I bought my land in 1999. Back then I was the only one living on Austin rd past the end of the county road. Austin rd was still a gravel road then and so was Hanging Rock rd. Learn more about this land: Pitch a tent, bring your RV or something in between. Hunting fishing hiking relaxing in the trees. You can stay here and explore the Columbia river gorge, Mt Adams or Mt Hood, or head to the Yakima valley. Lots of deer and turkeys and other forest animals. Walli sturgeon and salmon are just some of the fish you can catch in the Columbia river or the Klickitat river. Pick huckleberries on the side of Mt Adams. Listen to the wind blowing in the tree tops as you rest and nap in the sun or shade. Territorial views and just 6 miles to town-close enough for beer and ice cream in the middle of the night( Sentry market open till 10pm). Maryhill museum is about 25 miles away. Biggs junction and I84 are just 20 miles and highway 97 is only 4 miles away, Toppenish wa is only 55 miles up north highway 97. Room for turning around big rv’s. Bring your grill and lawn chairs, mountain bikes or recumbents, Fence panels available for a temp dog kennel-limited availability. , No porta potties on site at this time. The guest bathroom accessed through the back door of the mobile home is available for use you will need to bring your own towels, soap ect. Right now there is wifi available at the mobile home by starlink. we hope to be able to extend it to the green pole barn building in the near future. Garbage can be dropped off down by the mobile home in closed garbage bags. At this time you will need to bring your own firewood and grills. Hope to have fire wood for purchase next year as well as fire pits/grills on site. Some rolling terrain, lots of flat spots for camp. The road in is a little rough but my Audi TT doesn't have trouble except when the snow melts and turns into slush. Lots of privacy because the county road does not run past my place and each camp site is aprox 1.5 acres each so you have room for social distancing and privacy or you can find a spot that looks good to you and make your own camp. Located 1/2 mile off of the paved county road. only 3 neighbors within half a mile( the trees are thick enough you probably won't see them ever). Burn ban in effect June 1st till October 1st.

The rural roads here are seldom traveled, mostly by farm and orchard tractors and vehicles, farmer's pickups and bicycles. Houses are widely spread, few are closer than a half block. There are many empty fields and parking can happen almost anywhere. There are several places to park next to the cabin, even for larger RV's. There is no public transportation out here. Ordinary road map directions for getting here are very simple and straightforward. When you arrive at the property, just pull into the curving drive. You will see the cabin by itself to the left. Just park in front. Tieton is a rare place. The once dying town was re-discovered in the first decade of the new century by a couple friends on a mountain biking exploration. They got a vicious Goat's Head thorn in a tire and had to stop. They looked around at empty warehouses and closed stores and asked about it. The many small orchardists had been selling off their orchards to larger orchards and retiring. They saw opportunities in the empty buildings and had a vision. Artists, writers, poets, thinkers from all over the northwest have been visiting and moving here over the last 14 years, making this a unique town, with two hispanic restaurants, a gourmet restaurant, two convenience stores and a bakery. The town is thriving from grants for the local central park and from the activities now of two art galleries and many seasonal events. Check out Mighty Tieton .com. Mt. I have been coming to Packwood every summer since the 90's and as it was well before Hipcamp, would camp in campgrounds or stay in local motels. I finally decided buying a piece of property would make sense. I had driven by this property several times over the years, but didn't set foot on it until after I had purchased it. I only removed older dead/dying trees , then planted new trees and bushes in hopes of keeping the property in a more natural state. The trail through the property on the river side was made by Elk passing through, which is why that area remains un-fenced. The property is located in a High Valley Country Club neighborhood and only a few miles from the town of Packwood. Learn more about this land: Bring your trailer, camper or motor home (and a tent if you like) then relax and enjoy a park like setting with hookups - water, power (50, 30 and 20 amp service) and Wi-Fi. NO TENT CAMPING ONLY. There is NOT a bathroom on the property. Tents must be in conjunction with an RV that has a indoor toilet/shower (no outdoor showering). Wi-Fi on the property makes staying connected easy. There is fire pit (washer drum) and free chopped wood for campfires. There is a park style charcoal BBQ grill for guest use (guests will need to supply their own charcoal). Located in a High Valley Country Club (HVCC) neighborhood, the property is one lot from Cowlitz river access. Swimming (Memorial Day through Labor Day) and golf are close by at the HVCC, which is about 1.5 miles away from the property. The property is close to Packwood (3.5 mi) where you will find groceries, restaurants, pizza, and The Goat (Mountain Goat Coffee Company). There are also two micro breweries, Packwood Brewing Co. and Longmire Springs and food trucks near both. Packwood (Skate Creek) State Park in only 2 miles from the property. Cross country skiing, snow shoeing, ample parking for snow mobile trailers! OR bring your favorite book and come enjoy a peaceful restful weekend! Springtime is a gorgeous time of year up here and turkey season is a favorite! Ample room for boats/trailers if you are considering hitting Drano lake for some springer salmon fishing! It is apx 30 minutes away. In the summertime come up and enjoy the hiking! Sleeping Beauty trail is just a few minutes away and you are within 30 minutes or Hood River if you are looking to explore and check out wineries. There are cheese caves, ice caves, Goose Lake, Council Lake and so much more! Fall is one of my favorite seasons! Hood River fishery has been amazing and the fall colors can't be beat! There is a fire pit and campfires are welcome when there is not a burn ban. Trout Lake Inn is a local favorite up here and check their Facebook to see what live entertainment they have coming up. Pets are welcome - please make sure they are well behaved and are kept close to the cabin. I do have my own friendly dogs (Ruby and Muskett) on the property, but they do not have access to the cabin area. Come enjoy the mountain air - it is good for the soul! **No parties - limit of 2 adult guests and up to 2 children. No illegal drugs. No smoking or vaping inside cabin or the bathroom/hospitality room.

