Nestled on seven acres of former ranch land, and enjoy a relatively level RV site (pull in or back in) with views of Mesa Verde, the La Plata Mountains, and the shade of mature juniper trees. Feel far from everything while only a few miles from town. Enjoy the starry skies, the company of wandering mule deer, and the sound of coyotes conversing with one another. At 7,000' above sea level, in the high desert of SW Colorado, we get over 250 sunny days a year, big beautiful snows in winter (and sometimes as late as June), and monsoon rains in late summer. Spring can be cool and windy, but you'll experience the reawakening of the plants, the lowing of mother cows and their calves on nearby ranches, and maybe even a blooming prickly pear or two!
In the heart of the Mancos River Valley, you'll find yourself at the perfect basecamp for all that the area has to offer! It's just 15 minutes to the entrance gate at Mesa Verde National Park, designated in April of 2021 as the 100th Dark Sky Park by the International Dark Sky Association.
Take a scenic two mile drive to historic Downtown Mancos, to find art, dining, and fun. Historic Mancos, known for its thriving creative district, is the home of the The Raven House Gallery, The Artisans of Mancos Co-op, The Painted Turtle Gallery, Bombdiggity, and Kilgore American Indian Art.
Downtown Mancos is also home to dining options from local food trucks to fine dining. Fenceline Cidery and their delightful riverside cider garden host a variety of local food trucks on a rotating basis Family friendly eats are always on the menu at the Columbine Bar & Grill. Deco Dessert, offers something for your sweet tooth with homemade ice cream, artisan chocolates, and cakes. Just across Hwy 160, you can enjoy craft beer, delicious locally sourced food, and a variety of fun events, including live local music, weekly triviaat Mancos Brewing Company. Beyond downtown, you'll find easy access to Mancos State Park, mountain biking at Phil's World, Aqueduct, and the Boggy Draw trail systems, paddling at Summit Lake, paddling and boating at McPhee Reservoir, the 88 mile Canyon of the Ancients Scenic Drive, and miles of hiking and off-roading trails in the San Juan National Forest. Or head just 40 minutes into Durango for a ride on the Durango-Silverton Narrow Gauge Railroad, a run on the rapids of the Animas River, or a powder day at Purgatory (resort an hour from the site).
If you want to venture further afield, Telluride, Moab, Monument Valley, and Arches and Canyonlands National Parks are all within 2.5 hours. Or take a drive along the San Juan Skyway scenic byway to see the best of Colorado's Western Slope including Silverton and Ouray.

Miller Flats is a privately own home on 40 acres bordered on 4 sides by Bureau of Land Management (BLM). The Powderhorn Wilderness is literally in the back yard. You will find hiking and biking trails plentiful. The Lake Fork of the Gunnison River is just across the street, with public access just two miles away. If you are looking for Jeep or ATV trails, they are less than a mile down the road. We are twenty miles from the spectacular Alpine Loop! And twenty-five miles from Blue Mesa Reservoir.
Tent sites include a firepit, and flat spot for tent. Water and electricity are available at the well house, but not the tent sites. Each campsite has a five gallon bucket of water, a camp potty with a removable bag that you dispose. There may be an outdoor shower available for an extra fee.
Please do not plan on using the firepit unless we have had recent rain and the camp host approves. The grass around the campsite is a wildfire waiting to happen since we have been in a severe drought since 2021. There is a pile of wood near the cabin driveway that you can use for campfires. Please make sure you have a way to extinguish your fire.
The road to the tent sites is BLM. It is not gravel, it is dirt. My car can get to most sites, but the camp host can help haul gear if you don’t want to drive down it. I have had several sedans drive the road, but if you have a low profile vehicle we can tote your supplies. Also, in spring the road may be muddy. Please have a 4 wheel drive. Just send me a message and we will make it work for you.
Satellite Wifi is available near the well house, but somewhat spotty. Not great for downloading movies or gaming. Some people get cell service at the top of the hill, but otherwise there is very little in the area.
Your tent sites are arranged around the property next to the wilderness and a BLM trail. You will be able to drive there. There is a log home on the center of the property, about a quarter mile or more away from the tent sites. We rent the property and a third of the time we are living on premises. There are gardens, barn cats, dogs and we are hoping to add a horse and a fuzzy cow. There are outdoor living areas between the log home and your sites.
If you are interested in more seclusion, please see the Private Valley campsite. It has a ridge between the cabin, other campsites and the well house.

