We loved our stay here!! The property is great and perfect for a quiet night away. Tim was extremely accommodating and went above and beyond to help us out with everything we needed! It was such a nice bonus to be able to cook on the an actual stove and have access to a bathroom. Plus the views and the stars were beautiful!! We really enjoyed talking with Tim and so appreciated his clear dedication to making sure we had a great time. Can’t wait to stay again!

Tim was a wonderful host and took care of many aspects of our stay on his property. The site was secluded, yet close to San Diego and there is a convenience store down the road if you need any last minute food items. Would definitely recommend staying here for a quick weekend get away.

This place is awesome! Tim is a great host. We showed up extremely late (around 11 pm) due to having to find a campsite last minute and Tim was nice enough to take us in, and show us around even at the late hour. His water from the well is delicious!! We are very thankful and happy to have found this place.

I was traveling back to San Diego with my pup and this was a great site to pitch a tent for a couple nights. Tim is super friendly and even gave me some brownies to take on the road with me!
I had lived in San Diego for 10 years and never ventured out to the Jamul area - it's really beautiful! Would definitely stay again.

Tim was a great host! Very friendly and accommodating. I will say the Hipcamp directions link did not take me to his house, it was a set of coordinates and not the right location, so input his address instead. Also know that there is no Verizon service in the area. Tom has Wi-Fi, but it was hit or miss depending on where you stood. The Lyons Valley Trading Post is less than a 10 minute walk from his location and allowed me to use their Wi-Fi.

Site 4 - Old well ranch you will love it
This is our first experience of hipcamping and we loved it! Tim is very friendly and has great stories. The area is quiet and he provides water, stove and storage for supplies. We overpacked because our site already had a stove, fresh water, table and chairs. We are also 30 minutes from town just in case you forgot anything. We were also an hour from Julian and great pies! Tim has lived here for decades and can give you tips on where to visit.

Fun experience, Tim was a great host and brought us donuts in the morning! He also provided running water to our camp site and there is a nearby toilet/shower. Thank you. Ask him about the "Dog house".

Tim is amazing! And his land had some amazing views. The space wasn't near enough to anyone else, we could see a couple tents but could barely hear them. We would stay there again without question.

Tim has a great property and plenty of amenities for a comfortable stay. He provided us with a fire pit, wood, comfy lawn chairs, blankets, pans, & cutlery. He is very friendly and a great host! Bathroom (flush toilet and shower) were very clean. We had a great view from the lofted campsite! We would return.

Tim has a great spot in a beautiful area. The site was easy to find and Tim was waiting to greet us and show us around. He is very friendly and knows a lot about the area. We had some great convos and he even greeted us Sunday morning with some home cooked tacos and brownies. Both were very delicious!
We were able to build a nice, big fire in the pit he made which was a huge benefit of the site. Bathroom was clean and as advertised. Our group was 2 couples and 2 dogs and we had plenty of space to setup and even play some bocce. Great MDW getaway. Would definitely stay with Tim again!

I really enjoyed staying at tim’s property! this was a last minute gift for my mom on mother’s day, i booked less than a week out. Nonetheless, He made us feel very welcomed and taken care of. He’s very responsive to anything you may need and goes above and beyond to making your stay a good one.
Tim made sure to clean the site before we got there w landscaping maintenance, built a fire pit, put out lazy boy chairs for us, and provides plenty of oak wood for your fire! he gave a thorough tour of how the oven and stove works, where everything is located and some info about the origins of the land! he’s a great conversationalist.
a few things to note is the bathroom an outhouse. it’s a short hike from the camp site, like 5 min max has a some incline but does have a shower, toilet and sink available! there’s a water hose at your site to use as well as 2 shelving units, a locker and a dining table w chairs.
there is some activity at night from the dogs and wild life sometimes and farm animals early morning but didn’t bother us too much.
the site is pretty secluded, with minimal view of the neighbors. felt private. the land overall is beautiful and there’s even a general store accords the street if you need any last minute items.
Will be sure to stay again at tim property, excited to see how it grows 🧡

Great spot but still close to the city. We are locals that wanted to get out with no light pollution to see some stars and a meteor shower schedule.
Tim is great- very accommodating- a lot of cool extras like a classic stove on propane that you can cook on.
Secluded, quiet, great deal of when you want to get out, but also want to be close enough to still do city stuff.
Great nature hikes and walks in the area. Will return with the kids next time

We had a great night at Tim's. We live in San Diego and Tim's place was a quick and easy getaway out of town for the night that provided the full camping experience. We will definitely be back! He kindly greeted up on arrival and later, very generously brought by delicious milk and freshly baked cookies! What a gem!

This site was amazing. It was everything we were hoping for. It was private, secluded, spacious, came with free wood. The host Tim was friendly and communicative. This place would be excellent for a quick weekend getaway or for an extended camping trip. Amenities were plenty and easy to access. Campsite was level and had plenty of room to set up all our camping gear. It was dark and private all night. This was all around an exceptional stay, and we will definitely be staying here again.

This was a great campsite with everything as described and honestly even better than I imagined. Drive to San Diego isn't bad and the scenery is nice. Tim's land is pretty secluded and the way he has everything set up is pretty dope. He's got cute pups (you won't see unless you want to) and his cooking is A1, so if he offers, TAKE IT! Definitely returning to camp again if i find myself on this side of the world again!!! Tim is super easy to communicate with and available and we had no problems finding the campsite. AT&T tower near his land, so I had no issues with great cell service, but T-mobile has no service out there. Just something to watch out for. Tim does have wifi available though!

We had a wonderful experience camping on Tim’s property! We will totally come back to camp soon. Tim was super nice and a thoughtful host. There was a lot of shade and even a bathroom for us to use. I fully recommend Tim’s property!!