The property is located at the dead end of a road with a large, paved cul de sac for easy turning . You'll be centrally located to the best of what the Pacific Northwest has to offer: Mt. Rainier National Park (12 miles to the Stevens Canyon entrance and 28 miles to the Nisqually entrance in the summer....longer in the winter), White Pass (including the ski resort and the Pacific Crest Trail), the Gifford Pinchot National Forest, the Okanogan-Wenatchee National Forest, the Cowlitz River, Packwood Lake, and endless hiking trails. Looking for more? You're also not far from Mt. St. Helens and Mt. Adams. While you feel like you've stepped away from it all, you're still just a few miles away from the amenities of Packwood, including shopping, restaurants, gas, etc. Fall asleep to the soft sounds of nearby Butter Creek, and wake up to fresh forest air. Spend your days exploring what makes the Pacific Northwest so amazing, and relax at night gathering around the large fire pit or enjoying time together under the covered picnic shelter. A second RV is allowed for an additional fee (contact owner), though electrical service is only available for one RV (septic and water available for two). One tent is allowed provided it is accompanied by a fully contained RV with a bathroom. The maximum occupancy is 6 persons regardless of the number of RV's or if a tent is used. Some guess have reported that using slide outs leaves little to no room to walk past the slide outs without having to walk off the driveway; if your vehicle has slide outs this may not be an ideal location for your vacation. (note: there is a small residence on the property, which will be vacant during your stay; you are free to use the covered porch area and the porch swing).

Learn more about this land: The property makes a great base camp for exploring the area. Our site is designed for one party but will accommodate an additional 2 RV’s. This is the perfect spot for family and friends to get together. This property has three 30 amp 120 volt receptacles one for each RV/pay per hookup/per night. As there are NO bathroom facilities on the property, tents MUST be in conjunction with an RV that has an indoor toilet/shower (no outdoor showering). NO TENT ONLY camping. Located in High Valley Country Club (HVCC) neighborhood, Golf at the HVCC, which is about 500ft away from the property, Guest Fees are $40.00 including Holidays or Swim-Guest Fees are $10.00 and Holidays are double. Let me know if you want to be registered as guests to use these facilities. The property is close to Packwood (4.5 mi) where you will find groceries, restaurants, pizza, The Goat (Mountain Goat Coffee Company) and two breweries. There are several hiking choices. There are hiking trails and public access to the Cowlitz River. Visit skatecreekpark.org for more information. Goat Rocks Wilderness and Mt. Rainier trails are a short drive away. During the winter months, White Pass ski area and snowmobile parks, Sno-Park Skate Creek and Sno-Park Orr Creek are in the area.

August & September all amenities are offered. Wood is not included but is for sale. There is a sledding/tubing hill perfect for the kids. Our property also has large areas to explore including snowshoe trails.Accommodations range from camp sites, to cabins - along with RV sites. All of our listings allow pets, campfires (when burn bans are not in place), and have toilets. Guests love staying here: "This was a great stay. So much for the kids to do and explore- fishing pond, canoes, jungle gym, life size chess, trails, teepee. Kevin was overly accommodating and available for any needs/ questions. Our trailer even got a flat tire the day we tried to leave and him and his friend helped us change the tire before leaving that day. We will stay here again!"
