Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation. Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers. Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

Our family has owned this property for nearly fifty years. We currently have one site available - “Desert Mountain Scenic Overlook” - at this time. More sites coming soon! Learn more about this site: This campsite is extremely private and serene with beautiful epic views and a wide open feel. The site is located most of the way up a small mountain but at the base of a larger one if you want to hike up to the top for even better views. You can also hike down and around to explore more of the surrounding nature preserve (over 3,000 acres completely engulfing our 20 acre property), which includes a seasonal creek, granite boulders, and miles of hiking trails. You will find wild sage and buckwheat shrubs growing all over the property, as well as vibrant seasonal wildflowers. The campsite is set far back from roads so it is very peaceful and quiet and allows you to feel free to enjoy yourselves without worrying much about noise. The large flat pad is spacious and should be able to accommodate any sized camper/trailer/RV. There is fresh potable mountain spring water and a septic hookup available at the site. There is currently no water hookup for RV’s and there is no restroom facility (we are planning to install a composting or pit toilet soon). Please come fully equipped with a Luggable Loo or something similar. Access to the site is on a maintained dirt road with cutouts for water run off. 4WD is not necessary. Please be prepared though, the road in has some narrow, hilly, curvy stretches. It could appear challenging or intimidating to people with larger rigs. If you have a class A motorhome and are hoping to visit, please message me first and let me know and we can discuss whether the road in will work for you. We are currently in the process of beautifying the area and will post more updated photos soon of the actual site. *Note: Our solar pump went out so the outdoor shower is not currently functional. Also, the site is still a work in progress so there may be some lumber and areas of the site still in the process of being completed.

Please be mindful of the property markers, and respect our neighboring property lines. You are responsible for your own fitness in hiking the inclining trails and staircases. Hiking or walking sticks are highly recommended. A shared cooking area, has been cleared, providing use of the propane gas grill (campers must supply own 1 lb green canister), standard size cooler, small fire extinguisher, and carved or cut seating. Nearby, a shared pit toilet with a small 5 gallon black solar shower bag, shower toga, toilet paper, glass wash basin and pouring bottle-for minor freshening, vanity mirror and 5 gallon water jug, refilled daily- or more frequently, if needed, all located in a pallet wood stall. Two additional 3 persons sleeping tents are both folded and stored at the cooking area, for guest use. The site is located most of the way up a small mountain but at the base of a larger one if you want to hike up to the top for even better views. You can also hike down and around to explore more of the surrounding nature preserve (over 3,000 acres completely engulfing our 20 acre property), which includes a seasonal creek, granite boulders, and miles of hiking trails. You will find wild sage and buckwheat shrubs growing all over the property, as well as vibrant seasonal wildflowers. The campsite is set far back from roads so it is very peaceful and quiet and allows you to feel free to enjoy yourselves without worrying much about noise. The large flat pad is spacious and should be able to accommodate any sized camper/trailer/RV. There is fresh potable mountain spring water and a septic hookup available at the site. There is currently no water hookup for RV’s and there is no restroom facility (we are planning to install a composting or pit toilet soon). Please come fully equipped with a Luggable Loo or something similar. Access to the site is on a maintained dirt road with cutouts for water run off. 4WD is not necessary. Please be prepared though, the road in has some narrow, hilly, curvy stretches. It could appear challenging or intimidating to people with larger rigs. If you have a class A motorhome and are hoping to visit, please message me first and let me know and we can discuss whether the road in will work for you. We are currently in the process of beautifying the area and will post more updated photos soon of the actual site. *Note: Our solar pump went out so the outdoor shower is not currently functional. Cove #1 and 2 are quite spacious and tucked under the shade of large Oak trees, great for staying cool on hot days, maybe not so great if you need to recharge batteries with solar. Showers and toilets are a short walk away. All of the campsites aren't far from the main road so there is considerable road noise during the day, but it quiets down to almost none at night. There are so many stars visible after dark, it's magical. I didn't have the opportunity to meet the property manager, but I did notice him assisting other guests and the housekeeper, Janice watched out for me as a solo female camper, even bringing me leftovers from her Thanksgiving dinner. :)

My son and I did a quick "get away" camp to Splitrock and booked the Hilltop Hideaway. Because it was our first adventure here we only relied on reviews to figure out what site to chose and to get a sense of the property itself. Having just retruned I can say we were absolutely blown away and had an amazing time. My son confirmed that after having been to about 110 campouts together in California (including Big Sur, Napa, San Elijo, etc.) this by far was our favorite and the most spectacular of them all. Reasons being many including insane views, privacy of site, beautiful property, A+ bathroom and shower situation, and the big kicker being the friendly animals and how well the roads and sites are taken care of. Just can't say enough good things about the place and so thankful we got a chance to stay. Plan is to make it a regular excursion until he no longer wants to go with his dad!

