Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose.
Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. The property used to be part of the old Johanson farm, it was a 200 acre dairy farm. The name wolf Swamp comes from the Pony Express Riders that carried Mail from The Canterbury Railroad Station to The Northfield Station. There were many Wolf Sitings reported on the Trail through the Swamp by The Riders, so it was named The Wolf Swamp.
The Campsites are spread out over 52 Acres, lots of privacy, plenty of parking and
the sites are huge.
Lots of hiking in area, 5 different Swimming locations, we are in the Center of the
Local Trail System. Local attractions are minutes away, Highland Mountain Bike Park, Canterbury Aleworks, Canterbury Woods Country Club, Shaker Village, Brookford Farm, Hackleboro Orchard and Fishing or kayaking the Merrimack River

The site is located behind many large pine trees in the upper part of the field across from our house which is hidden and cannot be viewed from the campsite. You can connect with wifi at the wifi sign near the beginning of the campsite road. We have a few hiking trails on Blood brook road one of which you can walk to from our home and it’s only a very short distance away. We are located 3 miles from Lake Fairlee Public beach also known as Treasure Island so bring your swimsuit! We are also within 5 minutes of the Lake Fairlee boat launch so feel free to bring your canoe or kayak and enjoy a paddle around our beautiful lake. We enjoy hosting both families and large groups looking for a place to unwind.

We are excited to offer this amazing tipi camping experience on our working horse property. The tipi design is the basic Sioux design, and the makers of our tipi were chosen to provide ALL the tipis for the movie "Dances with Wolves," because of their respect for authenticity and excellent craftsmanship.
The tipi is 18' W x 15' H. Inside is roughly 16' diameter and 13'2" high. It has a 6' entrance with zipper door and mosquito mesh. There is mosquito netting around the top smoke flaps and a critter guard mesh that covers the bottom circumference edge where the tipi and floor meet. To keep things warm on those chilly nights or take out the crisp morning air, there is a small wood pellet stove inside. There is a queen size futon and plenty of space to sleep on the floor with your own sleeping bags or cots. The maximum occupancy is 6 people. The campsite setup is a mixture of Indian and Cowboy western culture. It has a dining area close to the tipi with a picnic table. You can relax at the fire pit area beside the Kampfire Cauldron (hand made on site!) and enjoy cookouts, campfires, and great conversations with friends and family while listening to the calm waters of Giles brook a few feet away. Firewood is included in your stay. An outhouse is also located nearby, so you don't have too entirely "rough it". Potable water can be provided if you did not bring your own. THOMAS POND
Thomas Pond is a beautiful 533-acre freshwater with miles of shoreline. Thomas Pond’s maximum depth is 64 feet, and the mean depth is 22 feet. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching.
LOCAL ATTRACTIONS NEAR CAMP
Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details).
During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton.
Portland is a 35 minute drive from The Queen's Property. The coastline around Portland is rugged and attractive with world-famous lighthouses dotted along its shorelines. Numerous locally owned shops and nationally recognized restaurants can be found tucked into its many harbors and shorelines.
Closer to camp, enjoy strolling through the Town of Naples. Naples sits smack-dab in the middle of the Sebago Lakes Region. Sebago Lake abuts its western border and Long Lake abuts its eastern border. A short 8-minute drive from your site, Naples spoils its visitors with boat rentals, waterfront shops, and awesome restaurants.
Further north is the Town of Bridgton. Bridgton is a 20-minute drive from your campsite. It offers its visitors a quaint downtown filled with local retailers, pubs, and restaurants. Enjoy the beaches of Bridgton’s Crystal Lake which sits on the edge of its downtown borders.
The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. Once again, all within a short drive from your campsite (3-4 minutes).
NEARBY STATE PARKS AND OUTDOOR ACTIVITIES
If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches.
Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. Sebago Park hosts various play areas for children with slides and swings. The summer sun is warm and the autumn colors are always abundant and beautiful. The entrance and parking lot are wheelchair accessible.
If you are an avid hiker, The Queen’s Property is a short drive to numerous mountain ranges, forests, and peaks, all of which contain hundreds of miles of ATV and hiking trails. There are over 25 hiking trails within 10 miles of The Queen's Property and over 115 trails within 20 miles. Oh, and if you love winter sports you will love the Lakes Region.

