The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed. You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well. We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest. Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. The property includes a 150+ year old stone farm house, large historic barn on the barn quilt tour in Carroll County, renovated camping cabin for those not into rough camping, fields, streams , woods for hiking, plenty of wild life and lots of quiet. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

Evensong Farm is a preserved historic farm adjacent to the Antietam National Battlefield. We have set up two, almost identical, sites on a 60 acre parcel of our farm which is very private for our campers, but allows access to the lovely Antietam Creek. The sites themselves are about 500 feet apart so, while they maintain privacy when booked by different parties, can also be booked together for group stays. We have been hosting campers at our "glampsites" since 2021. Each off-grid site has a 12x16 platform with a 10x12 canvas side wall tent, a firepit and chairs, a cooking area with a grill and sink for washing up, a picnic table and benches, and a private bathroom with a composting toilet and solar shower bag. The main tent is set up for 2 people, although 4 is possible. The sites can handle a max of 12 people, with the use of additional tents (BYO or you can set up some of ours). We provide an electronic camp guide to all of our campers that include our recommendations for things to do in the area, as well as camping tips and other handy info. Inside the tent you will find a queen size bed, side tables, and a cafe table and chair set. We have put down foam flooring and a carpet for your comfort and provide numerous battery powered lights, lanterns and fans. In cold months we can add a propane heater to keep the chill away. We also have some games, maps of the area, decks of cards, and a fire extinguisher. Stepping outside the tent you'll find our long rainfly creates a covered porch where you can relax on our provided chairs. There are additional chairs around the firepit and each firepit has a cooking grate so you can cook over your campfire. We provide one bundle of firewood (including kindling) per night with your reservation. We do sell additional firewood, if needed. In our kitchen area you will find a picnic table and chairs, 5 gallons of drinking water, a clean up table that includes a foot operated pump sink with an additional 5 gallons of washing water, a grill (one site has propane and the other has charcoal), trash and recycling bins, grill tools, lighters, plus dish and hand soaps. Our farm is a mile and a half from the town of Sharpsburg, MD, home of the Antietam National Battlefield (and Nutter's Ice Cream Shop). You will find the Appalachian Trail to our east and the C&O Canal to our west (10 minute drive to either).

The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. For amazing dining opportunities and small city life - Frederick, MD, Boonsboro, MD, Brunswick, MD, Shepherdstown, WV and Charles Town, WV are about a 30 min drive. We are also close to several state parks in the tri state area (MD, VA, WV). We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road. We are also close to several state parks. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Evensong Farm is a preserved historic farm adjacent to the Antietam National Battlefield. We have set up two, almost identical, sites on a 60 acre parcel of our farm which is very private for our campers, but allows access to the lovely Antietam Creek. The sites themselves are about 500 feet apart so, while they maintain privacy when booked by different parties, can also be booked together for group stays. We have been hosting campers at our "glampsites" since 2021. Each off-grid site has a 12x16 platform with a 10x12 canvas side wall tent, a firepit and chairs, a cooking area with a grill and sink for washing up, a picnic table and benches, and a private bathroom with a composting toilet and solar shower bag. The main tent is set up for 2 people, although 4 is possible. The sites can handle a max of 12 people, with the use of additional tents (BYO or you can set up some of ours). We provide an electronic camp guide to all of our campers that include our recommendations for things to do in the area, as well as camping tips and other handy info. Inside the tent you will find a queen size bed, side tables, and a cafe table and chair set. We have put down foam flooring and a carpet for your comfort and provide numerous battery powered lights, lanterns and fans. In cold months we can add a propane heater to keep the chill away. We also have some games, maps of the area, decks of cards, and a fire extinguisher. Stepping outside the tent you'll find our long rainfly creates a covered porch where you can relax on our provided chairs. There are additional chairs around the firepit and each firepit has a cooking grate so you can cook over your campfire. We provide one bundle of firewood (including kindling) per night with your reservation. We do sell additional firewood, if needed. In our kitchen area you will find a picnic table and chairs, 5 gallons of drinking water, a clean up table that includes a foot operated pump sink with an additional 5 gallons of washing water, a grill (one site has propane and the other has charcoal), trash and recycling bins, grill tools, lighters, plus dish and hand soaps. Our farm is a mile and a half from the town of Sharpsburg, MD, home of the Antietam National Battlefield (and Nutter's Ice Cream Shop). You will find the Appalachian Trail to our east and the C&O Canal to our west (10 minute drive to either).

Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. We had an absolutely wonderful stay at this cabin! I communicated with Peggy through the HipCamp app, and she was very responsive and helpful. When we arrived, Tony met us at the parking area, showed us to the cabin, and took the time to explain how everything worked. He was incredibly kind, accommodating, and genuinely wanted to make sure we had a great experience. The cabin itself was spotless, rustic, and very cozy — exactly what we were hoping for. It has just the right amount of amenities: a small fridge, microwave, toaster oven, running water, and just enough hot water for a quick shower. The outdoor shower was one of our favorite parts — it felt peaceful and refreshing every time we used it. Before our trip, we asked if there was a way to cook outside, and Tony went above and beyond. He actually built a wonderful fire pit setup designed for cooking, which we used every day. It was such a fun and memorable part of our stay, and Tony even provided all the firewood we could possibly need. The property is beautiful, well maintained, and surrounded by about one to two miles of lovely hiking trails. It was quiet, private, and felt like our own little hideaway in nature. Tony gave us plenty of space while still being available if we needed anything. We couldn’t have asked for a better experience — highly recommend this spot for anyone looking for a cozy, peaceful escape!

