The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants!
In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future.

Queen-sized bed in the back and the couch bed folds to a size slightly smaller than a full mattress, with bedding included. The bus will sleep 3 comfortably, 4 if you really like each other!

Gas stove top. All kitchen utensils included. Kitchen sink with hot water and a 7 gallon jug underneath the sink that you will need to empty if full.

Composting toilet- for urinating only.
*Main House Full Bathroom
Full bathroom, shower, and laundry. If you are not comfortable with a 150ft walk to use the bathroom facilities, this may not be the ideal booking for you.

Has 2 USB outlets and a standard wall outlet. Try to charge your electronics during the day due to the solar panels, and do not use the wall outlet at night. Wifi is available.

A/C unit for summer. Diesel heater and wood stove for winter.

Large charcoal grill (charcoal not provided). There is plenty of firewood to collect in the woods. Look for the gnomes and follow the trail from the campsite to the creek. Feel free to check out and feed our chickens!

All pets are welcome! We do have a dog who is not able to access the camp area. Keep your dog on a leash unless able to come when called.

You will need to drive on a dirt road and over small roots to access the school bus. Cars are able to access the bus without difficulty. Parking at the front of the bus.

I live on the land where there is 3 acers and some woods to burn fire also a nice big swimming pool and goats and chickens to pet and feed.
A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. Ac for the summer and a heater for the cooler days. I am still adding on and bringing new things to the cottage. I will have complimentary drinks and snacks on your arrival.
Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville.

Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see. Along the woods are blackberries in the months of June and July your more than welcome to pick.
There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

We absolutely loved our stay at this Hipcamp spot last week! It was the perfect retreat—so cute and cozy, and truly had all the amenities a weary traveler could possibly need.
I was especially impressed by how conscientious and thoughtful the host was throughout our stay. For instance, the space was efficiently designed with plenty of hooks for hanging items, which is essential in a small space. We were also very grateful that she provided snacks and small bites to eat after our long drive, and she was incredibly communicative and fast at responding to any questions we had.
As a pet owner, I was also appreciative that the space was pet-friendly, allowing my dog, Biscuit, to join us on the trip. I sincerely hope to stay again sometime soon, perhaps when the weather is a bit nicer! Highly recommend this wonderful spot.

This was such a cool skoolie! I surprised my son with an "adventure" on our way home from FL. This was a hit! Cozy. Nice land. I saw a family of 11 deer! And my little dog loved the nature walk. Nice warm bathroom at the house. Private, clean and warm.
I think we loved the little wood-burning stove the best! My son (22) slept in the bedroom which was like a quiet cocoon. I slept on the pullout couch which was way bigger than I expected and mostly comfortable. Everything was easy to use, especially with the handy "welcome" booklet. I would definitely stay again.

We stayed at this cabin at Holly Forest for a few nights over thanksgiving. The cabin held our little family (2 adults 2 young kids) well on the loft bed and the pull-out couch. The grounds are beautiful and we had a ton of fun at the basketball court and the field next to it. We cooked food in the provided toaster oven/air fryer but could have easily used the common area equipment too (grill, griddle pan, pizza oven). Hosts were responsive to our needs. Bathrooms were clean and close to our cabin. We would come back!

It was quite cold at night but we were given a space heater and the mattress had heating pads on both sides of the bed. The common areas had large space heaters and the showers gave us super nice hot water. It was so very cozy. We enjoyed fishing on their pond. The bathroom was so close to the lodge, we really didn’t need the golf cart they gave us, but it was fun to have anyways. They had huge jackery batteries that they made sure were full daily. This was genuinely a glamping experience. I loved it because we still definitely felt like we were “camping” just with high end amenities. We envisioned the entire space would be so perfect for any kind of weekend event just with all the different facilities within the sight.
We stayed with our pups and they loved seeing the cows in the morning!! First time we took them camping and they did so great. We had a great stay :)

Beautiful acreage with new and very clean cabins, glamping and amenities.
Showers and bathrooms were clean and very nicely designed. Outdoor gathering area had tables, chairs, coffee, tea, water, a small fridge, string lights at night, and even a record player with a bunch of albums to choose from! Hosts offered fresh eggs, fresh pizza dough, or frozen pizzas, firewood, bug spray, lighter fluid. There is a gas grill, pizza oven and griddle all in the cooking area adjoining the gathering area. Property is private, quiet, and the glamping tent we stayed in was perfect! Bed was comfortable, even had a heated mattress cover if it got chilly. Towels were provided and all bed linens (quality was top notch)! It was a lovely experience. We hope to return!

Beautiful oasis with all the accommodations you can imagine. Great units, heated blankets, hot showers, battery packs for power, griddles, grills, pizza ovens, record player, coffee, literally everything.

Kerwin and his family saved my son's 16th birthday celebration. We made a reservation for tent style accommodations for the evening but when we arrived, it was FAR from what was advertised. We had to scramble to find somewhere else and Kerwin responded immediately to my almost 8pm request to book and answered his phone when I panic called. (This was literally 10 minutes after I requested to book, and he said he was right in the middle.of texting me back. The RELIEF I felt in that moment is indescribable) Kerwin and family are the sweetest and I cannot explain how grateful I am for their hospitality. The home was immaculate when we arrived and waking up to a field of cows and 2 of the cutest donkeys ive ever seen was amazing. The property, the people, the vibe, the atmosphere- its all perfect! Unfortunately we had to leave before we could meet Kerwin or his other farm animal family members in person,but we will absolutely be back! Maybe even to get married at their stunning wedding venue!!!! 100% perfect. Book it, youll regret it if you dont!

The Lodge was fantastic. Rustic but comfortable. It was nestled in the woods and close to everything. The property is beautiful. There are plenty of views and things to do. The hosts have thought if everything. Battery packs provide power for phones, fans, etc. A filled ice chest was provided for us upon arrival. Complimentary water, coffee, and tea. A large area for parties, a charcoal grill (In a steer sculpture, lol), small gas grill, and a pizza oven! Outdoor games, basketball, horseshoe pits, cornhole... They even have bamboo fishing poles for the pond!

Weekend Trip to 2nd40 to 420 - The Farm
First off the vibe when you arrive is amazing. You are greeted by a hug from Amy as soon as you arrive. It was like you had been on vacation and had made it home. You felt welcome and appreciated. You didn't meet a stranger everyone was hanging out swapping stories and it was amazing to meet so many different people. The food, trails, view etc was a fresh breath of air. Something that was needed but you received way more than you thought you needed. I left relaxed calm mellowed and renewed. Only bad complaint I can say was it was so hard and so sad to leave the farm and Amy and her crew. Felt like leaving family. I will definitely be back soon and bringing others that could get alot out of this place! Great job to Amy, her husband, her dad, her dogs, and the crew behind the scenes yall rock!! 👏 Peace and love it was amazing coexisiting with you guys!

Amazing! My daughter and I had SUCH a fun, relaxing experience! The property has lots to do, is beautiful, cabins are awesome and clean, and we felt safe! We particularly enjoyed the pickleball court:) Decorations/decor are so well done- lots of thought and care have gone into this place. We have already recommended to friends and will definitely return!
