In the midst of the Manistee National Forest, a mile to a seasonal beach and picnic area on BIG BLUE LAKE with the WHITE RIVER, and five SUMMER CAMPS close by, THREE SITES are available sized to accommodate tent camping, Travel Trailer (EXCEPT 5th Wheels), and Class B and C RV"s. Each site is easily accessible, open and sunny for trailers and RV's with shaded areas for tenting. You will be in the woods adjacent to a open area working Hops Farm. Each site has a fixed in place fire-ring with cooking grate and 8-foot picnic table. Parking area, Food Truck, Biergarten and Farm Market are walk-able to on the property. Portable Toilet serviced weekly and potable water is central to the sites. Trash containers with trash bags are at each site. NO HOOK-UPS ARE AVAILABLE. Expect NO or LIMITED cellular service. One Travel Trailer or up to Three Tents accommodated per site. Sites are flat with moss/grass on sand terrain. One vehicle allowed on each site, parking lot for additional vehicles is available. Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons. The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan. Campsites are rustic but we provide camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a shelter with picnic tables and a charcoal park grille. A large community fire pit is available with wood provided for a small cost by the hosts. When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn. All sites are a short walk from the parking area (500ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car.

Learn more about this land: We have an 80 acre homestead on a dirt road with clear, flat places to park an RV or vehicle and woods for camping or hiking. You can camp or park in several places around the property and have complete privacy from the house. You’ll need to bring your own drinking water and there are no restrooms available. There is an RV dump station 5 miles north at McCormicks gas station. Feel free to ask questions. We look forward to sharing our beautiful space with you. We are two “young” folks with a budding farm and homestead. We have horses, cows, free range chickens, and a load of barn cats around a 100+ year old barn. You are welcome to respectfully interact with the animals, but be careful of the electric fence! Our rural setting is quiet and peaceful. There is often a herd of deer in the fields at dusk. Yet, we are only ~15 minutes from Lake Michigan and ~30 minutes from Grand Haven or Grand Rapids. The Musketawa Trail is 4 miles directly north.

Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you. Our Premium RV site has a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee. At the very far west end of the property is a large grassy area with 2 sites (1 RV or Tent and 1 Tent only) perpendicular to the river. Both have 30 and standard 110 electric and water. Rent our elevated popup tent.  There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like? It is your very own exclusive home away from home.   Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets. Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore. Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away. Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

We have had the best campers, leaving such wonderful reviews, so we are sad to say that our local township sent us a letter saying we are zoned for rural residential land and not for commercial, that we can no longer have campers here. None of our camping sites can be seen from the road and matter of fact most of them can't be seen from the air even. Our Township told us that they would have never known we had campers here except for that somebody saw our website page and complained. It's amazing the jealousy and envy that people have. We are going to petition our township and then it will have to go to the county board, it could take a little while, we hope by next year camping season to be open again. We're glad many campers were able to enjoy the land here and we just wanted to say a big thank you to all who have came and camped may the rest of your year be blessed.

Nestled in Manistee National Forest is a family farm. Trailheads lead to hundreds of miles of public two-track, and the woods roll between oak/maple/beech and aspen/birch. On the farm is a 20 acre lake with a floating island, tent sites, and healthy ecosystems with plenty of wildlife.Our farm pastures pigs, cattle, sheep and poultry, investing in our dirt and our neighbors. We are provision family farms because we provide for our animals even as we are provided for. Drop on in at the house and we may have time for a little tour.In the woods is a small composting toilet, but you're welcome to fertilize our pastures anytime. There's also a shower available in the house.The best time to visit Michigan forests is in October when the leaves turn color and the nights are cool. The mosquitoes are done for the winter and the air is brisk.