Had a fantastic time! Amazing value for the money. Clean, quiet, and comfortable. Loved having a kitchen, shower, private bathroom, fire pit, outdoor propane grill, plenty of outdoor seating and a nice bed in a heated RV all for less than some local campgrounds charge for an empty cabin with no amenities. Steve is a great host as well. Checked in via messages to see if we needed anything, made sure we were comfortable despite the weather getting near freezing at night, then left us to ourselves to enjoy our weekend. It was the perfect retreat away from the city. Crisp Fall nights, starry skies and a crackling campfire. It doesn’t get any better than that!

Absolutely perfect stay, and the hosts were so considerate! A space heater was on when I arrived, and the fire pit area was thoughtfully set up with all the supplies you need like split wood, kindling, and paper. So much more was provided, and we really appreciated it. My only tip - if you’re quite tall…maybe 5’10 or 5’11+, the sleeping areas might be cramped. But it was perfect for me at 5’4-5’5. The twin beds are a bit longer. Stella and Sinatra are the sweetest farm dogs too.

Loved this place! We got in late, but Maria was very responsive, and the directions were super easy. Wish we could’ve stayed longer because the site and accommodations were amazing! She had plenty of supplies (lights, chargers, firewood, water, etc) and the romance package was so cute ❤️ The tent is not bug proof, so some bugs (spiders and moths mainly) got in, but once the lights were out, they didn’t both us at all! Hope to return for a longer stay!

In a nutshell, we loved the Yabin! The property is very laid-back and accessible. The cozy outside area with a fire pit and seating area is right outside the door of the Yabin. It is much bigger and more sturdy than we imagined. So much space with many nice touches. The woodstove kept everything nice and cozy overnight. The beds were so comfortable! Andrea could not be more accommodating and she is very communicative. If you decide to book, before you pack for your trip, make sure you check with Andrea. She really has thought of just about everything you will need. I can’t wait to go back!

We loved our stay at Gracie’s Place. It’s a rustic and romantic cabin tucked in the woods, perfect for a quiet weekend escape. The host was incredibly thoughtful—he had everything we needed ready for us, including paper towels, water, firewood, and even a wine bottle opener. The cabin itself was cozy and charming. The bed was very comfy and the personal balcony gave us a sense of tranquility, surrounded by nature. It felt peaceful and remote while still being close enough to town and stores for quick trips. The only drawback is there’s a house nearby with a partial view into the curtainless window which took away a bit of our privacy. Still, the atmosphere was romantic and relaxing overall and we’d absolutely recommend this stay.

About Tyme Farm is a 26 plus acre privately owned farm used for crops such as corn, soy beans and sunflowers. The property includes a 150+ year old stone farm house, large historic barn on the barn quilt tour in Carroll County, renovated camping cabin for those not into rough camping, fields, streams , woods for hiking, plenty of wild life and lots of quiet. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

Evensong Farm is a preserved historic farm adjacent to the Antietam National Battlefield. We have set up two, almost identical, sites on a 60 acre parcel of our farm which is very private for our campers, but allows access to the lovely Antietam Creek. The sites themselves are about 500 feet apart so, while they maintain privacy when booked by different parties, can also be booked together for group stays. We have been hosting campers at our "glampsites" since 2021. Each off-grid site has a 12x16 platform with a 10x12 canvas side wall tent, a firepit and chairs, a cooking area with a grill and sink for washing up, a picnic table and benches, and a private bathroom with a composting toilet and solar shower bag. The main tent is set up for 2 people, although 4 is possible. The sites can handle a max of 12 people, with the use of additional tents (BYO or you can set up some of ours). We provide an electronic camp guide to all of our campers that include our recommendations for things to do in the area, as well as camping tips and other handy info. Inside the tent you will find a queen size bed, side tables, and a cafe table and chair set. We have put down foam flooring and a carpet for your comfort and provide numerous battery powered lights, lanterns and fans. In cold months we can add a propane heater to keep the chill away. We also have some games, maps of the area, decks of cards, and a fire extinguisher. Stepping outside the tent you'll find our long rainfly creates a covered porch where you can relax on our provided chairs. There are additional chairs around the firepit and each firepit has a cooking grate so you can cook over your campfire. We provide one bundle of firewood (including kindling) per night with your reservation. We do sell additional firewood, if needed. In our kitchen area you will find a picnic table and chairs, 5 gallons of drinking water, a clean up table that includes a foot operated pump sink with an additional 5 gallons of washing water, a grill (one site has propane and the other has charcoal), trash and recycling bins, grill tools, lighters, plus dish and hand soaps. Our farm is a mile and a half from the town of Sharpsburg, MD, home of the Antietam National Battlefield (and Nutter's Ice Cream Shop). You will find the Appalachian Trail to our east and the C&O Canal to our west (10 minute drive to either).

Fern Yabin (a hard sided yurt) is nestled in a forest on a ridge (Elk Ridge) directly across from the Maryland Appalachian Trail. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. For amazing dining opportunities and small city life - Frederick, MD, Boonsboro, MD, Brunswick, MD, Shepherdstown, WV and Charles Town, WV are about a 30 min drive. We are also close to several state parks in the tri state area (MD, VA, WV).