Tent site was easy to find. It was private and spacious. The firepit in the tabernacle was really a sweet place to hang out. We enjoyed walking the property. The scenery is beautiful and all of the split rocks make for a really unique environment. I was able to purchase firewood on site and it was very easy to communicate when I had a question. Rugged and remote location with lots of space to explore. The old dam is super cool. I spent two nights there and had fun adventures. Hosts are very cool with an interesting backstory. The dirt road is pretty steep in parts, so you gotta know what you're doing with a heavy vehicles.

TBH I just stayed one night, slept in the car, and left early so didn't have a full camping experience. Which is kind of a shame cause it was one of the most beautiful Hipcamp sites I've seen. It has a unique combination of large rock formations and lush, green vegetation. I was in the community area of Oak Grove but still felt like a private site. The roads are dirt, wide and well maintained. Also, this is the ONLY Hipcamp I've stayed at that didn't have ANY road noise so you really feel like you're camping. I feel like I missed a lot, like seeing the animals and hiking the trails. This place is huge, over 100 acres. High end camping but super reasonable cost.

First time using Hipcamp and had a great experience in general. Directions were sent in a message confirming the trip before I left with a google maps pin which made finding the place effortless. At the gate, they had a QR code with a detailed little map which was also nice. Plenty of signage to find the campsite. The campsite included the upper and lower section. Could fit 5 + vehicles there. Dark or city overviews available for both star gazing and sunsets. The large rocks really made it special. If you have a big rv, 30ft +, then 4wd is a nice to have to avoid tearing up there track and peace of mind for a couple of spots getting in and out. Good spot for big rvs or tent camping in the upper section next to the fire pit.

We had fun at this site which is very private and secluded on top of a hill. It takes about 3-5 minutes to walk to the very clean restrooms at the Oak Grove. There are 2 large pads at this site and 1 is level next to the firepit great for Tents or a smaller RV. The bottom pad would be better suited for larger RV's or Buses. We were there during a big rainstorm and the very next morning the camp host was out in their offroad vehicle grading the roads nice and flat again. We really appreciate all the care and hard work that are put into this campground. Very fun times!

You don’t have to worry about packing up a bunch of camping equipment, our camp provides a 35 foot RV if you prefer a roof over your head and a place to sit down for a meal runs off a generator ( you will need to provide your own fuel. it is a 5 gallon capacity). and has indoor and outdoor lights and electrical outlets to plug in a fan or your phone We have a cooler for you to use bu you will need to provide your own ice. There are dishes and utensils and a toilet. and water in and outside (You will need to bring your own blankets, sleeping bags and towels). Also provided arepropane b.b.q, propane fire ring, outdoor bench, table and camp chairs. There is enough room on this property to bring your own camper, RV or tent or ? but it must be self contained. We closed escrow on the property in October of 2016 and that November I was in the ER. I almost died. Spent my birthday and Thanksgiving in the hospital.Soon after that I quit my job at the CPA firm and started working from home. Still suffering from complications, that summer in June/July I ended up in the ER again. Even closer to death this time. Since then I've turned around my health. Focused on life on the farm. We have 3 horseshoe pits and 9 frisbee golf baskets for recreation onsite and we have incredible dark skies for excellent stargazing. You may see many different forms of wildlife including mountain lions, coyotes, foxes, bob cats, racoons, badgers, and rattle snakes. You will see many rabbits, squirrels and tons of birds of all kinds! We are really the perfect location for those who love the outdoors! About the listing Our listing is for tents, vans and truck campers, trailers, or RV’s and we can accommodate rigs up to 25ft in length. The outhouse that you see was used when it was first built and now is for storage. The original owner built the house himself and it was originally on piers alone with no other foundation! There is a folder in the bedroom closet of the house over the years. The decorations were here when we bought it so we kept them to preserve the house’s uniqueness.
