2) The location is private and quiet, but the cabin is located off of a shared driveway with the main house. We try to be as courteous with our driving as possible when campers are using the cabin, as we want you to have a wonderful stay!
3) FREEZING NOTICE: The outdoor rainwater shower will be shut off for the winter, but may be re-activated depending on periods of warm weather in late fall or early spring weather. There is NO POTABLE RUNNING WATER and all additional water must be brought in. A 2.5 gallon jug of fresh water will be provided for drinking, dish washing, brushing teeth, etc.

Our farm is just 6 miles from the village, Bovina Center. Bovina Center is close to Roxbury, Margaretville, Andes, Delhi, Stamford, and Hobart all great places to explore for galleries, bookstores, restaurants, antiques, happenings, fairs and festivals. In Bovina Center we have a destination restaurant, Brushland, a general store, Russels, a new local brewery, Bovina Farm and Fermentory.
There is hiking right from our town, on Bramley Mountain that's 2,812 feet. The elevation at Meanwhile Back At The Farm is 2030 feet. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended.
Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

This land was once all pasture for grazing animals.
We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide.
Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

For winter folks, there's cross-country skiing and snowmobile trails, as well as ice skating and ice fishing areas, and plenty of fire pits to warm those chilly bones. For summer lovin', there are two beaches, so if someone kicks sand in your potato salad (accidentally, of course), you can just go to another beach and pretend like it never happened. The only sleeping quarters that are on the water are some of the cottages in the West End Cottage Area, so if you're planning on playing Beach Party Bingo, plan accordingly or be willing to walk a bit from your tent or cabin.

Spring, Summer and Fall are the best times to come for a visit. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well.
The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years.
Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal.
All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries.

John and A.C.'s place is a beautiful, peaceful respite in Big Indian. My husband, our daughter, our dog and I had such a restful and fun time in their well appointed and cared for site. The beds were comfy, the tent clean and spacious and Escopus creek was great for taking a dip and using the clay to paint my daughter's face. John was on site to show us around our first day and was a great host. It's also well located-- we can't wait to return because we didn't make it to pedal cars on the railway or the gondola ride! Phoencia was totally worth a visit, though. Highly recommend!

Our family had an amazing stay at Bearkill. The site completely exceeded our expectations. We were looking for a quiet, private campsite to enjoy with our young kids and this spot was perfect. There is tons of open space to spread out tents with complete privacy, along with a super cozy cabin. The other amenities like a grill and a shower with hot water really made camping with kids more enjoyable. The kids really enjoyed the creek and toys Peggy and David provided. Really great site, really great hosts.

Weekend Trip to Bearkill Brook Campsite
We typically would not spend this much to camp but, since we (2adults & 2 dogs) only had 2 nights, we really did not want to bring all of our camping gear. Well, I must say it was worth every dollar and we really wish we had more time to stay and play. We may have been a bit spoiled with all of the amenities, not to mention, the space and all of the fun outdoor games provided. Our 2 dogs had as much fun as we did… maybe more. It was like we had our own private campground with facilities ALL TO OURSELVES. The mix of sun (big open field) and shade was perfect. The creek along the camp was fun and fantastic for hiking and frolicking. Star gazing was amazing in the big field with a masterfully made fire pit. We applaud David’s craftsmanship on the cabin, as well as the bathhouse and other structures. This is definitely the perfect spot for first time campers, especially with kids and pets. Peggy and David were outstanding hosts and we were quite grateful they were just up the road, as we needed a jump start upon our departure. We certainly hope to be back for an extended stay with more people.

The outdoor patio was a major highlight for cooking and dining, and their local recommendations led us to some of our favorite stops. With no cell signal, we got the full off-grid experience in the best possible way. Between the firepit, frogs, birdsong, and starry nights, it was the perfect reset - and Alessandro and Sarah were such warm, thoughtful hosts that made the stay feel extra special.

Weekend Trip to Three Waters Hill
Camping here was amazing! The land that Brian has is beautiful and you need to take the time explore it! The cabin was very comfortable and 90% private (with only the occasional 4 wheeler in the distance). Brian was incredibly accommodating, welcoming, and attentive to anything we needed.
My partner and I painted a couple of rocks during our stay and hope to add more in the future!

Our group had an incredible stay at Des’s sanctuary. The property was beautiful, peaceful, and exactly what we were looking for. There was plenty of space for everyone to spread out, relax, and enjoy the outdoors without feeling crowded.
Des was an outstanding host—friendly, responsive, and accommodating from the time we booked until we left. When we needed a little extra time due to the weather, he was understanding and worked with us, which we really appreciated.
The campsite was well maintained, the scenery was beautiful, and the overall atmosphere made for a memorable weekend. Whether you’re looking to disconnect, spend time with family and friends, or just enjoy nature, this is a fantastic place to camp.
We had an amazing experience and wouldn’t hesitate to come back. Highly recommended!

The host was very nice and helpful, cabin was clean, sheets were clean, bed very comfortable, big fire pit and plenty of firewood.
The only downside was the porta potty, just did not match everything else, it was full of flies and felt uncomfortable.

We had a wonderful time (again!) at the Big Indian Wilderness Camp. It is a gorgeous spot - a clear field with views of the stars at night plus a creek is not an easy find. We love the double bunk bed setup and everything was clean and ready to go. Thank you for sharing your land.

This was a phenomenal property for the kids to explore. We had a great time and appreciate the hospitality of our hosts, who made sure everything was set up and good to go for our arrival. Lots of quick trips to shop and eat in the area helped to break up the few days. This was our second time at the site and it was just as beautiful as we had remembered (6 years later)!

Weekend Trip to Monarch Meadows
We loved our stay! The tent was lovely and spacious. Judith provided many linens for us to use and we were warm at night and cool during the day in the shade. The property is gorgeous and her attention and care towards the land was evident everywhere we explored. We would love to come back in the future with friends, as there was plenty of space at the campsite and the creek was hours of fun. Definitely a wonderful escape from the city.
