Not suitable for parties or loud groups. For generations, the majestic waterfall has been revered for its spectacular beauty. It’s considered a sacred site central to local land rematriation work with the Kanienkeha:ka. Coursing between two outcroppings in a deep ravine, the waterfall crashes down over mossy rock shelves into emerald swimming holes and through dramatic clay beds. It’s one of those extraordinarily beautiful spots on earth that make you feel like you are in another world. It's about a 10 minute hike to the waterfall where you can spend the day swimming, exploring the clay beds and looking for fossils in the 280 million year old gorge. In the evening, make a campfire and fall asleep under the stars listening to the river below. The hike is steep and appropriate footwear is required. All hiking is at your own risk. Although your path to the waterfall is private and the waterfall is on private property, there may be other guests or locals that access the waterfall further down the road. There is no glass or alcohol allowed at the falls. Be aware that you may hear your camping neighbors in the woods. For this reason, we ask that you don’t play amplified music and keep noise down after 10pm to enjoy the sounds of frogs, crickets, owls, and night songs of the countryside At the entrance to the campsites there is a barn community room with a charging station, cold water sink, fridge, coffee maker, cookware, and a port-a-potty. There are 5 gallon solar shower bags that you can use at your campsite. You are responsible for filling them and putting them in the sun to heat the water. This is a leave no trace site. The Schoharie Valley is said to be the most fertile valley east of the Mississippi. It is still wild, unspoiled country and there are many local farms stands with fresh produce and organic meat close by. Within a 5 miles radius is a general store, Scrumpy Ewe Cidery, Panther Creek Arts, Rooted Movement, the Sap Bush Country Store and Café, and Mustang Valley (a wild mustang sanctuary). This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Named during the pandemic, "Camp COVID Site 19" was born out of our desire to camp, as we weren't able to go camping anywhere! This camp is the back half of our property, located in the village of Tannersville. Camp is divided from our personal yard by a fence. The camp is also completely fenced in once the driveway gates are closed, allowing your pets to safely be off leash if you wish! A long stone driveway leads to camp, with a flat spot to park your skoolie, motorhome, or vehicle. There is a creek running along the entire back side of our property, outside of the fenced in area, which you can access by walking a few feet though the gates under the Camp COVID sign. We have a new bon fire pit in the center of camp, and fires are allowed as long as there is no burn ban in effect. Firewood is on site, and can be added on for $10 per night. We have 2 water hook ups and one 15 amp electric hook up on site, we just ask that you do not run an A/C unit as it will trip our main breaker. There is a dump station at North South Lake State Park and Campground only minutes away in Haines Falls. Instructions and rules are posted in the bath house which has an on demand hot water shower and a composting toilet. There is a garbage can for your convienece which is located in the shed which must be kept closed to avoid black bears visiting! There is a covered dried in area to the left of the shed. We have a half barrel charcoal grill with a flat top griddle as well as several grill grates. One of the grill grates also fits over the fire pit if you prefer fire cooking! There is an RV on site that will not be occupied during your stay, please do not enter, thank you! Come and stay and say hi!

Named during the pandemic, "Camp COVID Site 19" was born out of our desire to camp, as we weren't able to go camping anywhere! This camp is the back half of our property, located in the village of Tannersville. Camp is divided from our personal yard by a fence. The camp is also completely fenced in once the driveway gates are closed, allowing your pets to safely be off leash if you wish! A long stone driveway leads to camp, with a flat spot to park your skoolie, motorhome, or vehicle. There is a creek running along the entire back side of our property, outside of the fenced in area, which you can access by walking a few feet though the gates under the Camp COVID sign. We have a new bon fire pit in the center of camp, and fires are allowed as long as there is no burn ban in effect. Firewood is on site, and can be added on for $10 per night. We have 2 water hook ups and one 15 amp electric hook up on site, we just ask that you do not run an A/C unit as it will trip our main breaker. There is a dump station at North South Lake State Park and Campground only minutes away in Haines Falls. Instructions and rules are posted in the bath house which has an on demand hot water shower and a composting toilet. There is a garbage can for your convienece which is located in the shed which must be kept closed to avoid black bears visiting! There is a covered dried in area to the left of the shed. We have a half barrel charcoal grill with a flat top griddle as well as several grill grates. One of the grill grates also fits over the fire pit if you prefer fire cooking! There is an RV on site that will not be occupied during your stay, please do not enter, thank you! Come and stay and say hi!