There is a beautiful hike to a mountain lookout view of an amazing panoramic of lakes and mountains including Mt Washington and Pleasant Ski mountain. From 5 Kezars rd turn right onto Kezars Ridge Drive, the last camp road before the pavement ends.) At 0.6 miles keep right onto 5 Kezar Ridge Road. Look for a GLLT sign on the right. This is the Mountain Trail. There is a second access 0.5 miles farther west on 5 Kezar Ponds Road for Ron’s Loop. 2 Local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure.
Virginia lake is in the White Mountain National forest and is only 6 miles (n a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Shallow beach is great for children and dogs.
Keewayden Lake Dam is a fun place to swim in a local lake. Only and 8 minute drive
Keoka lake has a nice beach with a dock to swim too. !0 minutes

Family owned property obtained through the barter system. You shingle my barn and I'll give you that property. My Pappy's land. 11 acres. Recently cleared for its timber. With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season.
2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet.
Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.
2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience.
WELCOME BACK for 2026...
2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. I look forward to hosting new and repeat campers. There is a free weekend offer for those who would like to camp and work to prepare for Memorial Day weekend. WELCOME ALL!!

Toad Hall is a heated, one room, 8x8 cabin in Harrison, Maine, with access to the Bear River for wading and swimming (depending on the river height.) There is a firepit at the cabin, along with one down by the river. Firewood is provided. The lower area by the river is a beautiful place to hang out, pitch hammocks etc... The cabin is near the road, which is great for loading in and loading out, but you will hear/see cars drive by. (Read our reviews, we stand by them!)
There is no running water or bathroom on the property so we ask you bring a camping potty and do not bury human waste. The Bear River, which is a beautiful spot to swim and wade in, runs right through the property- but it's also drinking water and a protected watershed. Again, please make sure you have a camping potty plan.
Cabin Features: There are 2 cots inside, but also feel free to bring your own pads/bedding... Heat is provided via a propane Buddy Heater as needed (smoke/carbon dioxide detector is in the cabin.) There are solar lights inside, along with a USB plug to charge small devices. It is a clean, warm, dry room, with beautiful light and good ventilation with the windows cracked.
Nearby places you will like: We are within walking distance to downtown restaurants and public swimming area on Long Lake. There's also porto potties next to the walkable country store, which has everything you forgot to bring. Also a great ice cream shack, and an above-average watering hole, The Olde Mill Tavern.
This is a self check-in/out, so expect an easy arrival process (and we'll ask you to please leave the property prepared for the next guest to arrive.)

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.
If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

