All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Extra guests may be added the week before booking. Just let us know your plans through the app!

Huge, private 2 acre wooded site with small stream, ancient stone walls and dramatic setting overlooking valley. Private solar lit driveway leads to a circular loop parking area that can accommodate up to 6 vehicles. Two 10x12 wood platforms are provided. One can be used for guest or rental tent and the other is setup with covered table and for covered cooking area and food prep area. A 10x20 tent pop up is there when you arrive (shown in photos as a 10x10 — but is now bigger). For additional guest provided or rental tents, we have three other leveled mulched areas (12'x30', 10'x15', and 8x30'). Make sure to check and confirm that all your tents will fit in these parameters as there is no other level ground. Do not hesitate to consult with us directly before booking date to make sure everyone fits! We also provide adirondack chairs, dining table and chairs, 5 gallon water jug and ceramic dispenser, wash-up station and all cooking tools. This site has no electric but has tiki torch bases, firepit and grill. Also includes a toilet tent with disposable single use bags. The site is a 2 minute walk from riverfront beach that is shared by guests at our Airbnb so a perfect place to launch your own boats or tubes in the summer. It is within a 5 minute walk of The Outpost restaurant. Forest Overlook is an excellent location for a group wanting the most privacy, guests with pets, or as a combination with rooms at neighboring farmhouse for guests that prefer indoor living to camping but also want to share in your campfire pit! The farmhouse is across the road so makes a perfect combination. Please note that an outdoor propane heated shower is located at the farmhouse. Ask us how to use!

Small private site with direct river access for up to 8 guests and with no canvas tent. Tents may be rented or guests can bring their own. We recommend two-ten man tents (nothing bigger) and a few tents is OK. Photos show one of our deluxe 10x10 rental tents with high ceiling. Site is located on the river's edge within the flood plain, so all elements are impermanent and portable. Average water level is 2-4 ft. The site closes if water level exceeds 10' and in that event bookings will be fully refunded. This happens a few times a year. That's how close it is to river! Has basic amenities that include 12' table and chairs, adirondacks and firepit, leveled area for 3-4 tents (12'x24'), 5 gallon ceramic water dispenser and wash-up station, toilet tent (single use bags, hand sanitizer, tp, and waste bin). Guests at this location must be respectful of noise keeping any amplified music to a minimum volume particularly at night (after 9pm). This site is an excellent companion booking to either Sunset or Canal as it sits between the two but nestled along the bank of river and out of view of the larger sites. Footpaths connect to other sites for times when they are booked together. Consult with us directly for more info on combined bookings. This option is superb if you have a group that wants individual or family private space but still want to come together over dinner or campfires. Or, it is good as it's own private site where direct waterfront is desired.

This listing reserves the 4 acre waterfront property and is intended for large groups of 100+. Booking includes campsites (Sunset, Sunrise, Lagoon, Canal), 200 seat theater and 12'x24' stage, 25'x50' sports arena, lighting, dedicated 200 amp electric service, beachfront, entry welcome center, directional signage, bonfire pit, and parking and conventional camping on lower mulched towpath and along upper grass road. The price displayed is a base figure including 30 campers. Additional campers are 30./person/night regardless of age. Please consult with us regarding an extensive list of extras and optional configurations. Guests can 'keep it basic' and bring their own equipment or have us provide everything setup on arrival from tents & mattresses to professional sound equipment, projector and huge inflatable screen for movie night, coordinated river trips and many other options. The River's Edge will assist you in staging the perfect event. Gorgeous little cabin on 1800s farmhouse estate. Former home to some spoiled chickens — their loss is your gain. Massive stone walls and enormous windows overlook garden and the Delaware river. Short walk to beach and tubing. The coop is a two story structure with living room and kitchen on lower level divided in half by staircase to second floor. Upper level has huge bedroom with king size bed, tiny bathroom, and a generous open area that can be used as an office (with desk), extra bedroom, or sitting area. Guests can roam free around the building -- or free range to garden, river, or 50 acres of private forest. Ask us for a map ! In winter, building is heated primarily by a propane heater in living room. Thermostat is by front door and can be adjusted if too hot or cold. Electric space heaters are located in kitchen and bathroom for extra warmth and can similarly be set to desired temp. The wood stove is in living room and is especially nice in the coldest weather. To maximize wood efficiency, once wood stove is running hot, close the air intake so it burns wood more slowly. By damping air flow, the stove will run for 5-6 hours. In summer, we have a window installed air conditioner located in bedroom that cools that room perfectly no matter how hot it gets. Opening and closing the glass door to this room shares the ac with rest of building if desired but decreases its effectiveness. Windows should only be opened and closed if the above systems are off as it is a waste of energy.

This was our 4th time staying here and as always, we absolutely loved it! The weather was pretty crappy this time around, but honestly, it didn’t even matter. Don’t ever let the weather stop you from coming here. There’s just something about this spot that we love no matter what. Thomas is an amazing host and always goes above and beyond. He’s one of the reasons we keep coming back. Four trips here and it still hasn’t disappointed us. We love this place and will definitely be back again!

Forest Overlook
This was our second time at the Forest’s Edge, this time at the Forest Overlook. The whole property is lovely and provides great river access and views. The Overlook is not on the river side, but still bathes you in a wonderful forest escape. My group of 10 comfortably fit and enjoyed the setup that the Host provided—a canopy, Adirondack chairs, and dining table as well as utensils. They were also kind with any questions or requests we had and that helped us feel at ease staying on a busy holiday weekend. One thing we did not realize is that the campsite is within sight distance of a family cemetery, but we respected the space and did not mind it. We’re excited to return again sometime!

Fantastic camp spot. Right on the water with exceptional views. The built deck has everything you need to host and camp comfortably. The glamp tent has a perfect view to wake up to in the morning. The owner is very thoughtful and prepares everything you’ll need for you and your guests to have a great stay. Make sure to communicate what you need with the owner proper as there is no service at the location.

We had the best trip, it was so peaceful and private, with so many beautiful hang out spots to lounge: from decking to riverside to fire pit, it’s the perfect balance of feeling out in nature and camping but also a few glamping luxuries for comfort with the bed and kitchen set up. It was so relaxing. The river is absolutely stunning and fresh. Can’t wait to come back in different seasons, and hall was so hospitable and helpful. Couldn’t have asked for a better trip.

We absolutely loved our stay at this campground! Having the river right there made it such a special getaway—the kids had the best time exploring, playing, and enjoying the outdoors, while the adults got to slow down and actually relax. And honestly, having no cell service was one of the best parts. 😂 It was the kind of therapy we didn’t know we needed—no notifications, no distractions, just family, nature, good conversations, and quality time together. It was such a refreshing reset for all of us. The kids had a blast, the adults got to unplug, and we left feeling recharged and grateful for the simple things. We’ll definitely be back! 🌿🏕️🌊

The lagoon was such a special place to spend the weekend. Thomas even went above and beyond with a sweet birthday sign when he learned it was my birthday. The extras available made for a lovely and comfortable weekend while enjoying nature with a group of 8 adults, 1 child, and 2 infants! . Absolutely beautiful spot! Recommend.

Truly amazing as usual. Great host. Just a beautiful spot to camp. Float the river everyday if you can. We saw the most amazing wildlife and caught a ton of fish. Use those Ned rigs, they work! I just can’t say enough good about this place. Other than see you next year.

The Lagoon
A beautiful space to spend with a group of friends. The river view is gorgeous, the camping area is spacious and comfortable, the camp ground is easy to find, and the amenities are all functional. Great hikes in the area as well, plus the pre set up EZ up and canvas tent ensures you have coverage if it does end up raining.
