Since the Lands opened their doors in 2010 they have come. There have been families, couples, groups, the media and fruit pickers who have all visited the farm; and they return year after year. The camps are well spaced and the toilets were very clean as well as the shelter over them. The ground was well maintained and not over grown. It’s a beautiful drive going up to the campground and into the small town. We will definitely stay again.

I loved the small cabin #1 on Carrie and Tom's land. It was the perfect amount of space for two people. Tom was super friendly and made his rounds everyday to make sure we had everything we needed. The river was so close we could walk right down and fish. The grounds were well kept, clean and always kept warm in 20 degree low temps with plenty of heaters and an extra blanket to hang over our door for extra warmth. We will be coming back in the spring and summer and bringing friends for sure to enjoy with us! A+++++

There was a small play set for the kids and an easy hiking trail toward the end of the property. We were able to get firewood on the site and we had a great time!

Had a great time in cabin #2. This is a rustic cabin next to a stream. Waze GPS got us right to camp site. Tom the camp host greeted us shortly after we arrived and was so helpful on tips to keep cabin cozy. He also gave us a map and excellent directions to Dupont Forest. Camp restrooms/showers are a short walk from cabin. Port a potty even closer than restrooms. Camp ground has a good vibe. Front door didn't lock. Smore kit for extra fee was awesome, also some assorted snacks available. There is a small store nearby to get basics. No phone or internet service available at campground. Relax and unplug!

We had an excellent time camping at Lil Snowbird Farm. The campsites were exceptionally clean and well kept. We stayed in site #6 along the river and it was just beautiful and felt very private! We enjoyed cooking over the campfire and eating at the picnic table. The host was amazing and ensured we had everything we needed. The camp toilets had their own small tent for privacy and even had small solar lights to help you find them in the dark. 10/10 would recommend camping here!

