The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. Quiet dog-friendly neighborhood of locals. Sustainable! (Power is photovoltaic solar. 20 Amp. Not so well suited to AC units or high demand electric heat) Trash, compost, recycling and potable water are available on site. Two blocks away is the CB dump station for sewer and non-potable/potable water (except in winter months).
A great spot to support evening and late night arrivals to avoid driving all over the backcountry looking for a dispersed spot during busy times. Worry free!

There are many amazing locations to park a camper or van or even pitch a tent. Property is surrounded by empty land so very secluded but still close to town. Adjacent to the Mineral Belt Trail and easy access to East Side trail system.
We live in a house on the property with our 4 year old son, and Koda the dog, who will be very excited to meet you and might come check on you through out your stay. He loves leftover campfire hot dogs.
Please be aware that this is old mining land and there is mining debris and also glass on the property. We work hard to pick it up and repurpose into art projects but it seems to be a never ending battle. If that is of concern this might not be the property for you. However feel free to bring a metal detector and your geology books and you can find a lot of fun treasures on the land if that is your thing!

Gondola Village at Holy Cross has direct access that many only dream of to Colorado's water wilderness, and some of the best backcountry skiing, hiking, scrambling, backpacking, and fly fishing in the Vail / Eagle County / Leadville / Aspen area.
Our modern alpine cabins are some of the cutest cabins you've seen, complete with a mix of amenities to make your wilderness stay a bit more comfortable. Don’t forget your camera, and a good book (or read one from our large library while you’re up here).
Gondola Village at Holy Cross is at almost 12,000 feet above sea level (believed to be one of the highest altitude Hipcamps in the world). Gondola Village at Holy Cross has been featured on Discovery Channel’s Reclaimed, Airbnb's OMG! Fund, Arch Digest, numerous other publications and brand product shoots. The managers of this property have worked in modular construction (cabins, yurts, and homes) and hospitality for many years and have brought together some of the best Scandinavian and modern mountain design with a mining town aesthetic. With such challenging access (larger items can only come in via helicopter), each piece of furniture and amenity is carefully chosen.
The trip up can be challenging (only off-road, winch / locker equipped vehicles dare try the 759 Holy Cross City jeep road, others will need to hike in at least 2.5 miles), but the views and cabins are well worth the trek. For successful navigation without reliable cell service, a map app like onX is recommended. Snow free season tends to be June 15 an October 30 annually, and outside of this guests should be prepared for up to 11 miles of over-snow travel with no cars allowed (a bit less depending on snow coverage in the shoulder seasons from May 21 - early June and late October - November 21).

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol
We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days.
In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances.
Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia.

Rain Crow Farm is a small, organic farm located in the pristine North Fork Valley on Colorado’s Western Slope. The campsites here are right along the river, surrounded by tall cottonwoods and stunning Mountain View’s. There is a shallow swimming hole and plenty of riverbank hangout spots. The farm is walking distance from Paonia. Campers who stay with us with have access to produce from the farm, including eggs, goat milk, and loads of fresh salad greens. Wake up to sound of birds and rivers’ flow.
Because of our diverse livestock, we generally do not allow dogs.
The camp sites are tucked deep within our farm, so we kindly ask that all campers arrive in the daylight in order to get situated. Thank you!

We had a wonderful time camping here! Sam is extremely knowledgeable about the area and helped us find some great spots to check out. Taylor canyon was beautiful & we really enjoyed being so close to the river. The proximity to Gunnison and Crested Butte was also a huge plus! I would certainly recommend staying here!

Weekend Trip to Campfire Ranch on the Taylor
We highly appreciate the beauty that Campfire has to offer- not only the natural beauty of the area but that of the stay as well. From attentively stocked, clean campsites to the unlimited firewood- they paid attention to the details. Sam was a wonderful host, greeting us with recommendations for the area. We highly recommend staying here and appreciate the folks at Campfire for creating such a welcoming place to share.

My boyfriend, cousins, and I stayed on Site 2 and Site 3 of Traci and Chris’s land. The campsites were easy to find and the views were beautiful. The bathrooms were brand new and super clean, and even included wonderful hot water showers. I spent Sunday morning chatting with Chris and met his pets. He was so welcoming and friendly. I would definitely come back and/or recommend to a friend!

The grounds were wonderful, the communal breakfast spot was quaint and charming. Our kids hiked the mountain behind the property every morning. The bedding was a little light for cold nights, but requesting a space heater helped immensely. We had a wonderful stay!

So wonderful! The location/grounds were as described and we had a wonderful time!
The only tips I would share are...
Bring an extra blanket if the nights get chilly! Provided better is such a great service, but always remember layers, even as a just in case.
While there was the cutest communal/kitch area, bring some campfire/boiling water safe mugs. And if you want to heat water for coffee, etc. pack a french press or tea spout.
Will definitely be returning!

George’s property is absolutely beautiful and a short walk to Big B’s. George greeted us and was very accommodating the entire stay. Bathrooms were very clean and the river walk/beach were so peaceful and quiet. Our whole family loved this spot, including our dog. We will definitely be back.

I thoroughly enjoyed my time at Megan & Dan’s RV site. It’s located in an awesome forest — my dog loved being off leash & playing with their dog, Cody. I chose to have an electrical hookup for my Winnebago Ekko and Dan actually hooked it up for me on my arrival. The site was level and easily accessible (even in the snow) to the road that had nearby tracks for Leadville Railroad. Loved the train passing by… also, the downtown has awesome little shops, restaurants with very friendly merchants & locals.
Leadville is a cool town with the majestic mountains & trails nearby.
So much to do… so little time.
Highly recommend a stay here in any season!
