We are at the top of Raccoon Hill. Overlooking a valley with Punch Brook at the bottom. You can see Belknap Mountain across the way. There are many trails nearby. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Fishing ponds are all over the area. Ragged mountain is 20 minutes from here. The mountain biking park in Northfield is about 20 minutes away. Black Bear Vineyard is a few miles away. Enjoy our 73 acres in peace. Our site has a well you can use to fill up your tanks, we recommend using an in-line filter as the water is not tested. Beautiful scenery and setup spots. I don’t think my dogs had ever had so much private space to just wander before. They loved that. Host is super responsive. This was my first time needing to prime a well. Host came and did a quick impromptu lesson on priming. And I learned something new. You can hear/see vehicles going by a bit but it didn’t bother me. Would stay again for sure.

Sunrise Manor is an amazing place to camp. It is in a clearing, in a very private area, and you feel like truly you are a million miles away even though it’s only 15-20 mins from towns like Franklin or Andover. I even saw a shooting star.
The hosts were very responsive and answered all our questions, both before and during our stay.
The hookups are easy (we had a small RV) and great to have those amenities. But if you are tent camping they are not intrusive.
The picnic table and Adirondack chairs with the fire pit were a great plus!

Great spot, very secluded. We were the only people on the site. It was perfect, located on a dirt road in a quiet neighborhood. We did hear some gun shots but, felt very safe. The photo on the listing was missleading as that is not the view. We would stay again, close to alot of outdoor activties. Host was awesome..

This campground was beautiful - wide open space with some shade and access to a water hookup. The water is from a local spring - and it tasted great! The campsite has a cute little area to sit with a handmade "stump" table, umbrella, chairs, and a nice firepit.
The view of the fields surrounded by trees and a cute barn was picturesque. The hosts are very friendly and respond quickly to questions. They have a nice looking farm with, chickens, mini-horses, a pig, and a farm dog. Lots of places to hike just a short drive away.
Just around the corner from the entrance to their property, there is literally a pipe coming out of the rock on the roadside, with water free-flowing out of it. There is a spot or two to pull over, and there was usually someone there with empty containers to fill up with ice cold Spring Water! We were going hiking one day and decided to stop there to fill up our Camelbaks. The water really was good... no sulfery taste to it. Very refreshing!
We'd definitely visit again if we're in the area.

We really enjoyed our stay. Our hosts were incredibly friendly and welcoming! We had originally booked an RV site with power, but when we arrived, they let us know there was a power outage. They were so accommodating and quickly found us another spot on the property where we could hook up. The property itself is absolutely beautiful, peaceful and spacious.
One heads-up: definitely pack plenty of bug spray and tick repellent. The bugs were active, and our pups needed lots of tick checks! That said, we’d absolutely come back. Great experience overall!

Peaceful and well setup location. Great hiking trails, dark skies at night, and a nice firepit. We had a great weekend and would definitely return in the future. Note - the power connection is either 20amp (think household plug) or a 50 amp outlet - so make sure to bring adapters if needed.
