On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few. Come by and visit us down the road at Slateville Farm to enjoy our fresh produce/eggs, over 8 miles of private hiking trails, and numerous swimming holes. The bespoke wooden Tower boasts 360 degree views of the surroundings. It is built on piers and has windows on the perimeter. A large table, outdoor chairs on the 2nd Level platform is an ideal space for gathering or picnicking. The 3rd enclosed level is furnished with a built in brand new queen bed and long custom built-in couch with a bar table and 4 chairs. Small fridge and Fan on site. No Bathroom in Tower. The Cabin is fully equipped, applianced, and is furnished with a Full Bed in the Loft, 2 Twins in a Trundle Daybed, and a Cot and Blow Up are available. Full Kitchen, Shower, Toilet in the Bathroom. There is electric heat, AC and a ceiling fan. Kitchen is fully loaded and there are plenty of clean linens, blankets, and pillows. The 40 Acres are Pastured and Open but Wooded all around in every direction. There are no cut trails at the Retreat and as it is thickly wooded, we encourage our guests to come visit us at Slateville Farm where we have over 8 miles of our own trails, swimming holes, and our ever flowing cold spring. Enjoy any of the many national park trails within the Green Mountains or Adirondacks. Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few. Come by and visit us down the road at Slateville Farm to enjoy our fresh produce/eggs, over 8 miles of private hiking trails, and numerous swimming holes. We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

I strongly recommend staying at this beautiful camp site, Rita is absolutely amazing we had great time, watching the stars at night was very nice and relaxing. Lake George is near by for great times and views. I’d recommend bringing at AWD car or suv/truck. RITA is the best host ever anything you need she will respond and give right away. My husband and I LOVED our two-night stay in the bed-in-the-shed this past weekend. We've been up to Blueberry Hill Outdoor Center to do some gravel riding before and knew what to expect as far as amenities go. We were super pleased to have such a lovely, quiet and peaceful place to rest our heads. Shari was kind in her welcome and super communicative before and throughout our stay. We'll be making this a regular camping spot when we're in Vermont for sure!

Seriously, bring bedding, food, a good book, and a power bank and you are set. Rita is such a lovely and thoughtful host. We will definitely be back. Very limited service with Verizon which personally I loved to be able to escape for a weekend. We've been fortunate to stay at a lot of cool hipcamps and airbnbs/vrbos but this is one for the books 😊

Beautiful farm with a friendly host and a bunch of friendly dogs that greeted us when we arrived and came to the cabin to see us when we woke up in the morning. It was a peaceful night and we enjoyed being able to feed and learn about the alpacas. There are also chickens and turkeys roaming about. A real treat for animal lovers. Will definitely come back!

Andrea's Hip Shack was very cozy! It got a little bit chilly at night, but the hip shack stayed warm and the mattress was super comfortable. The hammock inside is a fun bonus too! We really enjoyed hanging out with the cats and watching the chickens roam about in the morning. Andrea was incredibly kind and greeted us in the morning to show us around the property, which is beautiful! Highly recommend staying at the Hip Shack!
