In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle.  Portable toilet outside & outdoor hot water shower. It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. There are many close attractions like Skaneateles Lake and Carpenters Falls. The Cabin doesn’t have electricity or water but we do have a generator available. We do not have a shower or bathroom but we have an outhouse. We do ask people to bring their own gas if you want to run the generator and woods to make a fire. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

Valley View is a convenient spot that's close to much of what the finger lakes has to offer. Chris was a responsive and friendly communicator. As stated in the description, it is rolling pasture, so finding a level spot with our 24' RV was tricky, but possible. Our friends in their vintage Westfalia van had a little trouble getting up the first hill. It was dark and a little frozen, but they DID get up. Get there before dark if you've never been. The interior roads are windy and very rolling. The spots give some privacy with the distance, but you can still see each other. If in a tent, you can pitch in a more secluded spot. V-View is perfect for those who want the feel of camping out with a big sky, yet close enough to civilization. Viewing the valley town and spotting the Montour Falls off in the distance is a treat. Bring your binoculars! We didn't get the best sunsets during our stay, but I imagine they can be spectacular from these sites. It's very rustic as described. We saw deer and there is proof of them all around the property, so don't be surprised. ;) Since our trip was in November, we were disappointed that the Gorge trail was closed, but we did the Rim Trail and it was still beautiful. Visiting and exploring the local towns was easy with lots of art and craft galleries, brew pubs and college town vibes. All in all, a good stay at a great price. Thanks, Chris!

I spent the weekend at Round Top Retreat alone to unplug, relax, and recharge and it was exactly what I needed. The wood burning stoves did an excellent job at heating the cabin. It got below 40° at night but it was probably 60° inside with the fire going. The stove is also great for cooking. It was a little rainy during my trip so I did all my cooking indoors. The driveway continues uphill past the cabin and turns into a hiking trail. I think it's supposed to connect to the Robinsons Hollow State Forest Trail but I couldn't find it (the official trial head is just down the road). It was still an invigorating 2 mile walk. I spotted lots of birds and a couple deer.

We spent 2 nights and had a nice stay. It was cooler weather so not many people camping, nice and quiet. Rus who manages the campground was awesome. Friendly, helpful, fun guy. Some feedback for the Hipcamp listing, all we got was an address which lead us to a cabin a mile or so away from the actual site. We had to knock on someone’s door to get help figuring out where to go. I had messaged the host early in the day to let them know when we’d be arriving. No response.

Cozy and warm A frame! Nice wood stove that is easy to use. The loft bed was comfortable, remember to bring your bedding! We brought a couple strands of twinkle lights and made this magical little getaway perfect. Solar lights illuminate the pathway to the outhouse. We left a candle for the next guests. Enjoy! Our pleasure companion goats for walking along the fingerlakes trail too! In April we will have goat babies and offer cuddle sessions lol trail hikes with our goats. Info at our homestead process kitchen, to be built in the summer of 2025. Our property is very wooded,, secluded area on two and a half acres., it is on a hill, parking is about a football field distance from the campsite, rugged walking, very doable, bring appropriate footwear. We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here. We are 420 friendly! Sites are on top of the hill in a very secluded spot with a small campfire. We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop. For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast. We offer a unique place to unwind. Conveniently located near Watkins Glenn, Corning, Bath, and Penn Yan. Perfect get away and an inexpensive alternative to the hotels when you go to the races, lakes, wine tours, museums or many other great attractions around our area. Must go to our local restaurants too. You can't be disappointed with what we have to offer you here, something for everyone. Even small pond for fishing for the kids! Hope to see you soon.