The site is located behind many large pine trees in the upper part of the field across from our house which is hidden and cannot be viewed from the campsite. You can connect with wifi at the wifi sign near the beginning of the campsite road. We have a few hiking trails on Blood brook road one of which you can walk to from our home and it’s only a very short distance away. We are located 3 miles from Lake Fairlee Public beach also known as Treasure Island so bring your swimsuit! We are also within 5 minutes of the Lake Fairlee boat launch so feel free to bring your canoe or kayak and enjoy a paddle around our beautiful lake. We are excited to offer this amazing tipi camping experience on our working horse property. The tipi design is the basic Sioux design, and the makers of our tipi were chosen to provide ALL the tipis for the movie "Dances with Wolves," because of their respect for authenticity and excellent craftsmanship.
The tipi is 18' W x 15' H. Inside is roughly 16' diameter and 13'2" high. It has a 6' entrance with zipper door and mosquito mesh. There is mosquito netting around the top smoke flaps and a critter guard mesh that covers the bottom circumference edge where the tipi and floor meet. To keep things warm on those chilly nights or take out the crisp morning air, there is a small wood pellet stove inside. There is a queen size futon and plenty of space to sleep on the floor with your own sleeping bags or cots. The maximum occupancy is 6 people. The campsite setup is a mixture of Indian and Cowboy western culture. It has a dining area close to the tipi with a picnic table. You can relax at the fire pit area beside the Kampfire Cauldron (hand made on site!) and enjoy cookouts, campfires, and great conversations with friends and family while listening to the calm waters of Giles brook a few feet away. Firewood is included in your stay. An outhouse is also located nearby, so you don't have too entirely "rough it". Potable water can be provided if you did not bring your own. Thomas Pond is a beautiful 533-acre freshwater with miles of shoreline. Thomas Pond’s maximum depth is 64 feet, and the mean depth is 22 feet. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching.
LOCAL ATTRACTIONS NEAR CAMP
Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details).
During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton.
Portland is a 35 minute drive from The Queen's Property. The coastline around Portland is rugged and attractive with world-famous lighthouses dotted along its shorelines. Numerous locally owned shops and nationally recognized restaurants can be found tucked into its many harbors and shorelines.
Closer to camp, enjoy strolling through the Town of Naples. Naples sits smack-dab in the middle of the Sebago Lakes Region. Sebago Lake abuts its western border and Long Lake abuts its eastern border. A short 8-minute drive from your site, Naples spoils its visitors with boat rentals, waterfront shops, and awesome restaurants.
Further north is the Town of Bridgton. Bridgton is a 20-minute drive from your campsite. It offers its visitors a quaint downtown filled with local retailers, pubs, and restaurants. Enjoy the beaches of Bridgton’s Crystal Lake which sits on the edge of its downtown borders.
The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. Once again, all within a short drive from your campsite (3-4 minutes).
NEARBY STATE PARKS AND OUTDOOR ACTIVITIES
If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches.
Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. Sebago Park hosts various play areas for children with slides and swings. The summer sun is warm and the autumn colors are always abundant and beautiful. The entrance and parking lot are wheelchair accessible.
If you are an avid hiker, The Queen’s Property is a short drive to numerous mountain ranges, forests, and peaks, all of which contain hundreds of miles of ATV and hiking trails. There is a beautiful hike to a mountain lookout view of an amazing panoramic of lakes and mountains including Mt Washington and Pleasant Ski mountain. From 5 Kezars rd turn right onto Kezars Ridge Drive, the last camp road before the pavement ends.) At 0.6 miles keep right onto 5 Kezar Ridge Road. Look for a GLLT sign on the right. This is the Mountain Trail. There is a second access 0.5 miles farther west on 5 Kezar Ponds Road for Ron’s Loop. 2 Local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure.
Virginia lake is in the White Mountain National forest and is only 6 miles (n a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Shallow beach is great for children and dogs.
Keewayden Lake Dam is a fun place to swim in a local lake. Only and 8 minute drive
Keoka lake has a nice beach with a dock to swim too. !0 minutes

With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season.
2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet.
Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.
2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience.

2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. Toad Hall is a heated, one room, 8x8 cabin in Harrison, Maine, with access to the Bear River for wading and swimming (depending on the river height.) There is a firepit at the cabin, along with one down by the river. Firewood is provided. The lower area by the river is a beautiful place to hang out, pitch hammocks etc... The cabin is near the road, which is great for loading in and loading out, but you will hear/see cars drive by. (Read our reviews, we stand by them!)
There is no running water or bathroom on the property so we ask you bring a camping potty and do not bury human waste. The Bear River, which is a beautiful spot to swim and wade in, runs right through the property- but it's also drinking water and a protected watershed. Again, please make sure you have a camping potty plan.
Cabin Features: There are 2 cots inside, but also feel free to bring your own pads/bedding... Heat is provided via a propane Buddy Heater as needed (smoke/carbon dioxide detector is in the cabin.) There are solar lights inside, along with a USB plug to charge small devices. It is a clean, warm, dry room, with beautiful light and good ventilation with the windows cracked.
Nearby places you will like: We are within walking distance to downtown restaurants and public swimming area on Long Lake. There's also porto potties next to the walkable country store, which has everything you forgot to bring. Also a great ice cream shack, and an above-average watering hole, The Olde Mill Tavern.
This is a self check-in/out, so expect an easy arrival process (and we'll ask you to please leave the property prepared for the next guest to arrive.)

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

The 20-foot diameter yurt was spacious; we had plenty of room to set up our camp kitchen inside. The yurt was well-lit with electric lights, and the hand-pumped water source was close. Cliff is a great host, providing detailed information and checking for any special requirements in advance and stopping by at the beginning of our visit to answer questions.

