We try to be as courteous with our driving as possible when campers are using the cabin, as we want you to have a wonderful stay! 3) FREEZING NOTICE: The outdoor rainwater shower will be shut off for the winter, but may be re-activated depending on periods of warm weather in late fall or early spring weather. There is NO POTABLE RUNNING WATER and all additional water must be brought in. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

For winter folks, there's cross-country skiing and snowmobile trails, as well as ice skating and ice fishing areas, and plenty of fire pits to warm those chilly bones. For summer lovin', there are two beaches, so if someone kicks sand in your potato salad (accidentally, of course), you can just go to another beach and pretend like it never happened. Spring, Summer and Fall are the best times to come for a visit. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. This 17-acre site has diverse habitats, from an upland pine and hardwood forest to wild native meadows full of blueberries, asters and milkweed. The most special feature is a large tributary and creek waterway system with areas of wetland. Once choked with invasive plants, it is now a largely restored native plant and wildlife habitat that supports migrating herons, trout, amphibians and clouds of Monarch and other butterflies. In the fall I've seen Monarchs circle up in vortexes from the meadows and take off on their migration. There are several large swimming holes where the creek turns or joins with its tributary. Bridges have been installed over the tributary and over brooklets feeding into it. A lot of care and love is going into this land. Over 500 native trees planted along the creek banks are growing into a forest - you'll see many still in protective tubes and cages. Thousands of native pollinator ground-plants have been planted or sprung up on their own, some like tiny flowering gems on the shady forest floors. The old stone walls running through the property and around its boundaries speak to its history as a farm and an apple orchard. Swimming, hiking, fishing and bird-and-wildlife watching will fascinate you in this dynamic landscape that is constantly coming closer to what used to exist hundreds of years ago and is now reestablishing itself. In the vicinity, there's Tetta's, a deli/cafe/gas station and small emporium with made-to-order pizza, local raw honey, mushroom, crafts, and all kinds of food, pretty much everything you need; it's been in the family for generations. Find it Northeast on Samsonville Road (County Rt. 3) at the junctions of Rts. 2 & 3. There's a hike to a waterfall if you drive a few miles down Upper Cherrytown Road from the end of Sundown Road: you'll see a parking lot with signs for the falls; the DEC-maintained trail is across the road (https://www.catskillmountaineer.com/SD-vernooy-falls-east.html). There's venues nearby along Rt. 209 with local musicians on Saturday nights: places like The Outpost Barbeque, 6611 Rt. 209 in Kerhonkson, Lydia's Cafe at 7 Old US Hwy 209, Stone Ridge. Near Lydia's is a favorite afternoon hang-out, Cherries Roadside and General, which not only has literally hundreds of ice cream flavors, but an excellent, informal restaurant. I can talk to you about many other fun places.

We loved coming back to John and ACs after visiting years ago as a Tentrr site. One of my favorite spots ever! The site is huge and so well taken care of. We saw a lot of birds - so bring your binoculars, and bunnies etc. So great to have a few toys for my daughter and adults. Brought our hammock. We had everything we needed and the creek is so lovely. We’ll 100% be back.

Weekend Trip to High Peak Meadows

The Schoharie Creekside Tent is simply wonderful! My wife and I stayed with our 3 yr old son for 2 nights and loved every minute. Max and his wife are incredibly friendly, accommodating and helpful. There's a beautiful, easy hike up to the Roaringkill Falls on the property that was a perfect adventure with our kiddo. The creek behind the tent is beautiful and fun to play in. The property is close to town if you need to hop in for supplies and close to some breweries for any non-campaign adventures. Can't say enough good things about the property, we'll definitely be coming back. Because I've seen it mentioned in other reviews, I will say in my opinion the $15 for a bin of firewood is not a bad deal. When buying small bundles of firewood I would expect to pay nearly the same amount, and the bins Max provides have more wood, he includes kindling and fire starter materials, and the wood is quality and makes great fires. Not a bad deal at all.

We had a great time at the cabin. Beautiful location, Alessandro and his wife were so nice and helpful. Grill available as well, so that was super helpful for making food. It's a shared driveway with the hosts but they are very lowkey and you hardly see them. We had some rain storms come through a few times and it was nice to be in a safe and sturdy cabin. Lots of airflow inside and we stayed nice and dry and no water came in. Highly recommend a visit.

We had a fabulous time staying here. Very comfortable and clean glamping experience in a cool location. The soaking tub and shower were an AMAZING bonus! Sam was very responsive. Would definitely come back!

Cute little cabin the woods!! Sam our host was great and responsive! The outdoor hot tub is awesome! Excellent set up for rainy weather too - the out door patio cover worked great and means you can grill and have a fire, even in the rain. FYI there’s power available and you should bring ice for the yeti cooler

Weekend Trip to Catskills Farmhand Cabin

We had such a wonderful stay at this little cabin on a farm ✨ We had a completely private area all to ourselves, with a little stream nearby that our daughter loved to play in. Denise and Tom were wonderful hosts. They made sure everything we could possibly need was taken care of. We also arranged to have several meals there, and the farm fresh food was absolutely delicious, better than any restaurant in town. We booked a farm tour, and Denise shared so much information with us. It was such an educational and meaningful experience. My daughter absolutely fell in love with the animals and spent so much time exploring and asking questions. Denise was incredibly patient and kind with her the entire time 🥹 The cabin itself was incredibly clean, charming, and cozy. We originally planned to camp in a tent outside, but ended up sleeping in the cabin the entire stay because it felt so warm and comfortable. The setting was beautiful, quiet, and peaceful. We left feeling refreshed and so grateful for the experience. Such a special place for families looking to slow down, reconnect with nature, and enjoy a peaceful farm stay🫶🏼

Weekend Trip to The Hillside Retreat

The Hillside Retreat is absolutely fantastic! We loved the view of the mountains from the tent, but we loved the view of the stars even more. Lydia and Robert were very welcoming and were kind enough to bring us another fire starter when we struggled to light the campfire. It was very peaceful, and we got the best night's sleep we'd had in ages. Waking up to the rooster crowing was a nice treat! Absolutely wonderful stay, I hope we get to stay here again!

Absolutely incredible stay from start to finish. The property was beautiful, peaceful, and so relaxing — exactly the kind of getaway we were hoping for. Every little detail made it feel welcoming and cozy, and the fresh bread was such a thoughtful touch (and delicious!). Our host was extremely kind, responsive, and helpful throughout the entire stay. You can really tell they care about creating a great experience for their guests. We left feeling refreshed and already talking about coming back. Could not recommend this place more highly!

Weekend Trip to Triple S Tenting

Stayed at the shack for two days with my dogs. Enjoyed my time so much! Lots of privacy and so much land for my dogs to run. First night it poured, the sound of the rain while laying in bed made the shack even more cozy. Will be coming back! Jan is such a sweet host!

We had a lovely stay in the retro RV. Soaking in a hot bath next to a fire and the sounds of the spring was a top tier moment. We ventured out less than 15 miles to Trout Pond and found a stunning view at Russel Brook Falls. Overall a super charming experience, Sam was a great host.