PLEASE READ ALL THIS BEFORE BOOKING.....This is a recreation area, NOT A CAMPGROUND. You have access to 44 acres in the mountains of North Georgia, on Tallulah River. Trout fishing, camping in beautiful Rabun County. Lot's of outdoor activities in the area. Forest Service land, and more nearby. This is not a campground, but a private Recreation Area on 43.7 acres on Tallulah River, which we love to share. Yes, there is a house here an there along the border. People choose to camp in the easy to access area, instead of hiking out to more seclude places on the property. So if you have a problem with the house being there across from the "sweet spot" please just choose a different place to spot. I find it so funny people want to come to secluded and be able to DRIVE TO IT, with no other people around. It is mostly secluded, but people do live around here, and a few houses border this property. People have actually given us bad reviews because of this. Hike in and camp away if it bothers you that someone lives across the river. And yes, there are chickens, foxes, coyotes, bears. Yes there is a road. Yes, they cut the trees down along the road to build the new bridge. Yes I have planted trees, and it will be more private as these grow. All this being said, please read on... This is rural neighborhood in Persimmon Community, Georgia. There are neighbors. Act accordingly, the few who do not! We are a few miles from NC line, and about 20 or so from SC line, in the most Northeast corner of Georgia. We are blessed with mountains, water, and a great community. 43.7 acres access, 1,000 feet of Tallulah River frontage (actually, property line is down the middle of the river), there is a nice road to the place, and a field and Tallulah River...... You can drive into the field, have fun in the river, and camp, build a fire, do whatever you like in our space. If you don't like being close to the very nice neighbors across from the car accesable spot, the camp further up the field, or pack by foot up the mountain. We are NOT a campground. We have no fixed sites. The fire pits were made by campers, not by me (the owner.) People have actually complained to me that there are neighbors across the river. CAMP AWAY FROM THERE IF IT BOTHERS YOU. And yes, they have chickens, that will wake you at dawn... Yes, there is a road. Yes there is a field. No, there are no fixed campsites. We are not a campground. We leave you alone. We will try to answer questions, but I do not sit by the phone. This is just us sharing access to the land. We want to preserve this like this, for as long as we can. I genuinely want to share this place. But that being said, I would rather not interface with campers. I live in the middle of nowhere for a reason. I assume you want to visit the middle of nowhere to be left alone. This is what I will do. I do my best to keep this going, and open to being shared. That's my job. But I am not going to find you stuff to do, watch the calendar, or whatever. Just look up THINGS TO DO IN RABUN COUNTY. DON'T TRESPASS ON NEIGHBORS' LAND If people come on the land while you are here, THEY are trespassing. I try to keep it private, but there is the occasional interloper who wanders on. Just tell them you have it lease, it is private. I am sorry for this. People are, well.... PEOPLE.... There is 44 acres here. Over 1,000 feet of river frontage. There is great fishing here. Please respect the property lines. We love our neighbors, and they love us. We want to keep it this way. Be aware that the property if BELOW the bridge, all the way back to the old cabin. That next branch is the property line. I will try and provide a plat, or map so you will be aware of the lines. There is also plenty of public property in Rabun County. Rabun County is 65% US Forest Service land. If 44 private acres isn't enough, then check out some of the wonderful public places around here. Look in photos for plat of the property. You agree to not trespass. Also, property line is down the middle of the river. Please don't trespass across the river. For exact direction put this exact string into Google Maps: VFX6+M7 Clayton, Georgia We are also pet-friendly, so long as your animal is well behaved. And while we are at it, please do not do doughnuts in the hay field. Every young kid from Athens seems to want to tear up the hay field. Please don't! We expect it to be left mostly like it was. But please be aware that when rain comes, the river can rise quickly. We try to be aware, but you need to stay aware. This is on a flood plain, so it does flood sometimes, and fast. BE AWARE and Stay safe. Our mission is to preserve this beautiful mountain land the way it is, and to share it with people who will enjoy, appreciate, and take care of it. FACILITIES We don't have regular facilities. But we do offer nice new camp toilet for $22. You are expected to either bring your own camp toilet, and bag your waste out, or you can buy a toilet bucket and some plastic bags, and cat litter. This is a brand new unopened toilet lid and a brand new 5 gallon bucket. Bring some cat litter, and some bags to line the bucket, and some Ziploc bags to put this in and seal. The cost of a bucket potty is $22 NO MORE KITTY TRENCHES. You are expected to remove your waste and put it in your trash each time you use it. This is for consideration of others. IF YOU LEAVE TRASH YOU WILL BE CHARGED $50 FOR CLEANUP. IF YOU LEAVE HUMAN WASTE, YOU WILL BE CHARGED $500 FOR CLEANUP.......... I am only saying this because as we get more experience, we learn what people are actually capable of. Most people are very good about everything. But there have been a few people who actually expected me to clean up their waste, and then they gave me a bad review, etc. I am a decent guy. I will share my million dollar property with you for $40 a night. I will leave you alone. But please.... PLEASE... don't expect me to clean up after you. And when I do have to clean up after you, please don't curse me, divert, give excuses. If you camp here you are expected to be decent, and treat me decently. This is only for that 