their weary bodies. Welcome to the Lookout. We have made many improvements to our land but also try to maintain the beauty it is. We plan to keep upgrading our property. We plan to use the land for Recreational activites. We have a Hiker Hostel in the Building. All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. It is private and has the same set up as site one. Park your car on top of hill and walk on down. It is a lovely spot. Walk is about 50 yards down a steep hill. Pack accordingly. Campsite #3 (High Site) Site 3 is above the river and looks over Hawk Mountain and the farm. It is private with beautiful views. Unreal full moon gazing............. Sunrise, Sunset, Moon rise, Bird watching, all very visible from this site. Car accessible, no walking to campsite required. At all sites, different seasons bring different activities. Spring: Kayaking, fishing and hiking. Summer: hiking, fishing in the pond, cooling off in the swim hole. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our property consists of 20 acres of the beautiful Blue Mountain. At the Lookout you can see for 40 Miles across the valley below. Several wineries and antique shops as well. You may also see Appalachian Trail Thru Hikers come thru our property to stay at the hostel. All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. Amazing home nestled in a quiet wooded area! Great for weekend getaway or longish cozy stay. The home is equipped with all kitchen and bath needs - very impressively stocked given the size (stove top, fridge, microwave..). Stayed during a snowy/icy weekend over new years and the cabin stayed so warm and felt very luxurious in the snow; cozy bed you'll want to stay in all day! Fire pit was great - bring additional fire cookware or grill if you want that but the house has all the basics!!

I loved hot tent camping on Kathleen’s land! It was so much fun, peaceful and beautiful scenery. Kathleen was very kind, informative and welcoming. I stayed busy enjoying the hikes and exploring on the property. If you like off roading, it’s so much fun on the trails to get to the property and to get to the site. Also if you’re worried about space and clearance to get to the site I stayed at, my truck is a 8ft bed and i did just fine getting up and making turns, if this helps anyone. Thanks you so much Kathleen for the amazing getaway, i will definitely be back!!

We stayed three nights over a very windy Thanksgiving holiday. The view truly is spectacular (Site #5). Just as important were the well kept grounds and amenities. The clean outhouse was a short stroll from our site, and the site itself had a nice picnic table, fire pit, non-potable water (for the fire), and three bundles of firewood (that we ordered). The instructions from our host Jake before our arrival were also very clear and helpful. We highly recommend this to all campers!

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

I absolutely adored my stay here, especially at the "Old Piney" campsite. We stayed for two nights. Arriving after dark on the first night was a bit tricky due to Apple Maps issues and difficulty identifying the specific sites, but we managed without too much hassle. That said, having a map of restroom locations beforehand would have been helpful, as they were hard to find in the dark. On the plus side, the host responded to our questions (call don't text for quicker responses) and provided a 5 Gal jug of non-potable water to extinguish our fire, which was a great safety feature. The first night was cloudy with rain, so we missed the stars, but watching the sun slowly unveil the stunning view through the clouds by mid-morning was gorgeous. We hiked around the property to check out other sites; next time, I’d love to book a longer trip to explore the neighboring towns. The second night was magical! Since we were just past the new moon, the stars were incredible, though it definitely got COLD. The next morning, we opened our tent to a spectacular sunrise beaming through the distant valley. We enjoyed one last fire before packing up. The owner/manager keeps the grounds extremely well-maintained and makes rounds to check on guests before locking the main gate for the night (though guests can still come and go). I've been through this area countless times in my life and never knew something so stunning existed here. Highly recommended!

This is a beautiful camping site. Has a restaurant near by. They also have a winery and events. They sell wood (I will add a picture). Owner came and checked on me which I thought was very nice. The potta o potty was super clean. I don’t think I’ve been in one that smelled so nice. The sites are well numbered and easy to find. The only thing I didn’t like was how close the camping sites are. In the summer time there is probably more tree coverage and it probably feels more private, but I still think they’re a bit too close. I would definitely visit again but I would reserve the neighboring spots as well. All in all, I highly recommend this spot. The views are beautiful
