Wifi can be found in town at all of the local businesses, or in the neighboring towns of Margaretville and Delhi. 2) The location is private and quiet, but the cabin is located off of a shared driveway with the main house. We try to be as courteous with our driving as possible when campers are using the cabin, as we want you to have a wonderful stay! 3) FREEZING NOTICE: The outdoor rainwater shower will be shut off for the winter, but may be re-activated depending on periods of warm weather in late fall or early spring weather. There is NO POTABLE RUNNING WATER and all additional water must be brought in. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Lake Taghkanic is a great place for both summer and winter stays, with plenty of tent campsites as well as cabins and cottages, and a variety of activities to do year round. For winter folks, there's cross-country skiing and snowmobile trails, as well as ice skating and ice fishing areas, and plenty of fire pits to warm those chilly bones. For summer lovin', there are two beaches, so if someone kicks sand in your potato salad (accidentally, of course), you can just go to another beach and pretend like it never happened. The only sleeping quarters that are on the water are some of the cottages in the West End Cottage Area, so if you're planning on playing Beach Party Bingo, plan accordingly or be willing to walk a bit from your tent or cabin.

Spring, Summer and Fall are the best times to come for a visit. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. This 17-acre site has diverse habitats, from an upland pine and hardwood forest to wild native meadows full of blueberries, asters and milkweed. The most special feature is a large tributary and creek waterway system with areas of wetland. Once choked with invasive plants, it is now a largely restored native plant and wildlife habitat that supports migrating herons, trout, amphibians and clouds of Monarch and other butterflies. In the fall I've seen Monarchs circle up in vortexes from the meadows and take off on their migration. There are several large swimming holes where the creek turns or joins with its tributary. Bridges have been installed over the tributary and over brooklets feeding into it. A lot of care and love is going into this land. Over 500 native trees planted along the creek banks are growing into a forest - you'll see many still in protective tubes and cages. Thousands of native pollinator ground-plants have been planted or sprung up on their own, some like tiny flowering gems on the shady forest floors. The old stone walls running through the property and around its boundaries speak to its history as a farm and an apple orchard. Swimming, hiking, fishing and bird-and-wildlife watching will fascinate you in this dynamic landscape that is constantly coming closer to what used to exist hundreds of years ago and is now reestablishing itself. In the vicinity, there's Tetta's, a deli/cafe/gas station and small emporium with made-to-order pizza, local raw honey, mushroom, crafts, and all kinds of food, pretty much everything you need; it's been in the family for generations. Find it Northeast on Samsonville Road (County Rt. 3) at the junctions of Rts. 2 & 3. There's a hike to a waterfall if you drive a few miles down Upper Cherrytown Road from the end of Sundown Road: you'll see a parking lot with signs for the falls; the DEC-maintained trail is across the road (https://www.catskillmountaineer.com/SD-vernooy-falls-east.html). There's venues nearby along Rt. 209 with local musicians on Saturday nights: places like The Outpost Barbeque, 6611 Rt. 209 in Kerhonkson, Lydia's Cafe at 7 Old US Hwy 209, Stone Ridge. Near Lydia's is a favorite afternoon hang-out, Cherries Roadside and General, which not only has literally hundreds of ice cream flavors, but an excellent, informal restaurant. I can talk to you about many other fun places.