The cabin was the perfect size for my fiancé and me! We enjoyed cooking over the fire pit and hiking down to the river and waterfall. It was quite cold while we were there but the space heater really did the job when turned on to max for a couple hours, we even had to shed a couple blankets! Would definitely return, especially in the warmer months to cross the river and see the waterfall up close. The only heads up is that the bathroom is a short walk up a small hill to a port-a-potty. Amy was helpful and the directions were clear! The free kindling was much appreciated.

Brought my girlfriend here as a little surprise trip for her bday and she absolutely loved it!! I was a little nervous about the weather but it ended up being so cozy inside the Yurt with the snowfall outside. Such a nice and relaxing stay with wonderful hosts that accommodates to all of your needs. Was so relieving to be able to pack nice and light and just hangout. We had everything we needed! Awesome hosts and a an awesome place. Ed made sure we had plenty of wood the entire time and was always available if we needed anything!

I highly recommend visiting Lisa and Ed, genuinely good people who take great care to ensure that you'll be comfortable and have what you need to optimize your stay. They are extremely knowledgeable about pretty much anything to do with farm living, and the horses receive amazing care.Lisa and Ed can't hide how much they love them. As far as which site to pick I walked the entire grounds and whichever site you choose is a winner, comes down to personal preference. There's no place else that can match this experience. Lisa and Ed are very responsive and have suggestions on local things to do .The reviews, all positive are a bit like pictures, they can't tell the whole story. Get here yourself and enjoy this peaceful, serene beautiful place and have this unique experience, you'll be glad you did. Don't forget all of the other things you can do to add to your experience that Lisa lists. This would be an unforgettable experience for a family with young kids. Bring a camera! Aside from the residents, the fields are visited by deer, and there are foxes, birds. There's a cabin, 2 trundle beds,folding room divider, windows all around, small sitting area with an awning in back looking into the forest .Lisa and Ed are kind, considerate and caring hosts. * Ask about buying some amazing Maple Syrup made using Ed's grandfather's recipe. You can't buy anything like it anywhere else! Thank you Lisa and Ed for your kindness and hospitality. Enjoyed my stay, hope to be back. Peace.

I loved camping on Robert’s land! It was scenic and beautiful with sunrises, sunsets and a sky full of stars. The site was just as described with water, the nicest outhouse and an easy road for our camper van. There were lots of great little touches like a light by the outhouse and the site was mowed. Robert provided easy directions and was very communicative. The whole experience was super easy and I would highly recommend staying here!

The way the clouds and sun dance across the mountains and ridges here adds drama to already amazing views. Campsite(s) are tucked down in the meadows and forests beyond this large pond, where the evening sun hits.

I had a wonderful experience staying at this cabin. The land is breathtaking. The waterfall was everything I could’ve asked for on my birthday for fun swimming adventures. We had such a special weekend camping on Robert's land. Pictures don't do it justice. It is jaw dropping beautiful and very private. Robert is the best hip camp host we've ever had and we've used hip camp for years. He is reasonable, flexible, and very considerate. The outhouse is extremely clean, and he provides firewood for purchase, a fire pit, wash stand for dishes, and a wood countertop perfect for your camp grill to sit on. The location is primo with lots of cute little towns around and hiking trails right off his property. We are definitely making an annual trip here.

Great spot for a camp. The deck was massive, it’s bigger than it looks in the photos. There’s a firepit with a handy adjustable grill grate to make cooking over the fire really easy. There’s a clean portapotty nearby. The red barn is a short walk or 30 second drive up the road with a dishwashing washing station, drinking water with large jugs available to fill, fridge, microwave, Mr coffee maker and outlets for charging devices. There were also a few camping showers (a bag with a shower nozzle on the end) that we filled with a few gallons of water and used in the morning to shower back at the deck site. The biggest draw for this site is the proximity to Bouck’s Falls. It’s a 5 min walk from the campsite down to the river and then another 10 mins hiking upstream to the falls. Absolutely stunning place for a swim. We visited on a warm early October day and the water was chilly but very refreshing. We were the only people there which felt really special. 10/10 would recommend this site. We’ll be staying here again.
