We have easy access to two main highways with the nearest Walmart 10 minutes away, not to mention great cell phone coverage for all the main providers at most locations on the property.
A little bit about how we started. Like most of us, we were in desperate need of a place to get away from the bustle and grind of daily life, to slow down, decompress, and destress. This land the universe had waiting for us, gave us just that! It changed our lives and now we are excited to open up this sanctuary to others who share our passion for the great outdoors! Interestingly, each year we find out more about our home, from its Native American prehistory, to its 19th century Civil War conflict, and most recently, a lost article published in the 1940s in the local Oklahoman gazette that enticingly gossips about long lost Buried Treasure!

We had the best time! The owners greeted us warmly and even brought over yard games to our campsite when they saw we had a bunch of kids in tow. We chose campsite 3 which was perfect to spread out, play catch, etc. We walked around to the other sites and thought site 5 was beautiful with the creek bed and full of trees but for our group, 3 was perfect. It was also walkable to the adorable outhouse. It’s a composting outhouse but was very clean/well kept. Our stay couldn’t have been better. We also met a friendly green eyed cat during our walk and she hung out with us the rest of our stay.

I was very lucky to have found this location and to have gotten a reservation. There’s a lot of tent sites and a cabin, but there’s just one RV site with electricity and water and sewer, and I was lucky enough to get that. After exploring the area, the host filled me in on the area, the local people, and the environment. She really helped me learn a lot about her part of the world. I really enjoyed visiting with her and the shopping in her small store and enjoying the public spaces. I had a lovely experience and I would go back in a heartbeat.

Weekend Trip to Three Ponds Community
my gf and i loved the little cabin we stayed in and everything else about the land. the animals were so cute and we especially loved spooky. he made sure we were always safe and he kept us company. the hot tub was so relaxing after a long day and it’s so convenient that the shower is right by it. it also helps that the owners are so nice and always quick to respond. overall everything was 10/10 and we can’t wait to come back!

10/10 would absolutely stay again. In fact, I extended my stay two extra days because I enjoyed it so much.
Tchinina is a wonderful host—welcoming, responsive, and thoughtful. I was greeted with fresh blueberry jelly and left with several goodies from her homestead shop. I spent many hours working remotely during my stay and found the space quiet and perfect for focusing.
A few logistical notes (from a 2-year full-time RVer):
Not ideal for large rigs. My 24-ft Class C (no slides) fit comfortably, but larger setups may find parking tight.
Wi-Fi was consistent and worked well for my remote job, and I had moderate but steady T-Mobile cell service the entire time.
Stock up on essentials before arriving. Closest store is Dollar General (~10 min), nearest gas station is Big Al’s (~20 min), and restaurants or larger shopping are in Sand Springs (~30 min).

It was lovely land and such cozy accomodations. Joe was very responsive to me in the app, and accommodated our needs. We loved taking a hike around the trails on the land, and would love to take advantage of the outdoor shower next time we visit when it's warmer!

The wife, the 2 dogs and I had a wonderful time! Keri & Derrick were completely accommodating. Everything I would ever require for a camping trip was provided to us. The dogs enjoyed having so much space to run off the leash. There's a dirt road that leads to the cove that, frankly, I wasn't sure my little Ford Maverick would make, but it was more manageable than we were even told. We're already making plans for our next trip out there! Come out to space as well as the peace and quiet! Thanks so much!

4 nights at Three Ponds Community
My stay at Joe's property was highly satisfactory. I particularly appreciated the accommodations and the scenic views. The cabin was equipped with both cooling and heating units, neither of which proved necessary during my visit. While I initially had reservations about the shower due to the occasional low temperatures in the 40s, it performed surprisingly well. The water temperature was consistently sufficient to counteract the cooler weather conditions.I would certainly recommend another stay here.
