Perfect spot to spend the night in our van. Great location close to Frederick, but very peaceful. Hosts had great communication. Got a great night's sleep and were able to enjoy some of the local trails the next day.

We absolutely loved this property! Beautiful views, very quiet, CLEAN and peaceful there is a gorgeous lake a short walk from camp site 1. Juan has beautiful horses on his property and they are so peaceful to watch. Water and electric hook up worked great, and our class A fit great and site was level. This location is about 1 mile off the main road we easily navigated down the dirt compacted/gravel road no issues. Again extremely quiet, just nature. Just 14 minutes to downtown Culpeper, charming downtown area, lots of shops, and diners. Walmart, Target, Martins, Lidl, and Lowes are just a few more minutes down the road. Can not recommend this camp enough, you will not be disappointed!

The barn apartment sits tucked into the woods overlooking the main garden and farm store area.

The Butterfly campsite is just beautiful. Great mountain views and plenty of seating to enjoy them. Jennifer was a helpful host who made it a comfortable and easy stay - the tipi tent with air mattress made this feel extra special!

1 acre campsite has a bathhouse with flushing toilet, mini outdoor kitchen, solar outdoor shower, tent pad, table for 8, firepit with grill and horseshoe pit.

I stayed at Conus SKY Farm (now known as Camp Comus) multiple times in my RV. I love the farm animals, the Camp Hosts, the solitude, and the feel of the forest. 20, 30, and 50 amp electric, bathroom, and central water source is available. I will definitely be back next year.

Our 1850 log cabin will eventually be restored for guest accommodations.

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

We had an incredible stay during our family trip. We originally booked for two nights but ended up extending another day because we didn’t want to leave. We came as a family of four with two little kids, and this place exceeded all our expectations. The property is beautiful with incredible views and great amenities, you really don’t need to leave. Our kids especially loved the arcade, the pumpkin carving, and the zip line. The tiny home was spotless, well kept, and the welcome basket with snacks, wine, and s’mores kit was such a nice touch. We had the pleasure of the owners who were warm and hospitable. Their recommendation to visit the Farmers Daughter shop was spot-on, the burgers, sausages, and steak were fantastic. Quiet, relaxing, and perfect for families or couples. We’re already planning our next trip. Highly recommend, 5 stars!

This was my very first Hip Camp, and my first time camping alone! Butterfly Camp was perfect. I felt very safe and I had everything I needed and more! I met Jen at the Farm Store and she was kind enough to take the time to share some info on the farm and Shenandoah. There are very easy trails throughout the land to explore if you want to stay around camp. And of course you’ve got primo access to Shenandoah trails! I’ll definitely recommend this spot to friends. The view and location was everything we were looking for when visiting luray caverns. We actually did a cold plunge in the river. It was awesome. We booked another night just because we wanted to enjoy the scenery and tranquility. The hosts were responsive. The only thing I will say is me and my girlfriend were unable to take a decent shower in the shower rooms because after a minute or so of the water running. It began to smell like sewage. So after the first night we didn’t shower or brush our teeth or anything inside the bathrooms/showers. It was a really horrible putrid smell anytime we tried to shower.