Spring can be cool and windy, but you'll experience the reawakening of the plants, the lowing of mother cows and their calves on nearby ranches, and maybe even a blooming prickly pear or two!
In the heart of the Mancos River Valley, you'll find yourself at the perfect basecamp for all that the area has to offer! It's just 15 minutes to the entrance gate at Mesa Verde National Park, designated in April of 2021 as the 100th Dark Sky Park by the International Dark Sky Association.
Take a scenic two mile drive to historic Downtown Mancos, to find art, dining, and fun. Historic Mancos, known for its thriving creative district, is the home of the The Raven House Gallery, The Artisans of Mancos Co-op, The Painted Turtle Gallery, Bombdiggity, and Kilgore American Indian Art.
Downtown Mancos is also home to dining options from local food trucks to fine dining. Fenceline Cidery and their delightful riverside cider garden host a variety of local food trucks on a rotating basis Family friendly eats are always on the menu at the Columbine Bar & Grill. Deco Dessert, offers something for your sweet tooth with homemade ice cream, artisan chocolates, and cakes. Just across Hwy 160, you can enjoy craft beer, delicious locally sourced food, and a variety of fun events, including live local music, weekly triviaat Mancos Brewing Company. The long anticipated, Boathouse on Grand will open in Summer 2023 with fine dining fare. We even have a little bit of nightlife at the newly opened El Rio Cantina, featuring creative tequila cocktails.
Other downtown offerings include locally roasted coffee at Fahrenheit Coffee Roasters, and an incredible variety of baked goods and delightful breakfast and lunch options. Grab take out and sit at a picnic table by the Mancos River or in the park across the street or enjoy their dining area featuring local art. Be sure to also check out local artists' work in the art vending machines at Fahrenheit Coffee Roasters and Fenceline Cider!
Beyond downtown, you'll find easy access to Mancos State Park, mountain biking at Phil's World, Aqueduct, and the Boggy Draw trail systems, paddling at Summit Lake, paddling and boating at McPhee Reservoir, the 88 mile Canyon of the Ancients Scenic Drive, and miles of hiking and off-roading trails in the San Juan National Forest. Or head just 40 minutes into Durango for a ride on the Durango-Silverton Narrow Gauge Railroad, a run on the rapids of the Animas River, or a powder day at Purgatory (resort an hour from the site).
If you want to venture further afield, Telluride, Moab, Monument Valley, and Arches and Canyonlands National Parks are all within 2.5 hours. Or take a drive along the San Juan Skyway scenic byway to see the best of Colorado's Western Slope including Silverton and Ouray.

Miller Flats is a privately own home on 40 acres bordered on 4 sides by Bureau of Land Management (BLM). The Powderhorn Wilderness is literally in the back yard. You will find hiking and biking trails plentiful. The Lake Fork of the Gunnison River is just across the street, with public access just two miles away. If you are looking for Jeep or ATV trails, they are less than a mile down the road. We are twenty miles from the spectacular Alpine Loop! And twenty-five miles from Blue Mesa Reservoir.
Tent sites include a firepit, and flat spot for tent. Water and electricity are available at the well house, but not the tent sites. Each campsite has a five gallon bucket of water, a camp potty with a removable bag that you dispose. There may be an outdoor shower available for an extra fee.
Please do not plan on using the firepit unless we have had recent rain and the camp host approves. The grass around the campsite is a wildfire waiting to happen since we have been in a severe drought since 2021. There is a pile of wood near the cabin driveway that you can use for campfires. Please make sure you have a way to extinguish your fire.
The road to the tent sites is BLM. It is not gravel, it is dirt. My car can get to most sites, but the camp host can help haul gear if you don’t want to drive down it. I have had several sedans drive the road, but if you have a low profile vehicle we can tote your supplies. Also, in spring the road may be muddy. Please have a 4 wheel drive. Just send me a message and we will make it work for you.
Satellite Wifi is available near the well house, but somewhat spotty. Not great for downloading movies or gaming. Some people get cell service at the top of the hill, but otherwise there is very little in the area.
Your tent sites are arranged around the property next to the wilderness and a BLM trail. You will be able to drive there. There is a log home on the center of the property, about a quarter mile or more away from the tent sites. We rent the property and a third of the time we are living on premises. There are gardens, barn cats, dogs and we are hoping to add a horse and a fuzzy cow. There are outdoor living areas between the log home and your sites.
If you are interested in more seclusion, please see the Private Valley campsite. It has a ridge between the cabin, other campsites and the well house.

Camp spots are just off the county road, easily accessed with a car or non 4 wd vehicles. Turning Beyond Ranch is comprised of 120 acres. Camp spots are behind and amongst perennials gardens, on the east side of the county road. The view of the La Plata mnts is beautiful to the north, with an open field to the east. Cherry creek runs year round on the east bank past the field, just below the mnts.
This is a safe area with most farm and ranches of 100 + acres.
Location is convenient for a short drive to Mesa Verde park - approx 20 miles to entrance, 25 miles from Durango, or 45 miles to Farmington MM.

Terrific! The spot is 10 minutes from Durango and far enough from the owners home that it felt private. And there are endless acres of forest for the dogs to explore. We had no problem accessing the site in our rwd Ford Transit. Verizon signal was adequate. Tree coverage made starlink useless.

Absolutely beautiful. The darkest skies you'll find in the area. Wide open field to the east for a beautiful sunrise through the Aspens. Trees are pretty close on the west, which is okay because the road is right there also, but there is not a lot of traffic, I think three trucks and four four side-by-sides went by all day, it is a private community after all. If you walk out into the field you can see North and South pretty good as well. I was there to start gaze so I did not walk around much, but the people that I did see were very nice. I did venture down to evergreen lake, be careful, it gets really, really steep, and there were lots of deer, I think I saw 20 deer in one day.

We had a great quick night at Joe’s place. There were so many amenities like a fully stocked camp kitchen, outhouse, shower set up, and plenty of chairs and tables. We didn’t have to unload much of our own stuff and could just use what was provided. We slept peacefully with the sound of the creek. We wish we could have stayed longer to explore more of the property and creek!
Our dog was a bit anxious at first but Joe came by with a treat to say hello and she immediately was happy and relaxed. She loved playing in the creek.

My family and I had such a wonderful time camping here, our hosts made it so special, they were truly stellar! I went with my family to watch the meteor shower and we got exactly what we were looking for. Tent camping in a private spot with access to water and a pack out toilet.
