The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. It has just about everything you might need: small grocery store, coffee shops, gas, laundry, a dollar store, hardware store, camping and sports equipment, brew pub, winery, a few restaurants, potable water station and more.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

We had an amazing time staying at the cabin. The cabin was well stocked with propane and water, and the power station looked very nice too! The cabin itself is very cute, comfortable, has a fantastic view, and definitely feels private and secluded from the rest of the grounds. Stephanie was extremely responsive and eager to help, and was able to secure a sturdy ladder for us to get to the bed mere minutes after the request. The cabin definitely still has some construction items remaining, but is more than finished enough to have a comfortable and enjoyable stay. Overall my girlfriend and I had a wonderful time and will most definitely be coming back next year!!

It is across from the petting zoo where you will see donkeys, goats, chickens, and ducks. We have one rooster in the petting zoo so you won't need to bring your alarm clock. Lol

This site was lovely. We need a location close to Denver to be able to run back and forth with kids sports and this location proved great for this. The kids loved being able to interact with the goats, donkey's and horses. The host was very responsive to our inquiries. The location was in close proximity to Palmer Lake, which we loved. All-in-all a good time.

We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. Welcome to Black Forest, Colorado, located on the northern end of Colorado Springs. This property sits on 5 1/2 acres of beautiful woods. We have two covered RV spots and two open RV spots. The two covered spots have electrical hook ups, the smaller spot offers only 110v plug-in, and the large spot offers 30/50amp. Although we don’t have water at each spot we do have long water hoses to get your tanks full. Please note we do not have septic! There is a KOAA 15 minutes away, which allows dumping for a $10 cash fee. The smaller RV spot is suitable for up to a 30 foot RV, the larger spot can fit up to a 40 foot RV. There is one tight turn to get onto the property, but once you’re on the property it is easy to navigate. We highly recommend you arrive during daylight hours, so you can maneuver properly.
