Simply the best tenting you can find in the White Mountains. The campground to get away from campgrounds, where magic touches every corner. Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. There is a beautiful hike to a mountain lookout view of an amazing panoramic of lakes and mountains including Mt Washington and Pleasant Ski mountain. From 5 Kezars rd turn right onto Kezars Ridge Drive, the last camp road before the pavement ends.) At 0.6 miles keep right onto 5 Kezar Ponds Road. Look for a GLLT sign on the right. This is the Mountain Trail. There is a second access 0.5 miles farther west on 5 Kezar Ponds Road for Ron’s Loop. Here is a link for all Lovell Land trust trails: https://www.gllt.org/five-kezars-reserve 2 Local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure. Virginia lake is in the White Mountain National forest and is only 6 miles (n a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Shallow beach is great for children and dogs. Keewayden Lake Dam is a fun place to swim in a local lake. Only and 8 minute drive Keoka lake has a nice beach with a dock to swim too. !0 minutes Covered Bridge in Bethel Screw Ager falls at Graftons Notch State park 45 min drive Ski resorts nearby are Sunday River, Mt Abrams and Pleasant Mt

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. THOMAS POND Thomas Pond is a beautiful 533-acre freshwater with miles of shoreline. Thomas Pond’s maximum depth is 64 feet, and the mean depth is 22 feet. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching. LOCAL ATTRACTIONS NEAR CAMP Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details). During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton. Portland is a 35 minute drive from The Queen's Property. The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. NEARBY STATE PARKS AND OUTDOOR ACTIVITIES If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches. Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season. 2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet. Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any. 2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience. WELCOME BACK for 2026... 2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. Toad Hall is a heated, one room, 8x8 cabin in Harrison, Maine, with access to the Bear River for wading and swimming (depending on the river height.) There is a firepit at the cabin, along with one down by the river. Firewood is provided. The lower area by the river is a beautiful place to hang out, pitch hammocks etc... The cabin is near the road, which is great for loading in and loading out, but you will hear/see cars drive by. (Read our reviews, we stand by them!) There is no running water or bathroom on the property so we ask you bring a camping potty and do not bury human waste. The Bear River, which is a beautiful spot to swim and wade in, runs right through the property- but it's also drinking water and a protected watershed. Again, please make sure you have a camping potty plan. Cabin Features: There are 2 cots inside, but also feel free to bring your own pads/bedding... Heat is provided via a propane Buddy Heater as needed (smoke/carbon dioxide detector is in the cabin.) There are solar lights inside, along with a USB plug to charge small devices. It is a clean, warm, dry room, with beautiful light and good ventilation with the windows cracked. Nearby places you will like: We are within walking distance to downtown restaurants and public swimming area on Long Lake. There's also porto potties next to the walkable country store, which has everything you forgot to bring. Also a great ice cream shack, and an above-average watering hole, The Olde Mill Tavern. This is a self check-in/out, so expect an easy arrival process (and we'll ask you to please leave the property prepared for the next guest to arrive.)

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

This farm/campground, perched high above the valley, offers a beautiful landscape, private and spacious sites that can accommodate many, and clean portapotties (picture signs, decorative lights, air fresheners, bug spray, hand sanitizer, etc). It is easy to see that much care and thought has gone into the entire campground’s set up. I don’t know if there’s a section about the hosts so I’ll mention it here. Elle and Duane(Dwayne?) offer the exact hospitality one looks for when welcomed to any property. There aren’t enough words to express how much we all enjoyed the weekend.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. Wow, what a magical little Maine site! It rained while I was here, but that only made the fall colors pop even more. It is such a treat having lake access just steps away. This site was perfect for our camper van. The pond is pretty, and most certainly private. In terms of tent camping, there isn’t a large area that’s fully flat- maybe big enough for 1-2 tents most. The toilet is close by and clean. One thing to note- the highway is right near the property (as private and in the woods as it is) and it was surprisingly loud from this site. We could manage it no problem but if you prefer no car sounds, maybe not the best spot. The whole property is beautiful. The owners are very nice. We arrived in the dark and were a little unsure if we were in the right spot but once we got to the house/chatted with Elle and her husband, they helped us find the site. If you purchase wood from them, it’s a large amount of nicely burning wood. We will definitely return!

Great site right on the river. Very quiet and peaceful. Jeff and Jill were amazing host. Their bathhouse was done very well. Every little detail was well thought out. You can tell they wanted to make a space that people could come and enjoy. We would highly recommend staying at Ebb and Flow. We will definitely be returning with friends.