What an incredible adventure getting to stay in the Magik Cabin! Nick was kind enough to bring our stuff up via snowmobile so we could snowshoe up with our dogs. It was a beautiful, easy walk and well worth it. The cabin is such a cool place with so much to see and great views. We were nervous about being warm but it was -6 degrees at night and we were VERY toasty with the wood stove. The sauna and cold plunge is also a must!

Nick is so great! We stayed on 12/20 at the Magick Cabin Adventure. It was so fun and cozy and a perfect weekend getaway. When we got there he offered to dive our stuff up on his snow mobile since it had snowed. Told us the story of what inspired him to build the Magick Cabin and it was so fun! I love how interactive the experience was. And Nicks ability to use every inch of space in that cabin was incredible. You can tell he put his all into it and all the tiny details. Was incredible to see. The best part was Chaga, his dog, he stayed up at the cabin all night making it feel super safe. He is very friendly and our 3 dogs loved him.

We had a wonderful time at the Magick Cabin! We booked the cabin for a weekend get away with the dogs, but never expected to have an “escape room” experience with the puzzles and clues Nick designed into the cabin. Needless to say, we had a lot of fun staying in the cabin and trying to solve the puzzles Nick thoughtfully integrated throughout the cabin!
We stayed on a cold night, but between sleeping bags and keeping the fire going, the cabin was warm throughout the night. Overall, we found the cabin to be cozy and inviting. There were sitting areas with beautiful view not to far from the cabin and the out house is a short walk. Chago checking up on us throughout the night was extremely precious and cemented the stay as a great experience.

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces.
Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby.
Thanks again for a great stay on our final trip of the year. See you guys next year!

This farm/campground, perched high above the valley, offers a beautiful landscape, private and spacious sites that can accommodate many, and clean portapotties (picture signs, decorative lights, air fresheners, bug spray, hand sanitizer, etc). It is easy to see that much care and thought has gone into the entire campground’s set up. I don’t know if there’s a section about the hosts so I’ll mention it here. Toad Hall was great! Amazing place to stay in the fall/winter. Cozy for 2 people with provided cots & camping chairs! The heater and shelter from the rain was great. Hearing the creek water at night was relaxing. Mike was so nice and communicative! Would definitely stay here again!

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit.
The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely.
I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor.
If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe.
There’s no question — we’ll definitely be back. Thank you, Jeff and Jill, for creating such a special place!

I had an amazing weekend camping on Jeff and Jill’s property! This was my first time camping alone and I felt incredibly safe. The property and campsites are beautiful. Jeff and Jill even brought me one of their sleeping bags because they were worried I might get too cold if temperatures dropped at night! I will definitely be coming again in the future.

Where to go
Ellacoya State Park
Attention, RV campers. On the southwest end of Lake Winnipesaukee, Ellacoya State Park opens from mid-spring to mid-autumn and offers a range of amenities for your next beach getaway. This sandy beach campsite sits right on the water, with a communal picnic area, playground, and boat ramp. Park your RV, and you can swim, lounge, and gaze at the Sandwich and Ossipee Mountains.
Belknap Mountain State Forest
Not far from Ellacoya State Park, Belknap Mountain State Forest embraces Lake Winnipesaukee from a higher altitude. Hike up Mount Major, and you can spot the lake in the distance. On a clear day, you may even catch a glimpse of Mount Washington. If you’d rather look upward than outward, stroll the nature preserve trails for prime bird-watching.
All through the Lakes Region
Within a short distance from Lake Winnipesaukee, you can visit Squam Lake, Ossipee Lake, and Lake Wentworth, among others. Further out, Lake Sunapee is always worth a visit, whether for winter snowshoeing or year-round sightseeing. If you have a few days, take your pick of lakes—or just go for a scenic drive. It’s as easy to stop for a swim as it is to roll down your windows.
When to go
Lake Winnipesaukee is made for the summer, when water-based activities peak. However, the shoulder months are equally suited to camping, especially if you want fewer crowds and less heat. Think: scenic drives when the leaves change or temperate April hikes. In the winter, many lake campsites shutter, so you’ll have fewer options for Lake Winnipesaukee camping. However, the activities never stall. You can ice fish, cross-country ski, and ice skate throughout the cold season.
