You will meet our beautiful alpacas and Nubian goats that we have for milk, weed control and just because they make us happy, as well as a flock of laying chickens for fresh eggs. We have a variety of gardens and a year-round geodesic dome greenhouse that provides us with fresh produce. This is a quiet country setting. There are many popular and diverse activity sites less than an hour away. Come escape the hustle and bustle of home, and enjoy the beauty of nature and our loving animals.
We offer both tent and RV listings to suit however you like to travel. We have a hot shower, bathroom, picnic tables, potable water, and trash and recycle bins. Our RV listing has both 20 and 30 amp electrical hookup but no water or sewer hookups.

Diane is so sweet and showed us all of their beautiful friendly animals and plants when we arrived and even offered fresh goat milk and a plant starter! Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch.
There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .

IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity”) at Standiford Ranch LLC with restricted access to horses, donkeys, goats, dogs, and other various farm animals, and
IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this Activity.
I agree to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I acknowledge that Releasees are not responsible for errors, omissions, acts, or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead. We are located on the beautiful eastern plains of Colorado southeast of Denver. Rolling hills dotted with Ponderosa pines that encourage wildlife to settle in. Pikes Peak, Longs Peak and Mount Evans all visible on clear days. We have 35 acres and raise alpaca’s, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house and this cottage is now available to rent. Water is available outside and the outhouse is just a few steps away. It comes equipped with a woodturning stove you can use to cook on.
We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room!
Numerous tent sites are available all within easy walking to your car. An outhouse is close by.
We love sharing our story and our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp; and relax. Watch and listen to the birds, deer and antelope really do play here two little fawns were chasing each other through the gully just this morning. Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. We are an ideal basecamp for hiking or biking trail enthusiasts,with direct access to the Little Scraggy Trail and Segment #3 of the Colorado Trail. Little Scraggy Trailhead is 3.5 miles away, with easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area.
You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. For a day trip, Wellington Lake is only 30 minutes away for no-wake water sports. Many people enjoy kayaking on the North Fork of the South Platte downstream from nearby Buffalo Creek.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer.

The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather.
Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer.
Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs.
I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this Activity.
I agree to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.

If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead. We are located on the beautiful eastern plains of Colorado southeast of Denver. Rolling hills dotted with Ponderosa pines that encourage wildlife to settle in. Pikes Peak, Longs Peak and Mount Evans all visible on clear days. We have 35 acres and raise alpaca’s, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house and this cottage is now available to rent. Water is available outside and the outhouse is just a few steps away. We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room!
Numerous tent sites are available all within easy walking to your car. An outhouse is close by.

You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer.

The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather.
Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer.
Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs.
I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. 🐝We have spent the last 11 years cultivating Bizzy Bee Farm into what you see today! Our goal this year is to bring our passion of land & animals to life by sharing our safe, responsible hobby farm with our neighbors, community and those passing by.
On the property, we have two irrigation ponds, dwarf dairy goats, chickens and a growing variety of pollinating plants for our bees. Walk to the nearby open space, enjoy a camp fire near the creek, collect eggs daily.
You're invited to spend time in the garden (seasonal May-Oct), cut fresh flowers (seasonal May-Oct).

The ground was slightly slanted so plan for that according. It is in a well lit area so we felt safe and the views from the spot were pretty baller.

I had a great time at this beautiful campground/farm, and Teresa is very responsive and accommodating. The campground has lots of trees and the location makes it very peaceful. I got to enjoy my camper van and go on a hike close by. There are a few good restaurants in town.
I highly recommend this campground. I came here for the first time 3 years ago where my family and I were part of a commercial for an RV company, and it did not disappoint.

What a fun place to stay! It is a short drive off of Highway 25 near Palmer Lake. Teresa is an awesome host and greeted me at the site for a quick chat. It was so quiet, that I slept in. Looking forward to my next visit.

What a lovely 2 nights spent among the trees and sky in Evergreen. The space is so comfortable and relaxing. You wake up to pine trees and delicious coffee in the Chemex. We watched movies on the big screen, made pizzas in the Ooni oven and soaked in the hot tub. The beds were just right and the kitchen had what we needed. We even had a deer family visit us in the snow. The hosts were so nice and great communicators. Highly recommend!

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.

This was the perfect cabin for a family getaway. We enjoyed all the amenities: the big screen for movies, wood burning stove and hot tub. The bed was comfy and scenery pretty. I personally would have liked a normal coffee pot, but my son liked the drip pot. It was nice to have laundry onsite to wash towels.
