This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others. Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience. In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house! We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you! Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. We have a level site to enjoy. Our farm is bordered on 3 sides by water. The campsite is located on Peters Mill Creek. The back of our property is bordered by passage creek. It offers peaceful and private fishing for trout, bass, suckers and several varieties of pan fish. Cool off in the summer with a dip in the cool clean waters or relax and read a book with the sounds of nature. You can enjoy the cows, horses and goats who love the attention! However we ask you let us know before trying to pet or interact with the animals because we do have a Livestock Guardian Dog inside the fence with them and she is very protective of her herd. In the spring and summer we offer for sale fresh eggs and organic produce to our guest. Our property is located in the heart of Fort Valley. We have miles of hiking trails all around. There are 2 horse back riding camps in the area to offer a beautiful view of our area on horseback. The activities are endless. Several excellent wineries are within a short diving distance. There is a fire ring at each site and we provide a free bundle of wood to each guest with more bundles available for $4 each. A porta potty is also located on the property for our guest. Please read the rules and recomendations posted at the site when you arrive. There is no lifeguard on duty, so you swim at your own risk. Although the creek is pretty shallow most of the time, we ask that if you have children, they are supervised at all times, especially around the water. We think you will love our little piece of heaven and we look forward to your visit!

Only 15 minutes from the Swift Run Gap Entrance to the Shenandoah National Park our farm has a mountain feel. Our 17 acre farm was originally part of a larger family farm and moonshine stills were once in operation on the property, now we grow veggies and berries. The Mayapples are prolific in spring and the fall colors are terrific. The campsites are in the woods and around the field a distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. Many local wineries to discover and many historical sites including Montpelier and Monticello and Charlottesville and UVA New as 2023** the barn referred to in early reviews is now a music studio and no longer for use by campers. This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others. Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience. In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house! We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you! We have a level site to enjoy. Our farm is bordered on 3 sides by water. The campsite is located on Peters Mill Creek. The back of our property is bordered by passage creek. It offers peaceful and private fishing for trout, bass, suckers and several varieties of pan fish. Cool off in the summer with a dip in the cool clean waters or relax and read a book with the sounds of nature. You can enjoy the cows, horses and goats who love the attention! However we ask you let us know before trying to pet or interact with the animals because we do have a Livestock Guardian Dog inside the fence with them and she is very protective of her herd. In the spring and summer we offer for sale fresh eggs and organic produce to our guest. Our property is located in the heart of Fort Valley. We have miles of hiking trails all around. There are 2 horse back riding camps in the area to offer a beautiful view of our area on horseback. The activities are endless. Several excellent wineries are within a short diving distance. There is a fire ring at each site and we provide a free bundle of wood to each guest with more bundles available for $4 each. A porta potty is also located on the property for our guest. Please read the rules and recomendations posted at the site when you arrive. There is no lifeguard on duty, so you swim at your own risk. Although the creek is pretty shallow most of the time, we ask that if you have children, they are supervised at all times, especially around the water. We think you will love our little piece of heaven and we look forward to your visit!

Our 17 acre farm was originally part of a larger family farm and moonshine stills were once in operation on the property, now we grow veggies and berries. The Mayapples are prolific in spring and the fall colors are terrific. The campsites are in the woods and around the field a distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. The Renovated Barn at Seneca Rocks is an actual barn, located on a little farm, complete with farm animals! Goats, chickens, peacocks, ducks, and a pig live at the other side of the barn. The Barn is located on a one acre lot, shared with the host's home. I give guests privacy while they are here, but I do come out to the barnyard twice a day to feed and tend the animals. The property is very close to many outdoor recreation areas such as Seneca Rocks, Spruce Knob, Dolly Sods, and Canaan Valley where visitors can rock climb, hike, zipline, ski, etc, etc! *Adults aged 18 and older only, sorry no exceptions. My friend and I brought our pups up here for a night and can’t recommend it enough. The site is private, close to a few wineries/breweries, and has great views. Be sure to follow the 4WD guidance - we didn’t have to use it but I can see how rain a day or two before could make for an interesting drive up. The leaves this time of year also made it a bit slick. Overall, the campsite was exactly what we were hoping for and we’ll be back if camping in the area again!

The site was spacious and private. The prepaid firewood was waiting for us next to our fire pit when we arrived. Carol was delightful and gave us a tour of the grounds, then gave us our space. The outdoor shower was an adventure as it was about 40° outside (but the hot water was nice!) It was a bit of a hike to the toilet, but worth it for the privacy surrounded by trees

The farm is easily accessible and close to everything. Arrival instructions are impeccable, as is on-site signage. Host communication was prompt. Site #4 was beautiful with south and west views over the horse pastures. It is fairly close to site #5 which was occupied while we were there (5th wheel with a generator and a couple of dogs). The folks at site #5 were super nice and respectful, though we would have preferred to be further away. We were able to arrange our set-up to maximize seclusion. That aside, #4 was still fantastic, and we'd visit again!

A friend of mine and I stayed at Forest site. To me it was the second time to camp at Forest site. We had a very relaxing beautiful autumn night with a nice camping fire. Gail was a great host as always —- kind, considerate and generous. Gail let my friend use her sauna house in the morning even when she was quite busy. My friend enjoyed taking the sauna. The forest was beautiful in the sun light reflected by the fall foliage. It was even nicer to be able to see a few horses among the trees at a distance, eating hay quietly. The well maintained forest condition suggests that Gail has been a very diligent worker.
