Slate Valley Trails and Merck Forest are close by. Places to picnic, enjoy the sunset, and idle are a plenty. Our farm stand is stocked with seasonal produce, jams, eggs, and bagged ice. Spring water is available. Excellent locally burgers, steaks, chicken and more are available as pre-order EXTRAS.

Black Hole & Dunkley Falls campsite is located on an 80-acre old Adirondack farm. The Mill Creek runs along with this property, which features access to the scenic Dunkley Falls & The Black Hole — a cavernous geological anomaly. This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? The Mill Creek is also stocked annually with over 3000 brown & rainbow trout. All of this is just a short walk from our property. Onsite: Two Canvas Wall Tents (16ft X 14ft ) and Outhouse. You don't have to be an interpretive dancer (though it's probably recommended) to understand the helpful interpretive signs that describe the six distinct habitats through which the Beaver Pond Nature Trail passes at Higley Flow State Park. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm.
Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins.
Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well.
On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall.
People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains!
We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle.
Our farm name is Health Hero Farm.
We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres.
While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience.
Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack.
South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities.
It is also only a half-hour away from Burlington, and the drive is pleasurable.
Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero.

Our farm is on the bike route around the islands, with access to many other vacation activities.
Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis).
During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service.
In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from.
We have a farm stand where you can buy a few snacks.
If you want to try our beef, we'll be happy to show you our freezers.
We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground,
and miles of scenic driving.
Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity.
We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood.
If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners.
There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask!

Black Hole & Dunkley Falls campsite is located on an 80-acre old Adirondack farm. The Mill Creek runs along with this property, which features access to the scenic Dunkley Falls & The Black Hole — a cavernous geological anomaly. This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? The Mill Creek is also stocked annually with over 3000 brown & rainbow trout. All of this is just a short walk from our property. Onsite: Two Canvas Wall Tents (16ft X 14ft ) and Outhouse. In addition to the Canvas Wall Tents, we have a canvas bell tent for rent for larger groups. You can reserve this by adding it as an extra when checking out with us here at Hipcamp.

It is a short drive to Grafton Lakes State Park or Cherry Plain State Park. 20 minutes to Bennington, VT and Williamstown, MA, 45 Minutes to Albany and Saratoga NY, 30 minutes to Manchester Vt and Ski Areas just beyond. Close to both the Long Trail and the Appalachian Trail.
Cabin includes a 3 burner gas stove, gas grill and a covered porch. A woodstove inside provides heat in the colder months. It comfortably sleep 2. We supply sheets, blankets, TP, dish soap and kitchen items(silverware, plates, glasses, cookwear, etc). Potable water and firewood included. A short walk across the lawn to the outhouse. Gas lights inside. No internet so come get away from technology!
New this year! We have added a shower shed with hot water! You will now be able to take a quick shower.
Please if staying with us in the winter four wheel drive is recommended. Or front wheel drive with decent snow tires. The driveway is long and the road up to it can be tricky during winter weather.

You don't have to be an interpretive dancer (though it's probably recommended) to understand the helpful interpretive signs that describe the six distinct habitats through which the Beaver Pond Nature Trail passes at Higley Flow State Park. Despite the otherwise heavily-wooded and hilly terrain, there is a sandy beach for swimming and plenty of leveled campsites so you won't roll your own little dam down stream. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm.
Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins.
Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well.
On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall.
People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains!
We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle.
Our farm name is Health Hero Farm.
We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres.
While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience.
Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack.
South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities.
It is also only a half-hour away from Burlington, and the drive is pleasurable.
Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero.

Our farm is on the bike route around the islands, with access to many other vacation activities.
Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis).
During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service.
In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from.
We have a farm stand where you can buy a few snacks.
If you want to try our beef, we'll be happy to show you our freezers.
We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground,
and miles of scenic driving.
Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity.
We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood.
If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners.
There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask!

I had great stay in the snow- cabin has everything you need. One minor setback: my honda fit couldn't make it up the hill! In the winter make sure you have snow tires or 4WD

Excellent get-away experience. Exactly as described, put together by folks who are very practically-minded and resourceful. Total peace and privacy with very good comfort in primitive setting. Wood stove was key to cold winter nights, plenty of heating capacity to spare. Gas mantle lights are very nice touch as well.
Host is immediately responsive and excellent communicator.

I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. Joan is an amazing host and the farm is breathtakingly beautiful! She made sure my stay at the base camp was comfortable and that I had everything I needed while giving me plenty of space (and recommendations) for doing my own thing. Getting to explore the island as the fall colors were popping was the break I needed. The steak I purchased from their stock was also ridiculously good with this garlic Parmesan "Better Butter" that I got from the local store. So good. If I lived on the East Coast, I'd definitely visit again!

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.

The area was so beautiful, great for bike rides and scenic views of mountains and the lake. I strongly recommend staying at this beautiful camp site, Rita is absolutely amazing we had great time, watching the stars at night was very nice and relaxing. Lake George is near by for great times and views. I’d recommend bringing at AWD car or suv/truck. RITA is the best host ever anything you need she will respond and give right away. We will definitely come back in the summer.

Stayed at the Oak Tree Site on Heather’s land and I can’t recommend it enough! The site the peaceful, secluded, and on the opposite side of the road and up the hill away from the main farmhouse and other sites. The site had a picnic table, fire pit, a grate to cook over the fire, a charcoal grill, and an outhouse. The site is an open area with a beautiful view of the Milky Way on a clear night. Make sure you’re driving a 4x4 vehicle up to the site - bit of a climb. Heather is a lovely host and is available for any questions or recommendations - lovely hiking trails onsite (go sit at the quarry!)