1%... Thanks. We just retired from Active Duty Air Force! My ancestors have owned the land our NC cabins sit on since 1836. In fact, my mother grew up there after my Grandfather returned from WWII when there was no electricity and the outhouse was a bench over the creek. In 2018 - we bought the remainder of Uncle Frank's land - and in his honor built our second cabin - Frank's Landing. Also in that year I started managing my brother Bill's cabin. When we were stationed in Alaska for 6 heavenly years - we purchased a remote parcel of property and have slowly begun to develop it. We just completed building our cabin there. We have owned this property since 2005. The pond is a favorite place of ours and we would love to share it with you!! We live just up the mountain are here for you via text if you need anything at all during your stay with us. The pond is in the middle of about a 4 acre area that is totally forested & makes a great place to get away from the madness of life & get into nature. Our street ends in a cul-de-sac, minimizing traffic in the area, but the spot is right along a street. You will be able to see & hear cars going by the site. On the other hand, it is also right along a deer path & just this morning I saw 2 does & a baby walking through the site. There is a resident hawk & a gaggle of turkeys that live in the area in addition to pileated woodpeckers & all sorts of other birds. Come check it out and please let us know if you have any questions. Learn more about this land: We would love to have you at the Pond at Dogwood Acres. Our pond is just a little pond, but it is full of life and makes for a cozy little campsite. You will be the only ones camping here. There is a long parking spot suitable for cars/SUVs/trucks and even a trailer or pop up.  There are hiking trails leading into the woods at the right side of the end of the drive. Feel free to enjoy them. We are surrounded by the Chattahoochee National Forest and here in Towns County we are 80% National Forest. Lake Chatuge is close by (less than 10 minutes) in Hiawassee has 132 miles of shoreline. The Appalachian Trail weaves all through the area and you can get to numerous access points for the AT within about 30 minutes. There are a many waterfalls throughout our area within about a 30 minute drive as well. The closest is Cupid Falls just behind Young Harris College. Fire's Creek in Hayesville is a favorite spot. Otherwise you can head towards Vogel State Park and find many more.  Head north on state road 66 heading out of Young Harris towards Warne, North Carolina. Travel almost 4 miles passing 339 and then make a right on Brasstown Lane. If you see mile marker 4 or get to Warne, you passed it. Once you turn onto Brasstown Lane it will be on the right side. Coming from North Carolina head south on 66 out of Warne and make a left onto Brasstown Lane. We are about 1 mile south of the North Carolina state line. We are somewhat in the middle of Blairsville (GA), Hiawassee (GA) and Hayeville (NC).  Not far from us is the John C. Campbell Folk School in Brasstown, NC and just a bit further is Murphy, NC.  34'58'45.1"N 83'52'49.7"W On a larger scale, we are right in the middle of and about 2 hours from Atlanta, Asheville and Chattanooga. The cabin itself was built using rough sawn wood acquired from a local sawmill. Many of the items used in the cabin came from local shops or antique stores. There is a 2000-watt Solar Generator in the cabin that can be used for lights, charging cell phones, and running the pump for the shower. The Solar Panels are enough to charge the Generator to 100% each day. Rainwater is used for showers. The gutter system on the cabin is used to catch rainwater. The downspout runs into a "First Flush Diverter", which allows any dust, dirt, or anything else that might land on the roof between the rainstorms to be diverted away from the water storage tank. The clean rainwater then fills the water storage tank. Be aware that Rainwater is fine for showers, but is not meant for drinking. Propane is connected to a space heater and the shower. The space heater is 17,000 BTUs, which is plenty for colder nights. The shower has an at-source water heater and can heat the water up to 120 degrees, which is more than enough for a hot shower. A porta potty is provided for bathroom purposes and is cleaned and restocked every Thursday. Pets are allowed! The following items are provided: 1. Linens 2. Towels 3. There is plenty of room for the fire pit, vehicles, animals, and any outdoor games you might want to bring (cornhole). Both Bryson City and Franklin are fairly close to the cabin. Bryson City is approximately 20 minutes away, while Franklin is approximately 30 minutes away. Both towns offer great little downtown areas that have shopping and restaurants. Don't be afraid to try the food trucks, they have some of the best food. Bryson City has many trails for hiking such as the Road to nowhere, Noland Divide Trail, Three Waterfalls Loop (FYI: There are three waterfalls on this trail), and Deep Creek Waterfall Loop. The fishing in Bryson City is also great and the guided trips are very reasonably priced. I would suggest going in the morning and doing a float trip. Franklin is bigger and a little more spread out than Bryson city, but there are a lot of neat little stores and restaurants. I personally like going to the Currahee Brewing Company. Currahee is right on the river and is set up to host live bands and it gets pretty lively in the late afternoons and evenings on the weekends. Other things to note One of the things you would want to bring is a 1 lb propane bottle for the Torch that is provided. Using the torch to start a fire is much easier than kindling. The solar generator has enough power to run the small coffee pot if you don't want to use the percolator. The generator also has enough power to run hair dryers. The main thing you want to keep in mind is anything that uses a heating element will drain the battery quickly. Lanterns are provided If needed. Overall, you should be good to go, but it is something to keep in mind.
