Nopalito Farm has been in operation since late 2014, but the property itself has been a working farm for over 50 years. Lemons and avocados were the primary crops from the 70’s through the 00’s, and are still prominent throughout our 15 acres. Our predecessors then diversified the growing operation by planting a wide range of fruit trees ranging from guavas and passion fruit to peaches and figs. For a decade, hops were grown on 2 acres and were sold to breweries throughout southern California. We’ve since replaced the hop yard with perennial flowers, but continue to cultivate a wide variety of delicious fruits.

Mild seasonal temperature swings, fresh air, clear evening skies for star gazing, the property is in a valley surrounded by the Cleveland National Forest and it was formally used as a 1950's Boys Scouts of America campsite. Our Mom purchased the family property over 40 years ago, and my siblings and I grew-up with weekend trips exploring and camping on the property. The facilities were beyond expectations and we had a seamless experience. Steve was super accommodating and was great at communicating—he even gave us a small tour of the property! Beautiful location and friendly host, we’d definitely stay here again! There were nice trails and it was so quiet and private. The drive on the dirt road to the campsites is a bit steep and uneven in places, which was fine for our SUVs, but we had friends with smaller cars (Prius, Mazda 3) who couldn’t comfortably make it due to their low clearance so we just shuttled them in our SUVs. We’d recommend making sure you bring a car with higher clearance.

Vicki and her daughter were so sweet and welcoming! We had the most peaceful time and the weather was pretty great for going in December. The drive up the mountain was a bit tricky because we didn’t know what to expect, but it was much faster and easier on the way down (I have a ford fusion and my car did great!). There are restrooms and showers but they are a bit far from most of the sites, there was a porta potty close by tho:)

Staying at coyote cabana on nopalito farm was such a great experience. Jacob was very friendly and keeps the land well maintained. The comfort of sleeping on mattresses with warm blankets made our get away so much more comfortable. If you are looking for a casual get away from home and want to enjoy nature, this is the place to stay. The host’s dog Gertie is very friendly and played all day with our dog Loba. Off leash friendly was what stood out to us when booking this location.

My gf and I had the best time on Vicki’s land for thanksgiving weekend. It was such a treat to have amenities like a sink with warm water and flushing toilets. the land is stunning with views from every corner and fun hiking trails throughout the mountain. vicki has such great energy and made sure to welcome everyone. pumba the pig is so friendly and WILL eat anything left unguarded at night 🤭 so make sure to treat your trash just like any bear camping setting. thanks again vicki, we hope to come back some day!

Absolutely beautiful, Very private and quiet. Expect to see wildlife, deer, coyotes, rabbits, etc. The cave is located in the other side of the hill top behind the water tank (go right). The road is a bit rough to get there so 4x4 or AWD definitely required. Other than that, you will love the landscape. If you want to escape to town its just a quick drive for decent dining options, we went to Hooleys. Would definitely come back.

This is our first Hipcamp experience and it was a pleasantly unique one. We were greeted by the sweetest pack of dogs and our sites were clean and easy to find. Our group of 12 booked sites 3 & 4 to be close together. The hot shower & toilets were just a few mins away fr our sites. The camp hosts, Joel & Jessica, were very helpful and showed us around. The owner, Sean, communicated thru the website and answered all my questions in a timely manner. The kids (ages 6-17) loved visiting all the animals: feeding the goats, holding the kitties in the cathouse, petting the calm big dogs, hiking on the trails, playing at the obstacle course, & they really loved the zip line. There are trails on the property ranging fr easy to difficult. On our night walk to stargaze, there is a beautiful view fr the Hilltop site. Having the dogs around left a big impression as we’ve never had guard dogs at a campsite before. Even though there were times (late in the night) where there was a stretch of barking at something in the hills, it felt very comforting to know they were out there doing their job. It was interesting to hear them communicating to each other from end to end of the property and it was actually not a bother for any of us. It became almost like white noise to fall asleep to. We felt honored to have most of them hang out with us and at the end of the trip we were all saying “We miss the dogs!” So we definitely look forward to coming back and we recommend this place for families.

Learn more about this land: Gorgeous YOME surrounded by trees. What is a YOME, you ask?  It's a wonderful mix of a yurt and a dome and it's beautiful! Find yourself chilling by the pool or taking a nice hot shower after a hike at the lake. This is an outdoor private YOME near our pool. Access to pool, BBQ (bring utensils you would bring camping, plates, napkins, towels, etc.  There is a small sink to wash dishes (pleases only liquid down the drain) but we do not supply dishes, so paper/disposable stuff required if you plan on cooking)  The pool, hot tub and outside bathroom is shared with our small family and anyone staying in the Poolside Lounge during the day if people are swimming, so you may meet some new people while staying at our place.  The outdoor bathroom will be shared when other guests are at the pool swimming or hanging out and need to use the toilet, but most likely during the evening hours, it will be all yours, we always try to give a heads up if there will be anyone using the bathroom in the evening.  The pool is shared, we live on the property across an easement and we have other rentals on the property. There is total privacy at the YOME. Everyone who comes to stay is friendly and chill, no drama here and not a party place, just good vibes :) We have a small farm on our property with chickens and loads of rare tropical fruits and veggies and we love to give tours and share with our guests. There are lot's of wineries in Ramona, about 30 minutes east in the mountains, as well as Julian to explore.  Our glamp is great for a weekend destination or just for a rest on your way to another adventure.  Although we love pets (we have a few dogs on the property), we cannot accept guests with pets at this time.  share it with our guests and will be available during your whole stay if you need anything at all.  We are just a text away and we live on the property and are often down gardening, working, swimming, etc.

THE AREA: Tucked away under a grove of oak trees, and circled by manzanita trees, sits "Manzanita Cove". A secluded glamping site that contains everything you need, including a private (seasonal pond). This private site is provided with about 1/2 acre of seclusion and equipped with everything needed for an amazing outdoor experience. The total property is about 5 acres, but is shared with our AirBnB: "Julians Red Fox Retreat", which can be booked separately or together with our "Manzanita Cove" glamping site. Because of the shared space, we do limit the number of guests to two, and ask that you be respectful of the space and noise level when booking independently. There are several hammocks around the grounds to relax as well as a few short trails to walk. The property is about a 7 minute drive from downtown Julian. WINTER/ SPRING GUESTS: Access to the site is down a bit of a steep dirt road, so we suggest that winter and Spring campers (wet weather) have AWD/4WD or park at the top and walk down. Otherwise is it accessible by most vehicles other parts of the year. Please do not stop on the hill when leaving. You will spin your tires and damage the road.

Built in the 50’s it is sitting on 2 parcels and is over ½ acre in size. We also have 2 other cabins for rent in Julian for larger groups. The outhouse that you see was used when it was first built and now is for storage. The original owner built the house himself and it was originally on piers alone with no other foundation! There is a folder in the bedroom closet of the house over the years. The decorations were here when we bought it so we kept them to preserve the house’s uniqueness. We treasure this house which is nestled amongst the trees and has so many beautiful birds that visit. Many turkeys love to stop by too! If you hear the deep cooing from the monster doves (who are very shy) you can try to spot one. They are amazing. We really hope you love it as much as we do.
